Went to the King's Theatre and stayed here for 1 night. What a great find! Great room, service and food. Breakfast was superb! Max 15 minute walk to the theatre. Local pub (over the road) owned by same company - also superb! Will definitely be back 😁

We are indeed very close to the Kings Theatre, located on Albert Road as well as being just a moments walk to the seafront and so our location is definitely advantageous to seeing local attractions.

I have tried several hotels in the local area and keep coming back to this one. The rooms are comfortable and each has a unique feel. The staff are friendly and attentive and happy to help in any way they can. Breakfast is excellent and a good range of options are available although I find it difficult to resist the full English! Location is perfect for the sea front and ample car parking available close by. Prices are a little above the average for the local area but I don't mind paying the extra for level of comfort and service on offer.

Room tip: Executive rooms are worth paying extra for as they have more space

We booked 2 nights at the hotel which cost us £200. For that price and with a 'boutique' label we expected a decent stay. We booked the small double, which was £17 cheaper than the next room up- so we didnt think that would mean the quality was any less...how wrong were we.

We stayed in room number 1 positioned half way up the stairs on the side of the building. As its an old building you can hear every single person walking up and down the stairs as well as the front door to the building being shut over and over again. Just constant noise- no relaxation at all. We found the road noise so persistent too despite the fact its on a side street- we barely slept. Not for anyone looking for a quiet stay!

The room is indeed a TINY double, very worn and in need of TLC. Silly little things like the kettle being covered in limescale is not what we'd expect from a 'boutique' establishment. The bathroom was awful too, the floor severely water marked, the shower hose too small for the holder so you had to hold it whilst showering, the silver disc that loosely sits on the plug hole is a health and safety issue (my partner went flying) and generally just felt grubby and dated.

Breakfast was served in a pleasant room downstairs, before booking I informed the hotel that my partner was celiac so needed a gluten free breakfast. We received an email back clearly stating this wasn't a problem and he could have both bread and sausages. This wasn't the case at all. They weren't able to provide gluten free sausages and seemed very uninterested in trying to make any effort to not make him feel a little short changed on the breakfast front.

We've stayed in a lot of boutique hotels and they are normally perfect but this one just felt like they are trying to be something they are not. For £100 a night you would expect comfort, relaxation and the highest standards.

We will not return.

(P.s our experience in the Florence Arms, also owned by the chain, was equally disappointing.)

Thank you for your review Ellyn left during your stay. We had received all your detailed feedback on your departure form and were in the process of getting in touch when we saw your online review - I am sorry we did not have the opportunity to personally contact you.

Firstly we are sorry you found the Small Double Room to be small. We do clearly display the room measurements before booking so that guests book in an informed manner. As you note the cost difference between the small and larger King room is usually fairly small. We are disappointed to learn the room was noisy. This is not normal and we will speak to staff on duty during your stay as this cannot be the front door you are hearing as the door is located on the opposite side to where you were - it can only be a staff door. The hotel is on a very quiet side street as you note so we would have liked to understood more about the "persistent road noise" because it cannot have been traffic. At night bar the occasional taxi nothing comes down the road. As you note you barely slept (clearly a severe problem) we would have been glad to talk to you after your first night rather than you not mentioning anything to the staff during your stay.

The cleaning comments are for us the worst part of your review. We have naturally passed the feedback to our Operations Manager to address with the Housekeeping staff. The comments you make are very fixable issues and should not be there in the first place - they should have been picked up by the housekeeper and supervisor. We do dispute that the room was "grubby" and feel this is unfair. We have high cleanliness scores which I am sure partly prompted your booking with us - the limescale and water marks are certainly not acceptable but do not indicate a room that is dirty - this is something very different. The chipped paint you have photographed and attached to your review is at foot level and where someone has scraped their suitcase on the woodwork. These are maintenance items we constantly have to keep on top of like any property and we are sorry we have missed these small chips which will be corrected straight away.

As confirmed when you booked we do offer a gluten free breakfast with Gluten free bread and Sausages plus cereals on offer. The member of staff you spoke with on reception is new and we have refreshed her training regarding Coeliac disease and what we offer to guests with this. We are certainly far from uninterested in this and are sorry this has been missed

I am sorry you won't return to us and only wish we had been able to speak with you personally on some of the problems you had. I see you are a prolific TripAdvisor writer and would strongly recommend as a regular traveller booking with hotels directly rather than sites such as booking.com so the hotel can personally understand your needs prior to booking and manage your booking from start to finish primarily to ensure you are not disappointed from arrival with the wrong size room. All hotels want to have happy guests and we are sorry we have not been able to improve parts of your stay whilst you were with us.

I have stayed here 3 times now for work and the hotel is simply lovely. The rooms are beautifully decorated and the staff very helpful and attentive. The breakfasts are delicious and freshly cooked.

Each room has its own personality with everything you need for an overnight stay. The pub that belongs to the hotel serves delicious food with a great selection of gin.

Very nice and clean hotel! It’s the perfect choice for a weekend in Portsmouth and surroundings. We had a superior double room and it was huge with all the comforts.
Good breakfast too!

The only drawback is the distance from the train station so if you have a car is better.

Thank you for your review we are glad you enjoyed the large room with breakfast.
The hotel is just 7 minutes in a taxi from the station costing approximately £5 so public transport options are recommended when staying.
