One thing I do look for when traveling, especially with children, is cleanliness.
Whilst the floors and beds were clean, the bathroom, fridge and wall mounted table were all in desperate need of some TLC.
This detracted from what we otherwise a small, simple villa that is well located.
The small courtyard and pool is comfortable and relaxing despite bring main thoroughfare. Plenty of other budget restaurants and cafes in the same street.
Slightly pushy tuk-tuk drivers, but hey, this is Phnom Penh.

The cleaner use a spray bottle and one cloth to clean. It means that after he has cleaned the toilet in the neighbouring room he will use the same cloth to clean your fridge and bed table. The common balcony has a sofa that is sticky from dirt and the wooden armrest went from black to light wood when I rubbed it with a little water.
The pool is so small and shallow that its not for swimming, and the surrounding buildings block the sun from the pool and their outdoor area the whole day.
The food is slow to arrive and was not good at all.
Staff had bad English skills and there was an almost demonstrative lack of service mindedness.
The location is good for visiting central Phnom Penh, but its a very noicy area also.

Room Tip: Almost all the rooms have windows facing other buildings, so the windows dont open.

Don't stay here. The bathroom shower was grossly mouldy. See photos. There was hair in the sink. The room stank of must and mould. Possibly because the airconditioning unit is mouldy and bad for your health. It doesn't matter how cheap a place is, it should be clean. The location is good.

We had an enjoyable stay here for 4 nights. The hotel has welcoming owners and staff. The pool is nice and clean and there are food & drink options available at the hotel. The location is great- a short walk away from the Royal Palace and there are tuk tuks right outside the hotel waiting to take you wherever you'd like to go for a reasonable price. The hotel rooms were nice and have everything you need for a comfortable and pleasant stay. I would recommend staying here when you visit Phnom Penh.

Close to Royal palace in a safer area than some in Phnom Penh, hotel road is being dug up at the moment but did not hear the construction from our room. Overall fair value for money has a pool and any staff I did see where friendly.
