I went there with 7 other guests so we had the run of the place to ourselves. Pics look good on the Internet, however stay away. Peeling paint, mold, prior guests clothing still in closet, I had an old broken AC stored in my closet. Owner does not live onsite so very little communication such as a simple sheet listing Internet password, emergence number, after-hours door entry code, etc. Breakfast is minimal - one scrambled egg, small portion of potatoes, one tiny frozen link sausage. No fruit, no nothing else. No ice available. (how hard is it to get a countertop ice maker?) It appears owner only interested in revenue without giving guests value.

I loved staying at Edgewood Manor. It is absolutely beautiful and comfortable. The food was excellent and Andy was very accommodating. There is beautiful Roger Williams park and Pawtuxet Village very close by. My husband and I would highly recommend!!!

Room tip: There is ample parking off of Bartlett Ave.

I have to say that the house was absolutely beautiful. The furnishings were incredible. Breakfast was good.
When we arrived on a Thursday afternoon It was about 95゚ out. We went to the front door rang the bell but there was no answer. We went around to the back door knocked on the door again no answer. So we sat out front for a little bit then walked around the house again and finally the Housekeeper open the door. She asked us if we were expected? Well we said we do have a reservation At which time she made a phone call and was told by the owner that she could give us a key and show us our room. We were up on the 3rd floor and It was so hot that it took hours to cool the room down . It would have been nice if someone had put the air conditioning on earlier in the day. Remember it was a 95゚ that day. We hung out waiting for the innkeeper as we had some questions about the area and maybe some input on some good restaurants. We never saw him Until breakfast the next morning. Not only did we not see him but we did not see a single soul. So here we were alone in this giant beautiful home feeling like we were in an episode of a scary movie. We did come to find out that another couple did check in around 10 o'clock that night. Once Friday night came and there were other guests around the atmosphere was a little more welcoming. The question of would we go back again? If we did it would have to be on a weekend. I'm not going to say we had a bad time we did have a good time . It just didn't have the warmth of other b&b's that we have visited.
I do have to say the place was beautiful and very clean which makes it inviting. Try it!

This is a wonderful place full of antiques. Mansion built in 1905. Dark wood panelling, Tiffany-type lamps everywhere. Our bed in the Victorian Room was very large, well lit and comfortable. Andy is a affable innkeeper. Breakfast was excellent and it's not every day you can eat it sitting across from the Emperor Caracalla! Good parking lot in rear. Quiet with easy access to Roger Williams Park and highways.

This is a fantastic B&B, with gorgeous detailed victorian master craftsmanship, beautiful antiques, fireplaces adding charming ambience, and delicious breakfasts. It's like taking a trip back in time, but with all the modern amenities of a jacuzzi tub, super comfortable bed, and convenient city locale. What a gem!
