Delicious food and the service is best. From Avissawella I think this is the best hotel. Luxury rooms for a reasonable price. Very close to Avissawella town. The best place to relax and enjoy with your family. Nice pool.

Very beautiful location, good food, clean rooms, excellent customer service, friendy staff, afordable prices. What more do you ask for.. Highly recommended place for a stay over.

Starting with the goods of this property:
- The property itself, not too shabby and well maintained exteriors. The gardeners seem to do a great job at maintaining the landscape.
- The rooms, probably a bit above average in quality and cleanliness, in this town - rare for hotels
- The food, not many options around, but what they offer is of acceptable quality and flavour.

Things that I didn't like and not in par with competitors in this industry:
- A strict pay-per-day policy, even if one was staying for longer than a night. We were a family of 7, including an infant, and the property failed to do anything to make our stay a welcoming one.

- An upfront 75% of the value payment, even if living overseas, else you may need to find another place, as they won't hold your reservation. They eventually managed to 'sort' something out for us though, in this regard.

- House keeping not a daily offering - despite requesting for house-keeping for the second night at this property, the staff conveniently ignored and let the rooms be and thought this was acceptable.

- A strict 10.30am check-out, regardless of what you may be going through. We were attending a funeral of a close relative, and despite having 3 deluxe rooms booked, they insisted we leave, as its non-negotiable. This is after having these 3 rooms for 2 nights, and being deprived of fresh linens or house keeping.

- The staff 'pleading' to adhere by their 'rules' - shameful!

This property's priority seems to be getting their monies on time and ensuring that the customers leave on time. The rest is not really their concern. Half the amenities in the room required special training, eg. the toilet door wasn't locking in or the hand shower didn't work and a bit of water pressure would've helped.

Out of the many hotels or guesthouses I would've stayed in various countries, including Sri Lanka, this was by far the worst experience I've had. Definitely won't return to such inhospitable carnage. A long way to go, in terms of getting 'hospitality' right - word to management : don't mistake hostility as the same thing.

Room Tip: The deluxe rooms seem better than the suite or the superior rooms.

a good visit once the steep approach across the railway line is negotiated, the crossing was unmanned but hotel staff were said to be in attendance for safety of visitors to the property
obviously a popular functions venue with several wedding receptions witnessed at the property

Stayed at Seethawaka Regency for two nights in December 2016. Overall, it is a beautifully constructed hotel/event center (primarily a wedding/banquet hall) built in 2014. The architecture and landscaping are impressive. The rooms are in single/duplex cabins. The infinite pool is sufficiently large for a decent swim. The bed and pillows were hard, but tolerable. Sheets were rough. The ongoing maintenance in the room was lacking - staff were responsive when issues were raised, but those should not have been left for customers to discover.

That said, this is likely one of the best hotels in the area (there aren't too many other choices), but there aren't many reasons for staying in Avissawella. If you have to stay in the region, Seethawaka Regency will provide you with a decent night's rest (as long as you bring mosquito repellent).

Pros:
Beautiful architecture and landscaping
Large infinite pool (no view from the pool)
Onsite restaurant that serves tasty, reasonably-priced food
Staff that are attentive - maybe even a bit obsequious
Rain showers in the bathroom
Effective AC unit in the room

Cons (see photos):
Lack of attention on needed maintenance (pipe feeding rain shower had burst flooding the area above the shower stall - obvious if you clean the bathroom as paint was peeling from the ceiling and had littered the floor) - but staff had ignored issue until I complained (they fixed the burst pipe, but did a pretty sloppy job cleaning up the affected area).
Mold growing in and around the shower - clean up insufficient even after asking repeatedly
Missing bolt holes for french window; bolts/bolt holes not aligned on main door
Bathroom vent does not have a mosquito screen and the bed does not have a mosquito net. Bring mosquito repellent if you don't want mosquitoes feasting on you at night.
Room in need of a coat of paint - dirt, dead mosquito blood, and cracks evident
