I visit Tulum fairly often and have tried a number of smaller, more moderately-priced hotels in town. Posada Yum Kin is a wonderful place, very helpful and friendly staff, and a beautiful authentic-feeling Mexican hostel. My room was basic but clean and tidy, everything worked as I expected, hot water, Wi-Fi, AC, and kitchen was well-stocked to do light cooking, with a large bottle of distilled water, good shower, and comfortable bed (a little on the hard side for me, as are many all of the beds in Mexico). Lovely breakfast each morning in a very pretty dining area off the pool, beautiful plants and wood throughout, nice roof patio, and quiet nights for sleeping.
I liked the location, on the edge of town, on a dirt road, it is close enough to everything (although I used a car to get around) and a bit away from the bustle of one of the fastest growing towns in Mexico. Totally different experience from the expensive and glitzy places on the beach. It felt very secure, with a heavy wooden door locked at off hours securing the courtyard, and there was always someone on duty when I passed through the entrance.
As others have noted, there is a new and unusual activity across the street from the hotel, in what used to be publicly-owned undeveloped land. I found it interesting, not sure what will happen there as people have moved onto the land that has been broken up into individual plots that are being cleared entirely by hand, and palapas being constructed also by hand. It did not effect my stay in any way, other than at times some smoke from fires burning as the land was being cleared. I am curious to see what happens there; I would be happy to return again. A great place with good value and very nice people!

We would be delighted to have it again as our guest, we are pleased that we chose among so many hotels in Tulum and it is good to know that I enjoy all the facilities that PYK offers its guests, and the natural beauties that have Tulum in its surroundings .

Arriving nearby the hotel we started to wonder if we didn't get lost as the neighborhood doesn't look really nice and it seems many poor people are living in the area across the street. However, as soon as the woman from the hotel opened the door we started to feel better. The woman who welcomed us was really nice and friendly, we showed us our room which was fresh and big. A big tank of water was available in the room as well as a small kitchenette where we could boil some water or make coffee. She then showed us the breakfast place, near the swimming pool and we also got a quick tour of the rest of the place.
We slept there one night only but wished we could have stayed longer.
The breakfast was super great and the staff friendly at any time.

A wonderful escape for four ladies. We travelled the Yucatan and felt this place was home. Very spacious suites, all uniquely decorated. I'd stay in any one of them. We booked suite 2. Huge washroom, sweet beds made up so pretty daily. We loved the hammocks and purchased a few from staff. Yes the jungle has been cut down and locals have built there. This is culture. All are very friendly. Staff go above and beyond. The breakfast was different each day and so appreciated. It is a safe 15 to 20 minute walk to town or a quick taxi ride. Many restaurants to choose from on the Main Street. You can also taxi to the beach or walk to town and take a Collectivo to Akumal, a sea turtle snorkelling trip. I would recommend this hotel for a true Mexican feel, very relaxing, including the courtyard.

Extremely friendly staff, and a hotel of a natural decor we have never experienced (and we have experienced a lot).
Very good breakfast by the pool - we think the buffet suited the traditionalists as well as the more daring tourist.
The hotel would get five points if the pool had not been full of leaves and hotel was located a bit better, as it is right next to a very poor "hood". We never felt unsecure, and our car was parked on the open hotel parking lot with not trouble what so ever.

The staff were amazing, really went above and beyond. Hotel itself is comfortable and pretty. Clean bathrooms. However the location is a bit random - not really close to anything. It's a 10 min walk to the Main Street and anything else requires transport.
Only real negative - if you arrive late at night, it's difficult to get into the hotel. The main staff go to bed and there is a night watchman. But for some reason, he didn't answer the door. It was quite scary (and worrying) until one of the other guests opened the door for us.
