Air BNB in New Orleans

I will be arriving in NOLA with a group of friends in about a week in a half.

We currently have an Air BNB booked for our stay. However, after reading up on Air BNBs in this forum it seems they have a bit of a negative stigma in this city.

Should I maybe cancel and book a hotel?

What are the pros and cons of Air BNB in New Orleans?

PS Our Air BNB is in a good location so location is not a problem with this.

First, check if the AirBnB is licensed by the city. If it is, then you are in the clear. If it isn't, then there are some potential issues.

If the rental is not licensed, then issues that could affect you personally:

* It could potentially get shut down as the city enforces the laws around Short Term Rentals (STRs), leavng you without a place to stay

* It might not have all the necessary safety systems in place, which is a risk should anything happen - fire, malfunctioning heater, fall on the stairs/balcony, etc.

Then there are the larger issues around renting an unlicensed STR:

* Displacement of local people as the cost of housing goes up

* Negative effects on neighborhoods as more of the housing is occupied by transients and rather than residents

* Tax evasion

On the positive side of renting an unlicensed STR - it's probably cheaper and has more space than a hotel.

Michael,

You can check here to see if the property you've selected is licensed

Theoretically what would you consider the odds of it getting shut down if it is not licensed?

Don’t expect a warm welcome from neighboring residents and don’t expect any sympathy from locals if your Airbnb is in a rough neighborhood and you get jacked.

Since your trip is near term, the odds are probably low that it would get shut down between now and then. There are a lot of unlicensed STRs in the city and for it to get shut down in the next couple weeks, it would have to be near the top of the enforcement list. Like anywhere else, resources in NOLA are stretched.

Here is their enforcement page and elsewhere on the site is a link to report a violation. So if your choice has recently had a guest cause any disturbance or a neighbor just resents the use of it as an AirBnB there could be a risk. Why not pick a licensed site I use AirBnB a lot and enjoy having more space than a hotel room at a better price,

afcadiohearn - I saw the story on Fox 8 Facebook page. The comments show yet another serious issue with Airbnb and that is, tourists may have not idea just how bad an area is. Locals not on this forum are stunned and can't understand how tourists end up in areas, areas locals would not drive through during the day and delivery drivers refuse to go into. When tourist stay in areas like this, they do not understand just how much of a target they are because they stick out like a sore thumb.

This is a very sad story and I am so sorry this had to happen.
