The location is very good, around 5 minutes walk from JR Hakodate station.

Although the room is small as usual for Japan's hotel but it was clean and okay for 2 people.

The room has private bathroom and nice window view, Staffs are nice, we enjoyed our 3 days of our stay.

The hotel is conveniently located a short walking distance from Hakodate JR station & bus terminal. Room is small but clean, staff is helpful and overall is good. Seafood market is the main highlight with reasonable deal, two thumb for the freshness!

Stayed here for just one night. Location is definitely the best thing about this hotel, as it is only a few minutes walk away from the JR Hakodate station, which not only has the JR train but also is the central hub for a lot of the buses. From there, I was able to get to the major tourist attractions in a reasonable amount of time (<~10 minutes walk to the morning seafood market, ~15-20 minutes walk to the Red Brick Warehouses, and <~30 mins bus/streetcar ride to Goryokaku park and the station for the cable car/ropeway to Mount Hakodate). In terms of the neighborhood, it's not great but it's acceptable as there was a convenience store and ramen shop nearby (although I actually didn't explore too much around the immediate area).

As for the room, it definitely shows its age but still has all the necessities (toilet with bidet, free bottled water). Just for frame of reference, the room key is still an actual key as opposed to a card. The hotel tries to make up for its age by staffing it with very friendly people who were more than willing to help me call a restaurant for a reservation as well as hold on to my luggage after checking out.

If you're just looking for a conveniently located place, then this hotel definitely fits the bill at a very reasonable price (paid ~$50 USD for a double room during the middle of October).
