Pros: the place is highly secure (which I think is a plus factor in the area), it's in a good location (near popular fast-food chains like Jollibee, Mang Inasal and McDonald's), the reception staff very accommodating (even arranged car rental for tour and airport transfer the following day), and the room clean with a fast WiFi.

Cons: toilet clean but kinda stinky (needs toilet cleaner), movement is restricted (due to high security with gate always locked and one has to always press the buzzer before being let in), place is hard to find although it's in a high-traffic area (no signages on the main street for security reasons), and the deal breaker for me (which makes me think twice before staying here again in future) is that the rooms are very dark! Combined with the small space, I felt like staying in a cramped cave and gave me those claustrophobic feeling. I would love to stay in brightly lit rooms with an option to see sunshine and the world outside.

When you look at it you will just think it is just an abandoned warehouse
rather than an accommodation but, don't be deceived :-) :-)

Rooms are actually great above expectation specially in the newly renovated area
When i was there, there are so many cars parked in the garage ( to my surprise) and these cars belong to those people who is having a business travel in Cotabato City, the place as they say is well known among med reps, this is one of the safest place to stay in the area.

location wise it is very close to many commercial stablishments like banks, atm sites, fast foods and terminals

Rooms varies from superior room to de luxe room with its own cable tv, nice and clean toilet and they also have strong wifi signal (price range from Php 800- Php1200).
This place also have a small dining hall for guests and offers breakfast (which should be ordered the night before).

It may not be as great as some hotels in other cities but a nice, comfortable and safe accommodation best describe this.

p.s. the owners are very strict in accepting guests due to the uncertainty at times in the area (I was accepted in the pension house because i was traveling for work and that our branch in the area arranged my accommodation).

Best location within the city proper - there's a McDonalds across the street, the museum is just a stone's throw away. The newly renovated rooms may feel a bit claustrophobic but they're cozy and well ventilated. Just hope that they would still open their "store" for late night snacks. The inn is also tucked within a well-secured, gated compound but we caught the guard sleeping while on the job.

If you are a seasoned traveller on a business trip,looking to stay for a protracted period in a place with little frills but bear essentials, look no more. Aside from accessibility, cleanliness and staff accommodation, the place is as simple as it can get. It has a clean bead, hot water bath, and a good internet connection. Very economical. It is not a vacation spot. Breakfast is by request and dinner is by order. The mess hall looks like a warehouse canteen (Probably because it used to be a warehouse).
