We stayed here without reading the reviews, we went mainly for the price.
Positives:
Clean rooms, large beds, hot showers, air conditioning, decent mango shakes, free water refills.
They cleaned our room to within a inch of its life when we went out one day, with fresh towels and sheets. Highly appreciated!
You can rent a motorbike through them. They have beach access and umbrellas on the beach for a chilled breakfast. Close walking distance to other dive centres, I say this as Graceys boat was hired out and they didn’t have any trips. To be honest though I wouldn’t bother- they are way over priced. Head to Aivey Mays or Bongo Bongo.

One evening I texted the owner if she had two rooms available for 3 nights, being her two best ones, breakfast included. Sure, no problem. Discount, no problem either ...
The next day we left and were a long time on the road. When I was getting nearer to Dumaguete, I texted her again, could she pick us up. Sure, no problem. When we arrived, there was a little first problem. Her best room was taken. At noon she had picked up 2 guests and they took it. What else could we do at night but take another one ... Except that that room didn't have curtains to block the light. Our children (in that room) were very happy about that room. It had water damage, no curtains, a private bathroom, but just with a shower and a toilet, no washbassin. OK, they tried to install curtains from another room, but they didn't fit. So our kids ended up in another room with the shared bathroom, just to be able to sleep past 0600 when the sun came up.
Although her website looks very promising, the general state of the premises is a bit neglected. Cobwebs everywhere, the rooms and the place itself has seen better days. The reason for it? Keep on reading... All guest rooms used to be places where the family lived in before the separation. The "suite" was the couples bedroom, another bedroom with balcony (without curtains too!) belonged to the son (name plaque still on the door), another bedroom the office, another bedroom a guestplace and so on. The lady, her son and the staff now reside in the staff rooms at the third level. Unnecessary to say, the boy is very nhappy about this whole situation. So she is building a new, more private, house for herself and her son at the entrance.
She promises diving right in front of her place. Well, that's true, but snorkeling - head for the "sanctuary" after paying an admission each time you visit - and to be honest, there are a lot of places in Negros&Cebu to go snorkelling. In front of the hotel there is no more reef until the wall down. Very disappointing.
Very disappointing too is the apparant need of money. The lady of the house is divorced from her husband (the "Gracey") and she apparantly got the house. Which means that she needs money to survive and her place becomes a public swimming area. For a fee (OK - a stiff fee for the locals who drop by), they get to use her beach and swimming pool. The guests just have to do what they want amongst the 30 "dayfee-guests" that are there in the weekends. Not what we had in mind for relaxation. Neither does she, because she leaves all day and lets her good staff (really, they do try, but what can they realise without her backing??) bother with the partying beachfolks. Before I forget: never visit on a sunday - then they have a weekly brown-out (why they don't call it black-out I don't get ...) from around 0900 to 1700. Need I to mention that after church, the lady eats elsewhere (more quiet) and doesn't come back until very late afternoon?
Check-out time ... the bill is ready. The regular price per room was 2500 and 2000 PHP, breakfast included. All the other places offer free transportation to the city and you're hoping on a discount because, well let us be honest, the whole stay wasn't what you'd expect ...
The discount was 10% BUT: you receive discount, so pay for the breakfast (4 persons) is between 640 and 620 PHP per day. The pick up and drop off is another 800 PHP each. The discount is at that time a serious price hike! That place lives on the weekend guests for the day and now I understand why ... In total (if I consider the transfer amount as 'normal') the price hike because of the discount was 530 PHP, without transfer it was 2130 PHP.
Best part was in the end. We needed a drop off on the ferry to Cebu, but not to Lilo'an (we wanted to head to the west coast of Cebu), knew the name of the ferry company and explained her it was beyond Dumaguete. OK, she asked and took us to a port. We said, it's not the same, but she insisted we had to take the ferry over here. She had other stuff to do in Dumaguete and (politely) refused to drive us to the other ferry port. So we had to take the ferry that took us to .. Lilo'an. There was a bus to Cebu City and the connecting bus to the west coast of Cebu? Wrong port sir, need to take a taxi to the next bus station ... We (luckily) travel light and could take a tricycle to that busstation, but it cost us extra. All in all: Gracey lacks what the names implies: grace.

Came here looking for somewhere different than where we'd been going for dinner.
We had to find someone to confirm they were open and get a table (the place was empty). We then had to find someone to get menus. Then find someone to take our order.
After 30 minutes (remember, we were the only ones there), we tried to find someone to ask how long the food would be. Ended up having to go into the kitchen where the cook went and found someone.
We were told it would be 10 minutes.
20 minutes later (a total of 50 minutes), the food arrived. It was fine, but not worth waiting nearly an hour for.

This place is right on the beachfront and has their own dive shop, making it super convenient for doing local and shore dives. Prices are very reasonable for diving -4000 Php to go to apo island and cheaper for shore dives. There isn’t a designated receptionist so we had to walk to the restaurant (located 15ft from the receptionist) to check in. Restaurant prices are reasonable for a hotel - around 160-220 php for breakfast. My room was clean and the people here are friendly.

