We stayed at the 2bdr family apartment for 2 nights and it was a great choice for us. It was a comfortable stay for 4 people. Staff is friendly with a great command of English. This hotel is 13km from the Souk area, so recommend it for travellers with car. Fresh Arabian coffee and dates are served on arrival.

We only stayed 2 nights on our drive from Sur to Nizwa however we were pleasantly surprised to see our room had a large living area with TV & sofas, a spacious bedroom & en suite & also a functional useful kitchen (there was a microwave, kettle, fridge, crockery & utensils, all very simple but did the job!). We didn't have the breakfast (which was 2 OMR per person) as we stocked up at the nearby Lulu Hypermarket. There was an air conditioning unit & fan in both the living room & bedroom. It's not a luxurious apartment but everything was clean & worked as expected.
The rooms have fans besides AC, so you can even turn of the AC at night. Our room was spacious with a nice view, the staff was really friendly, the breakfast was delicious. Parking is easy, the hotel is easy to find from the main road.
The location is a bit far from the city, you need a car. But the surroundings are really nice.
What a gem this hotel is. Check in was easy and fuss free even for a group of 14, they had also assigned us neighbouring rooms for ease of communication. The rooms were spotless. The master bedroom had an ensuite with a bath and the twin its own bathroom with a shower. The kitchen had an electric hob, fridge and double sink, the air con provides heat as well as cold air, excellent for drying clothes on a borrowed cloths horse. Wifi is per individual room so no dramas with speed, however Nizwa's spectacular fort and souq are only 10-15 minutes up the road and are for more interesting than anything google can produce.
Breakfast was great, with omelettes produced on demand and a great selection already laid out.
This hotel is a little further out than some from Nizwa but for price, cleanliness and the helpful staff it should not be dismissed out of hand.
We stayed at this hotel on two occasions. The hotel is clean and spacious for its price point. The staff are friendly and helpful. Wifi works very well. My complaint is the toilet plumbing -- we had to move rooms once due to the bad smell. Avoid room 320! The toilets themselves are clean. Some reviewers have commented on distance -- you really have to drive in Oman! The hotel is about 25 mins away from Nizwa souk and about 10 mins away from the nearest eatery. Not far at all by Oman standards.
Stayed in Nizwa overnight on our way from Sur to Muscat. It's located about 15 minutes by car outside of Nizwa. Our apartment - bedroom, bathroom, kitchen, living room, was huge. Fridge, microwave, electric kettle, some cups and plates - no coffee or tea. Every room had A/C. Large Tv with some English news channels.
The bathroom had modern fixtures but was very impractical - impossible to take a shower without getting water everywhere. He king size bed had nice sheets (duvet) but a fairly hard mattress and pillows. If you get there after dark, it's a bit tricky to find the right spot to turn off the highway. There is a huge dirt lot in front of the hotel with a very narrow dirt entry road with a ditch on either side. The building is well lit but not the entry road. If you're not careful, you'll end up in the ditch.
Still, it's a good place to stay if you're planning a trip up Green mountain. Only about a 10 minute drive to Birkat al Mawz.
