I have been coming to Vans, mostly for breakfast, for a number of years. I can't think of a more consistent restaurant. If you think it is overpriced, you're wrong. Vans uses the best quality ingredients and I think it is worth paying that bit extra. Everything from the simplest toast and muffins to the more creative dishes are top-notch.

My wife and I are in the area for 3 months, escaping the winter of North America. We found this corner cafe/bar on the day we arrived and stopped in for a beer. The staff was very friendly and the beer was cold and fresh. Outdoor seating is awesome, even with the cars going by and such. The next morning I had to take a class on Zoom and the wifi in my rental wasn't working (since fixed) so I went back to the cafe. I told the waiter I needed to make a Zoom call but didn't want to bother other customers; he sent me to "the garden", nothing nobody else was back there. Even though my wife and I were the only ones there for the 75 minutes were there, the staff didn't forget about us or anything. The food and coffee were very good. I'll definitely be back...and not just for the wifi!

We had a terrific lunch which my husband still talks about. It was very busy but we had excellent service, didn't care about the happy noise that other diners were making and our food was delicious. To top it off we had well proportioned drinks...not too much ice which is our bug bear. Our two wait staff were chatty & friendly even with a full venue. Don't know why people are so negative about this place. It is obviously a popular & very busy place, so if you have a problem with this, walk on by.

I ordered a vegetarian dish. the hawker roll. The description of the meal I ordered sounded lovely and I was so looking forward to it. I like to order something different , something I wouldnt make myself, when it arrived it looked great and then the disappointment sank in bite after bite, waiting for the flavour, thought maybe I hadn't mixed it up and it's at the bottom. My partner asked if I wanted chilli and said no - well I figured if I have paid for a meal with flavour I really shouldnt need to douse it with chilli sauce. I though because it was a veg meal and I find some paces still dont know how to add flavour to a veg meal, but someone else at the table ordered the meat version of the hawker roll and he too said it was bland. So very extremely disappointing to think chefs dont know how to add flavour to a meal.'I was quite peeved!! I went home still hungry.

Nice restaurant, food good, though not outstanding enough for me to go north of the river again. I rang and asked if I could bring a cake in with our booking or did we need to have the cake from restaurant. Was told fine to bring in a cake for daughter birthday. On arrival was told since COVID cakes could not be brought into the restaurant, unsure how cakes effect the spread of COVID. Then was told the only way we could eat the said cake was to pay $4 per person the cut and serve. So we paid $32 for them to place cake on plates. Outrageous and extremely unhappy with this service. Writing review to enlighten others of these costs.

I took a friend to lunch at Vans for her birthday.
Staff are hard to find, but need training once found. Van's staff did not constantly glance around the restaurant to see if customers needed assistance . One female, with a long blonde plaited ponytail, kept her eyes fixed anywhere but on customers. When she did engage with them, she remained wooden-faced on all but one occasion, when she smiled and laughed. A red-headed girl was warm and helpful - such a contrast.
My friend's crab cakes and salad were excellent. My Vietnamese rolls would have been better if they were smaller and the wrapper was more delicate rather than thick and gluey. Our cappuccinos were good.
Most customers were 50 or older, being likely to have hearing problems. The music was loud and, at times, thumping. It was hard to have a conversation, even after asking that it be turned down. It was for the staff, not the paying customers.
The staff need to be better dressed. Tatty shorts don't befit a rather pricey Cottesloe cafe.

Honestly the worst experience I have had a cafe that I can remember.
I arrived and asked for a table for one, the cafe was quite empty and yet the wait person literally rolled her eyes at me. Not sure why. I was then shown a table but given nothing, no cutlery, no water, no menu. After 10 mins, I asked for a coffee, still no menu. The coffee arrived after a very long time and I requested a menu, still no cutlery or water etc, I drank my coffee slowly, I was starving!! No one came anywhere near me. I tried to politely wave a waitperson over, I was ignored. Eventually after more than half an hour of being ignored, I went to pay for my coffee to leave. The waitperson had the good grace to not charge me for my coffee which I appreciated. Altogether, I left hungry and very frustrated and annoyed. Would definitely not recommend.

Friendly staff & good service. The potato skin nachos at $22 were nice. The Today’s Burger was not worth the $28, well over priced. Requested the anchovy dressing be left off (and it was) & then it came as a meat burger with mayonnaise & rocket lettuce. Also the chips were dry & not hot. Very disappointed.

Went for breakfast with my husband. Restaurant was full, but mainly with coffee drinkers. Coffee as always was great, but breakfast choices were limited, and my husbands choice of Potato Hotcake with salmon, wilted spinach and poached egg (1), at 28 AUD was most disappointing . 1 slice of salmon, potato swimming in a sea of melted butter, was really not worth the price or worthy of a reorder - ever! My Zucchini fritters were yummy as always, but won’t be back for brekkie again

Four of us ate here for lunch mid week and found the restaurant very noisy. The ambience wasn't helped by the playing of loud pop music. While the menu at first glance looked to have variety for a non seafood eater such as myself it was very limited.

Between the two dishes we ordered for dinner, both were below of what should be expected from a $30 dish.
Both the Mee Goreng and the Burger, that was on special, left a lotto be desired in terms of taste, presentation and also the 'after the meal' feeling in the body.
Drinks were good as far as beverages go.

Pretty ordinary.
Nice place but a bit overrated. Popular with the ladies for lunch but I feel that they don’t expect much. Went on my birthday with 6 of us. Service not too flash until we got some young chap to

Spring rolls which I was told were fantastic. They were not.
The pastry outside was like cardboard . Inedible. The filling . Just ok.
Then onto the whiting. Expecting a lightly battered fillet like the restaurant in the road next door. But what we got was a boring piece of worn fish covered with salad. Not exciting.
All in all a very ordinary experience. Maybe a new chef is required here.

I love the quality and range of dishes on offer. They always manage to put a nice twist on meals and offer something a bit different. A bit of Asian fusion and presentation and service is always excellent.

It has been a while since our previous visit(s). Thankfully it still has that wonderful vibe and casual atmosphere. The menu has evolved but still retains some favourites. Our group of 5 enjoyed a variety of entrees and mains. My entree of the Pork Hawker Roti, well, I could have polished of several. The Poke Bowl has a very healthy mix of salmon, various pickles, kimchi etc. Not only was it fantastic but you could feel it doing you good. The Duck Spring Rolls were enjoyed for Entrees as was the Prawn Bahn Mi.
I love the mix of family favourites and interesting modern Aussie flavours. You could eat every day at Vans and still miss out.

We met extended family here for lunch and there is a very interesting Menu from which to choose. I enjoyed the Thai Beef Salad though my husband found it a little spicy. There wasn't a great deal else from which to choose if you can't eat seafood. Service was good and efficient.
