9/6/24-9/7/24 The first impression of this hotel was the front desk staff when I walked in. No emotion, no "Hello" very cold and not helpful whatsoever. I had to approach and ask to be checked in. The first room they gave us... there was mold all over the ceiling - a random odd hole in the ceiling above the bathtub surrounded by black growing mold. The carpet was wet all throughout the room. There was dust CAKED up on the A/C grate and the whole room wreaked of mold and humidity to the point it was hard to breathe. I went back down and ran into a maintenance man in the elevator - who was very helpful and nice (the only reason I gave a 4 for the staff and not a 1) He took me to the front desk and demanded them to give me a different room - as the man that was cold to begin with whispered to the maintenance gentleman asking him if he could go clean one of the rooms as "we don't have anyone else to do it".. And didn't say anything to me just slammed a card on the desk and the maintenance man spoke for him and apologized and took me up to the other room to check it out. It was better, but still... the carpets were wet, the room was musty and smelled like mold, just a little less and somewhat bearable than the first room. The mold on the ceilings were covered with white paint, and we were only staying one night - was already 5 o clock and had to get my kids dinner so I said this one is at least better than the first, its fine. But, let me tell you... It was so hard to breathe in there at night, we had to go out on the balcony in the middle of the night from waking up from the humidity. We finally just left the balcony door open so we could breathe. And finally.... the next day, we requested a late check out. I called the front desk and spoke to a women 9/7/24 at around 8am... she said they could give me until 1:30pm without having to charge me. Around 11:30am that same women called up to the room while my kids were taking their nap to ask if we wanted to extend our stay because we had not checked out yet. My husband said no.... you gave us late check out. She proceeded to argue with my husband and told him that they don't even offer late check out and we had to be out by 12 if we didn't want to be charged for another night. I went down to the desk after that and spoke with whom appeared to be a manager and said the women told us we could have until 1:30, after some back and forth of the previous conversation from that morning, he said that is okay we can have until 1:30.. House keeping came twice from 11:45 - 1:15 to see when we were leaving, we had to tell her they gave us until 1:30, she said they didnt tell her that. They also turned the keys off at 11 so I had to have my husband let me back in the room.. while checking out, I told the manager that maintenance gave us breakfast cards and to take the breakfast rate which I selected off my bill. After some back and forth about that - he finally found that he was able to remove the breakfast rate. I asked if they could do a military discount instead and he said no. Overall it was a terrible stay and I will not be coming back. We have an entire family reunion planned for next June for our whole family (immediate and extended) to stay in new Smyrna for a week, we were checking out this hotel to see if we would want that one but we will 100% not be coming to your hotel. Terrible terrible terrible. All except the helpful maintenance man. I have been in plenty hotels and non have smelled so bad of mold and wet dirty carpets as well as the more than difficult staff.. Very disappointed. I think the mold is a serious health concern if not a hazard and should be addressed and the rooms closed down immediately.

Great ocean front view, easy check-in and parking.

BUT...our room smelled very moldy (it was disgusting - and it made my wife cough the whole time while in the room), there was a big hole in the couch, the bedroom blinds were broken. Only one elevator worked, and it was very slow and hot.

We won't be back...Managment needs to fix - it's a shame because it's such a great location.

This is the worst hotel I’ve ever been to and I’ve been to a lot. After making a two week vacation on the top floor they did not mention that they were replacing the roof. So every morning between seven and 8 o’clock in the morning, you have to leave the room because you cannot hear yourself breathe it is so loud unbelievable! The hallways are a stinking hundred degrees plus and the elevators hardly ever work so good luck carrying your luggage up to the seventh floor which it only goes to …but the elevator doesn’t even go to eight so you have to carry your luggage up to that floor. Save your money book somewhere else do not book this hotel. Don’t let it ruin your vacation.!

Desperate need of refresh! Only one elevator worked. Waiting in line to just get to room. The room was nice size but the furniture was is terrible shape. The ac vents were caked with debris and lint. The couch in living room was in desperate need of replacement. Was not able to use it at all. They do lock off the only disabled ramp to beach when there is a storm and did not unlock it. So getting to the deck beachside is impossible if you use mobility aids. I would just advise another option because for the price you can rent a condo.

Room tip: Just spend the extra $10 a night and get a better condo. Also $22 a day for parking!

Reserved an oceanfront and got ocean view an hotel refused to accommodate. Claimed it was booking.coms fault. Elevators did not work, roof was being replaced so very noisy and a terrible view. The hotel did not offer any discount or anything for all the inconvenience. Was a VERY expensive disaster. Only thing that was good was we were able to take our service dogs(4). I will take my RV next trip.

This place needs a remodel or to be knocked down and rebuilt. The rooms smell extremely strong of mildew and everything is wet…the carpet, the tile and the chair seat cushions. We wore shoes the entire time in the room. It feels like you’re getting mold poisoning while you’re in the room. I know it’s by the beach and there are ramifications for that…but get dehumidifiers or something. Every time we go, only one elevator is working. Beware!
