Kabayan Beach Resort is the first resort you'll literally see on the vicinity. You have to travel 2-3 hours from Manila. The land area is huge. It has a parking lot, lots of rooms, huts and cabanas, a pool (adult and kiddie), a playground, a chapel, a restaurant, a pavilion and small convenience store.

This resort is perfect for large groups because it has big cabanas good for 10 up to 15 persons. Our project's summer teambuilding activities was held there and we pretty enjoyed the stay. One of the cabanas we stayed at is the Bahay Rosal. Big cabanas have kitchen, receiving area, dining area, bathroom and airconditioned room. They also have some teambuilding props that you can use for the activities. You can bring your own food to cook but it's less hassle if you will get the package with food. I think the food package is around 1000 pesos per person, but that's apart from the room/cabana charge. They have small airconditioned rooms without kitchen but that's only good for 2-4 persons.

Food can still be improved, I like the taste of lumpiang shanghai. Food from their restaurant is a bit pricey though. They charge the use of pool separately as well, but that was waived for us since it was a large group.

What I love about the resort is that they have clean and adequate pillows, sheets and blankets for each room. Water in the bathroom is not a problem, though one of our rooms has a clogged sink.

Apart from the en suite bathrooms, they have public comfort rooms and showers. There are also outdoor showers near the beach. The shore was not very wide but the water is okay and clean, not so wavy.

There are other good resorts in the area but it also comes with bigger fees, so I think there's no other resort for big groups as Kabayan Beach Resort.

I did a few days of research for a nice beach in batangas where me and my family can bring food, and I just did a reservation today and paid deposit. I had to call them so many times just to inquire availability of the cottage that is perfect for my family, which is the beachfront huts(15pax). The lady that I was texting and speaking with kept forgetting my name and the date of my reservation, anyway I did my reservation and on Thursday will be swimming there w my family, I look forward to seeing batangas again after so many years! My family is so excited! I'll post an update and photos of our 1st time day trip in this beach resort in batangas.

We first visited this place in 2009 and decided to try it again this year in August. Below are my thoughts:

Pros:
1) As my subject suggests, the room rates are quite affordable when compared to other beach resorts in the area. We stayed in Bahay Magnolia which cost PHP 6,500 per night (for a max of 6 persons) and were even given a discount most probably due to the off-peak season. The room A/C and lighting is good. Also, compared to the ones in 2009, they have now updated the TVs with decent-sized LCD screens connected to cable channels! Our room also comes with a kitchen (i.e. outside) equipped with a fridge, gas stove, sink, cooking utensils, and free mineral water! A place for hanging wet clothes (e.g. swim suits) is also provided.
2) The resort grounds are quite clean. They have appointed staff which just cleans and rakes the grounds all day!
3) Staff wear official Kabayan Beach uniforms which sort of makes it an "official resort" (note: many so-called "resorts" in the Philippines are manned by staff who just wear casual clothing and look like caretakers)
4) They offer a convenience store which sells all sorts of stuff like ice cream, ice cubes, softdrinks, snacks, etc.). Very convenient indeed!
5) Staff are friendly. One of the old staff actually remembers our visit back in 2009!
6) Food selection is ok and tasty. I like the way they presented their rice topping dishes which looked like they were served in a hotel!
7) The pools are ok and the bigger one is not so deep which makes it safe for non-swimmers.
8) The beach area is a whole lot bigger now when compared to the last time we visited the place in 2009. Good for volleyball and building sand castles!
9) Karaoke late at night is prohibited so this keeps the place quite and relaxing!
10) Laiya water itself is suitable for young children as the water is still quite shallow even when you're far from the beach!

Cons:
1) The room bathroom looks a bit dated. The shower head is broken and we're forced to use a pail! There's also no shower curtain which makes the entire bathroom messy and wet every time one takes a shower. This was a "let down" in my opinion.
2) The floor for the bigger pool needs some cleaning.
3) Serving sizes for some of the food selection are quite small for the prices being charged. (e.g the "large" kare-kare was quite small).
4) The outside kitchen attracts all sorts of insects (e.g. wasps) at night but, I guess, this is expected in all beach resort areas. Also, make sure to clean up properly at night before going to sleep as the kitchen will be crawling with thousands of red ants (of the biting variety) in the morning!
5) The resort is located near a "not so clean" river which feeds into the beach area so this makes you wonder about the water quality! Hmmm...
6) Laiya water around our area is murky which makes you wonder if this is connected to my point #5 or if this is the same for all Laiya resorts. Hmmm...

The place itself looks like a (crowded and noisy) little village and is asking the price of an (expensive) hotel for a room for two. They also have rooms/huts for large (family) groups. It also got a church and a conference center+parking place upon entrance.

The rooms are clean, but dated, and in need of small repairs. They have got air-con, tv, fridge and wc. The security rules leave a lot to desire, our air-con unit was leaking water down to its own electrical outlet. It was also very noisy.

The outside toilet/shower facilities seem rustic and dated, and were flooded. An unpleasant experience using them.

The beach is the biggest disappointment. Very dirty/muddy sand and water and too many (noisy) people. We are being fed the BS story of this being because of the typhoon while this “resort” is right at the end of a dirty river, and it ends being more the delta of a river than a sea beach, and thus the mud.

Said river also turns the water more cold. What is even more concerning, is that I think I saw just a couple of minutes upstream from the river on the right side, a human waste dumping site, despite the health concerns, is also a breeding ground for mosquitoes.

Furthermore, there were a couple of big trees and some larger rocks in the beach right outside the resort, and I am surprised steps were not taken to remove them. In the wrong setting at high tide, someone may get seriously injured swimming past them.

Karaokes from nearby resorts/villas can also be heard in the beach.

