Small rooms, tiny bathrooms with vents which look like theyve never been cleaned in years.
Air con didn’t work and no one came to fix it when we reported it. If you open the windows you get the whiff of rotten eggs which is everywhere in Rotorua.
Comfortable beds.
Breakfasts very basic with the usual mile long queue for the toaster.
Indoor hot pool with pool towels available.
A 15 minute walk to the best bars and restaurants. Five minutes to the lake (very smelly - take a peg)
Some great sights to see in this area (geysers, hot springs and bubbling mud pools) but wouldnt want to stay in Rotorua for longer than 2 nights!

Nice location, with open view over the lake and walking distance to the city centre and to the Eat Street (aka Tutanekai Street) where all the nice restaurants/ bars/ pubs are.
Room almost clean plus it felt a bit stuffy to me; good bath amenities, pillows none to my choice. Staff rather detached, breakfast - overcrowded and average at most.

Fairly good, maybe just a bit outdated.

The hotel location was good, and we had a nice view of the lake. However, we felt forgotten as we weren't part of a group. Despite there being available rooms (as the 5 groups that checked in after us had not checked in), we were not given rooms close to each other - resulting in splitting our family. Not only not the same floor, but not the same elevator bank! I asked to have the rooms at least near each other, but, no, that was "not possible". When our keys stopped working, they were replaced with simply an "oh". No "sorry for the inconvenience", nothing. I would like to add, however, that the cleaning staff (unlike the front desk) are very friendly and helpful. Too bad they don't work at the front desk. One elevator (of two) was always broken and in the 3 days we were there, we never saw anyone try to fix it. When a group was checking in or out, we just took the stairs. On a good note, as long as you avoided the times the groups were eating, swimming, at the bar.... the hotel was nice. Rooms are the smallest we saw in New Zealand.

Room Tip: Views of the lake are nice.

The room was comfortable with a great view. Breakfast was ok but the service was awful with seemingly no one clearing tables, not a great atmosphere to eat in first thing in the morning. Close to the commercial centre and Polynesian spa

We stayed here for 2 nights, and found the location of the hotel to be excellent. I would have preferred to rate the hotel as good rather than very good but TA does not allow for that, and I think the hotel is above average.

Our room was on the 4th floor, and overlooked the lake and the Polynesian Spa. Although the room had a balcony, there were no chairs there to sit on and enjoy the view. Otherwise the room was of a good standard and was comfortable.

The hotel has a good bar, and a swimming pool, which was good. Although the hotel had a restaurant, we decided to eat in restaurants in Rotorua, which were within walking distance of the hotel, so we can't comment on the restaurant food.

The hotel does seem to cater for large groups on coach tours, but that didn't cause us any problems.

We would recommend this hotel for its very good location within Rotorua and comfortable rooms, and the good and efficient service that the staff provide.

Room Tip: High rooms overlooking the lake are quiet and have good views.
