If you are looking for an inexpensive, yet good breakfast, then this is your place. Theo's is an institution in St. Augustine and is filled with little bits if history. Located near the inlet and marina. Go check it out.

This friendly family run restaurant is easy to reach from the town centre near the Flagler College and has very accessible parking. The staff are so friendly and the breakfast is excellent. I recommend the corn beef hash and their homemade cinnamon roll is famous around here!

Very friendly staff greeted us, real nice local restaurant. Our food was great, served quickly. We would recommend this place as a excellent place to eat.

Theo's into a "high end" restaurant, but the quality of food is there. The prices are very affordable. Breakfast and lunch are there specialties. The servings are generous. I had the Reuben sandwich - awesome!

I'm a local and I've been going to Theo's regularly for years. Food and service is always consistently good. I love their sandwiches mainly because the fresh baked bread they use. You'll always see groups of locals there so that should tell you something. Prices are very reasonable. Note that its not really a Greek restaurant even though they may have a few Greek items on the menu. The place can get busy at lunch but I've never had to wait for a table.
