Woodlands is a really nice guesthouse in a lovely part of the world. Our room was spacious, comfortable and well appointed. There was a wide selection for breakfast, and we were very impressed with Steve's culinary skills.

Room Tip: Rooms at the front have bay windows that look across at the National Trust property on the other side of the steep-sided valley.

We have stayed at this guesthouse on a number of occasions, but not under the ownership of Lesley and Steve. They made us very welcome and did everything to make our stay a really happy and relaxed one.

Fabulous two night stay to see the New Year in. Lovely warm welcome by Lesley who showed us our room and invited us to have a pot of tea in the comfy communal living room. Our room was small but perfectly adequate with a fridge with a variety of drinks, fresh milk and some nice biscuits plus a great wet room shower and a lovely comfortable bed! The location of Woodlands is perfect for exploring the area. A footpath to the rear of the property leads to The Cottage Inn and Thai restaurant a short walk to the left and Lynton a longer walk to the right. Lovely breakfasts and 3 course New Years Eve dinner cooked by Steve. The weekend was all we wanted, relaxing, good food, great walks and cosy pubs to see in the New Year ending with a brilliant firework display by the harbour. As Steve was busy in the kitchen most of the time we didn't actually meet him until the morning we left but both he and Lesley are really welcoming and friendly, nothing was too much trouble. Would definitely recommend!

I have stayed at several hotels and guest-houses in and around Iynton & Lynmouth for many years. This is the best so far! Fantastic attention to detail in every area with the best breakfast ever. Both hosts are there to please. Thank you Lesley and Steve for a great stay; we will definitely be back.

A really exceptional guest house- highly recommended. Lots of lovely extra touches like honesty bar, mini bar in room, fresh milk in room were all very welcome. Stunning location- don't go to Exmoor if you dont like hills!