We booked a diving trip. The trip was outrageous.
1. Picked up at 6:30, the driver was on time, the car was OK.
2. When we got there, we were sat on a terrace and made to wait for an hour. Nothing happened until we complained. We were not offered a coffee or water.
Then we were packed up again and taken hectically to a diving resort next door. There we were put on a boat and waited another hour. When we asked, we were given 5 bottles of water for the 4 of us. The water was lukewarm. And it was the only drink we were offered. There was no safety instruction. Nor were drinks offered. The divers were dropped off on the other side of the island and we were taken snorkeling.

I stayed in this hotel with two of my friends and was pleasantly surprised!
It's right on the beach overlooking Apo Island. It is a big, gorgeous, old house that has been converted to a hotel.
Our room was a reasonable size with high ceilings and an extremely comfortable bed. Airconditioning was cold and the room led out onto a balcony also with an uninterrupted ocean view. Be warned the hotel is about 20 minutes out of Dumaguete and getting to and from can be a bit of an effort and expensive. But if you are willing to spend some time bargaining with the tricycle drivers, you should get an ok deal.
We stayed in a room on the second floor (I think) which had a shared bathroom, but this was no drama as there was no one else staying here. Overall the hotel was tranquil and pretty and offered a great getaway for the weekend. The staff were friendly and accommodation and assisted with organising a dive trip at late notice.

Please be aware that I am a seasoned traveller having visited more than 60 countries. I have never rated a hotel one star before, and it barely makes that. There are always people who are dissatisfied but I am not usually one, having travelled extensively in the third world, expecting therefore different standards than the first world.
This place was dirty and insect( amongst them roach) infested. My wife refused to enter the pool because she suspected that they did not even wash our towels ...just put them out to dry, consequently rightly or wrongly she was dubious of the sanitary condition of the water. They did not clean the room daily. The shared bathroom was dark, dirty, at times the water was turned off and had been at best cursorily cleaned some time before. They were hard water accretions and grime in the shower,tub and the handbasins. The tiles were black and the room dark so it was difficult to see the extent of the dirt.
The shower head did not give an even spray and was cold,the bathtub which was non functional had not been cleaned for some time.
The sleeping room was similarly dirty with accumulated dust and grime behind the inadequate wardrobe.we could not make many of the lights work and those did work did not have light shades.The bed however was firm and comfortable and the view from the balconey good although there was only one lounging chair for the 'executive suite'.
Breakfast was essentially a joke: bread,margerine,marmalade and bananas. There was brewed coffee but for those who do not desire caffeine..bring your own.The staff were very pleasant but extremely lazy...it took more than an hour to get a cheese sandwich,a hamburger and fries. The sandwich was pretty awful, I don't know when the cheese last saw a cow. The burger was equally disappointing but the fries were excellent.
Upon checkout they tried to charge us a different rate than previously agreed to and so we had to argue the price. Also I subsequently discovered $100 dollars was missing from my wallet.....stuff happens and I cannot prove that the money was taken by the staff but considering everything else anything is possible. There was no safe in the room. The beach was nice but at times strewn with the litter from people eating picnics on the hotel grounds and the view was wonderful

This place could be great, the resort is an older mansion with spacious rooms with high ceilings. It was called "rundown" in 2013. And it is probably even more so. Paintwork needs to be redone, shared bathrooms are not good, the free breakfast included is below Motel 6 standards, for a real Filipino breakfast you pay 150 pesos.
a lot of this would be acceptable as the price is right, but the attitude of the staff is so non-inspiring and unprofessional, that it is just a disappointing place.
The staff could not advise on transportation to the airport, they did not know about a local fiesta, staff member sleeping on the couch in lobby at daytime, all staff hanging around lobby are glued to their phones. And there is NO WiFi, despite their claim.
The problem with on-line booking is that you just cannot get a refund when you want to cancel. So if you do book, be advised to book for just one night as you can always add to it.
We have stayed in other resorts in Dauin and for a little bit of money, they are much, much better.

Stayed here on the recommendation of friends. Place used to be private home and would have been incredible in its prime. The conversion to a hotel is not as could as it could be. Having to share bathrooms with other guests is not good especially when the bathrooms are rundown and dirty. I had to ask for the bathroom that we were using to be cleaned and recieved a very blank look when I did this.This place has great potential. It could easily be 5 star if the time and money is put into it. At present it does not rate any stars as I said previously it is rundown and in need of some serious maintenance. Fans don't work, lights don't work paintwork bad.Outside area dirty. Also had to get linen changed as was infested with ants.Staff were ok as were the breakfasts.

We decided to stay at this hotel as it is advertised as being built in 2012 so everything would be modern and working. We think it actually reopened in 2012 after being closed for 20 years. Our bedroom had six spot lights with only three working and these were pointed at the walls - baffling. Impossible to read or use laptop without a head torch. The ceiling fan did not work but the air con is ok. There are also six speaker on the wall for some reason. The TV is so old it does not have a remote. The drawers have no handles but have pieces of string threaded through and over the top of the drawer to pull them open. The bathroom has soap stains on the counter tops and mirror. The garden furniture is old, and held together with some botched DIY. And for this we have paid 1,800 Pesos, 800 pesos would have been good value for money