The swimming pool is small, usually crowded with kids, and closes at 10PM to curb the noise. Talking about the noise, being around the pool or outside chairs/tables nearby can be enervating because it is near the parking lot, and the inconsiderate multiple visitors will leave their car engines running for a good 20-30 minutes in a stretch - a good suggestion would be placing a rule against that.

We went to that table often because wifi Internet was not working in the restaurant/room area. Despite the staff efforts, the Internet was out in the right side of the camp for our whole stay. Otherwise the wifi service was fast.

The good points here are the friendliness of the staff, and some food being tasty. However, the portions can be quite tiny even for frugal eaters like us. Individual portions should be a little larger. The quality of cooking also seems a bit on the amateurish side for some dishes. On the positive side, they will take orders to your room, and the 2 times they did that were very courteous.

Conclusion, stay away from this resort especially if you are a couple, and from others resorts nearby the river, and mainly to the east side of the river, which it is the main direction of the (river) flow; for the beaches on the opposite direction are more clean and sea based. To go to the other direction of the river, you have to cross it on foot, which is another reason on itself to avoid staying here for long.

This resort may only make sense for sleeping a night, or for larger groups, if they are willing to share accommodation and live with the many shortcomings.

Stayed overnight recently from April 13 to 14 at Cottage Adelfa which was just a few steps to the beach. The beach view upon entering was such a delight and welcoming.

Parked beside our cottage which was very convenient, as well. The trees provided shade in between cars, and cottages.

We came in at 2 pm and they gladly had us checked-in to our cool (AC was already open) room, the 2-3 hours travel time made it all worthwhile for this.

ACCOMMODATION
Room: Clean and the AC was cool from the outside heat; Sheets were clean and a plenty of running water!

There was also a foldable mattress for another extra 1-2 persons to sleep at (we just pulled in the bamboom benches from the dining area and placed it in between the two queen sized beds).


Kitchen/Dining: Very, very and very convenient; stove, refrigerator, manual griller, and water dispenser (hot and cold) works fine.

They have provided cooking utensils (1x cooking work and 1x cooking pot, 2x cooking utensils, 1x cutting board); eating utensils (plates, bowls, stainless cups and mug, spoons and forks) and a gallon of water (extra is just P50).

Tv had some cable (ETC was working) and the ceiling fan kept us cooler.

LOCALS/STAFF/ SERVICE
The lights on our bathroom was not working at 9 pm. Though we have called for service, follow up was made and they have fixed it without any more delay. Didn't see this as a setback, as service is available until midnight.

The locals were also friendly and didn't had $$$ or PPP in their eyes. :D Lol. Though, I'd think whiter complexion people can be a rare sight, I think.

BEACH
Sand: Some grey, light grey and black sand with stones, rocks, shells and tiny dead corals. Depending on the tide, you can walk in between sand bars (2-3 big ones) preferably with slippers. My hubby managed to walk barefooted but you'd have to watch where you step on.

If you walk further to the right, the sand tends to get finer but still have a lot of stones, maybe a few shells and tiny dead corals within it.

Water is clean (rarely. there were garbage on the beach, so am glad!), and didn't sting nor itched when I was there. Was also lukewarm.

Had the best time swimming in the morning, just before 9 am where the water temp was just right and the sun was not too hot and bright. :)

"AMBIANCE"/ CROWD:
Resort caters mainly to the practical beach-goers, and is perfect for company outings/team buildings (there was one during out stay), it tends to get crowded BUT I've seen more crowds swelling up in the farther areas (you'd literally see tents on the beach shore) down south of laiya.

The beach is also public, so you can find a spot ideally for you to swim along without a care in the world. This completed our stay when the tide was just right in the morning.

There were some vendors as well, but they didn't bother us as much.

CONCLUSION
I'd be happy to come back, despite the long drive and stay again (hopefully at least 2 nights) at this resort. All was easy and very convenient.

I'd advise, more importantly to bring a lot of Katol or Mosquite/Fly zapper though. It's a MUST! They did sprayed the room but it was not enough.

Don't think this place is for the higher end market also as the crowd could be a major turn off, especially for day trips...

My family stayed here on a summer vacation. The cottages are nice and very spacious. It has its own kitchen and dining area. Unlike other resorts where you can't bring your own food and cook. They allow bringing of food and drinks without a charge! Fantastic! Especially for my family who loves to cook. The resort being crowded was not a problem since it's summer already, all resorts in Laiya area were all probably crowded anyway. We had a great time here and it is really worth the money you pay for.

We booked a day tour in this resort but had to get out immediately after getting in because we simply didn't like the ambiance. It was too crowded and you get the feeling that things aren't organised and well-run. Also, there seems to be a lot of people here all the time as it is the preferred resort of many locals.

Our family is composed of almost 50 people.:) First time, we decided to have a " Family Sports Fest" and it was a blast.We were looking for a place for months and thanks we found this place. They gave us a very good deal and everybody enjoyed it! We were able to cook, which saved us a lot of money since there were 50 of us. The Staffs were very helpful and nice and they were very attentive to our needs. It was a great time at Kabayan Beach Resort and we are considering to go back there for our future get together.

living in Lipa city, we have options of beaces to go to, San Juan was one or the closes. Since Laiya has changed rapidly both infrastructure wise and resort wise, it was the best option. Price has gone ridiculously expensive comparable to boracay and mactan rates. Kabayan is the only resort with pool that allows guest to bring in food as far as am aware. The pool was small and filled with fallen leaves, Beach front with too many boats at park, seabed is rocky. lost of mosquitos. roving masseuse was okay and affordable. beds were fine. pillows were great. but no towels nor soap or shampoo.
