We rented the Flat at Holbecks as a base for a local family wedding. It was perfect in locality facilities and peaceful. Would stay again, It is the perfect spot for touring around the local Suffolk area and Hadleigh is a lovely little gem of a town

We arrived and given a warm welcome from Perry, followed by a lovely cup of tea.
We were shown to our very nice room (Dennys) this had every thing we needed.
The double bed was very comfortable and the pillows were just super for a good nights sleep.
We were here for only three nights and wish we had stayed longer.
Hope to come again next year for a longer period.

This a peaceful dog friendly property which, with the expenditure of a relatively small amount of money could be improved greatly.
The positives are it is clean and well equipped and in a beautiful location. If certain things were improved it could be superb. The hand held shower could be converted to something usable with the addition of a wall bracket and shower curtain. The sofa bed has seen better days and is not comfortable to sit on, especially if you have bad knees! Outside the wooden furniture is dilapidated and the bench is literally dropping to pieces, although there are some lounger type chairs available. The provided hairdryer does not work very well. All these things in themselves are very minor but would make a great difference.
All in all we enjoyed our stay as the location is beautiful. We did not see the owner but that was fine as we had no problems. We would recommend this property.

Perry the owner/host is a delight, nothing is to much trouble. The house & grounds are wonderful, which make for a very relaxing & peaceful break. Bedrooms are good, drawing room lovely & cosy to relax in. Breakfast to die for, with a good choice on offer. The coffee is REALLY nice!! The breakfast room over looks the garden. We HIGHLY RECOMMEND a stay at Holbecks House, you will NOT be disappointed.

Room tip: All the rooms are of a good size, the Gainsborough room is the biggest though & has a lovely view of the garden.

We were in the area for work and we decided to treat ourselves to a stay at the Holbecks House. The wonderful warm relaxed welcome on arrival set the feel of the stay and the house and gardens are really delightful and the bedroom had everything you need for a great stay including a view of the countryside. Breakfast set you up for the day and would love to come back for another stay and next time hopefully longer so we can really enjoy the area more.
