For us, this was an excellent alternative to the overpriced resorts in Tumon. The complex is very extensive with a central hotel and several approximately 10-storey apartment buildings, therefore a golf course, several pools, and individual houses - estimated in total more than 1000 rooms. During our stay only a very small part of the rooms was occupied, which was very pleasant. The Resort is far from any other settlement, so a car is absolutely imperative.
The large hotel pool with slide and water feature is very nice, and at times we were all alone. It surprises me in 2020 that restaurants still struggle to provide a good quality and variety of vegetarian options at every meal. Why put meat, poultry and/or fish in the salads when there are already those options separately for carnivores. Vegetarians are not the same as vegans in their food choices.

The first time I checked in Leo Palace, it was like a 5 Star Hotel to me, the room was so clean & sanitized well, you can easily tell from the way the room looked & smell.
Now when we came back it was so frustrating, it gave us sleeples night, you can see some cobwebs specially in the bathroom, their bed - it was so awful, they never changed the bedsheet, linen even the pillow cases. It was really disgusting you could even smell the last guest who used it. It even gave us a lot of insect bites all over our body the following day when we woke up. We're supposed to extend the stay but this condition made us think twice. What is going on with the Leo Palace Housekeeping, I hope the management is fully aware of what is happening, your company image as a whole is at stake here.

At the recommendation of some friends, I decided to stop for a walk to the Japanese tank on the property and lunch at one of the restaurants. I was stopped at 2 security checkpoints on my way to the main resort building and had a positive experience with the guards at those locations. I was instructed by security to check in at the front desk before proceeding to the tank.
I then proceeded to the front desk and things quickly went downhill. On my way into the resort, a 3rd security guard was present and was yelling and whistling obnoxiously at other hotel patrons who were apparently not using the sidewalk. Why they have so many security guards all over the property, I can’t figure out. I get to the front desk and the woman working had no idea what tank I was talking about and went to speak with her manager. When she returned, I was told to leave the property immediately or I would be removed by security. No reason was given nor was there a mention of my request to walk to the tank.
I tried to reason with the staff and was told to go to the Tour Lounge to see about options for going to the tank. The woman working the desk for the tours didn’t speak good English, so I believe she was telling me I had to pay $200 to go on a Jeep tour to the tank, that there were no trips for that day, and she was unable to tell me when the next tour opportunity would be.
With the threat of removal from the property for no reason and inability to communicate with the tour desk staff, I decided it best to not give LeoPalace any business and I promptly departed without seeing the tank or eating lunch. Very poor customer service and way too many security guards. Felt like a jail.

Perhaps because of the end of COVID-19 and the effects of last year's typhoon, there were no customers at all and it was deserted, and the non-hotel buildings looked like ruins and were scary.
The pool was reserved for us and the kids had fun, but the amusement areas were all closed and the convenience store was out of stock.
Only one restaurant was open and it was a resort where the routine was the same every day and you couldn't easily go outside, so I should have stayed at a hotel in the Tumon area. What's more, I was charged later for things like soiling the sheets and losing the remote control (the remote control was gone after it had been cleaned), which made me feel really bad. I will never use it again.
The shuttle bus driver was very friendly and fun!

Well, let me first say that we stayed at this resort because we won a free trip to it in a contest. So, we're really did not expect too much.
The resort itself is quite far from the main resort area and the beach. It takes about 35 minutes by shuttle bus to get downtown. Other spots are closer, such as the Premier Outlets (about 20 minutes).
Now, the good. It's a beautiful resort with nice attractive gardens, and quite elegant hotel interior. From this perspective, it was quite nice. The service from the staff was friendly and courteous for the most part. The restaurants were fairly decent, although somewhat overpriced (to be expected). The rooms looked great, and seemed to be well maintained (more on this later).
The bad. The restaurants were relatively decent, but there wasn't really enough selection. If you have kids, there isn't really anything for them to do except play in the pool. A really bad thing was that our room had another tenant while we were staying there, ants. There were not many, but they were certainly present. When reported to the front desk, in case they would like to do something about it in the future, the response received was "Well, this is an island, you know." Not exactly the response I expected having travelled to many islands in the past and never had ants in any of my hotel rooms. Nor, given the fact that I also live on an island and do not have ants!
The ugly. We checked out of our room very early in the morning (4am) to catch our flight home. On the bus to the airport, we realized we forgot some of our personal items in a drawer in our hotel room. At the airport, we immediately notified our tour representative who called the hotel immediately. They said they would go to the room and retrieve our belongings and forward them to our travel representative who would then send them to us. However, when we returned home, we received a call from our travel agent saying that the resort could not locate our items. They claimed to have checked the room and that the items were not present. To make a long story shorter, they basically said that there policy is for items left in rooms to be deposited in their lost and found. So, they just said that they did not know where they were. There weren't in the room and they weren't in the lost and found. Talking to them, I felt as if they were implying that I was wrong about leaving them behind or that I had misplaced them. Given that we have checked all our luggage and that we never took any of the missing items out of the room, we are left with 4 possibilities: 1. Someone broke into our room and stole these items from the drawer (somewhat unlikely as these items included such useful items to others as my cell phone charger, digital camera AC adapter, my daughter's toys, souvenirs, etc.). 2. Someone with access to our room removed the items for some unknown reason. 3. The cleaning staff threw them out when they cleaned the room. 4. The cleaning staff removed them from the room and cannot find them.
Overall, I would say the resort itself is nice, but I think that from a service perspective, it is somewhat lacking. The trouble with our missing items pretty much soured the entire experience for us. We would never choose to go back, even if it was free.
But, if what is important to you on your vacation is sports like tennis and golf, this is a great place--they do have great sports facilities. If you like the beach and to shop, it is too remote.
Just watch out for ants, and keep an eye on your stuff.

Our family of 6 decided to stay here for a mini staycation that turned out to be a complete waste of money. The room was not ready on time, once we did get into the room we were greeted by some of the largest roaches I've seen, the air conditioning did not work keeping our 3 bedroom condo at a balmy 80 degrees and the refrigerator/freezer could not even chill a bottle of water. This was a disaster and would not recommend staying here. There are far less expensive rooms that will come with free WiFi, air conditioning and be pest free. I will never stay at the Leo Palace again nor recommend it to my worst enemy.

I shouldn't have to explain much, the photos attached will explain to you the quality of the room. When told about the MOLD IN THE BATHROOM, they said not to worry because it's under the grout. Everything was broken from the coffee maker to the toaster. The employees were great, they at least tried to help by exchanging the appliances for working ones, they worked at every request but it was far beyond just a simple fix.

We travelled to Guam for my father's wedding and stayed for a week (Mon to Fri). Our group consisted of mostly Chinese-speaking individuals (from HK), plus a few English-speaking individuals like myself (from Toronto). We specifically chose the Leopalace due to its marvelous chapel overlooking the pond/fountain area. A little bit disappointed, as we were expecting beaches and palm trees, and sandy goodness... but that's only because we didn't do our own research... not due to anything else about the resort.
Pros: GOLF... the course is amazing. Our suite overlooked the course and it was in great shape. Didn't get to play, but the price ($60 for guest) is incredible! The service staff is excellent and very attentive. The door staff, in particular, were great at giving recommendations for entertainment and restaurants in the city. There's a shuttle bus to the city every 1/2 hour or so. The resort provides you with a shuttle to/from the airport, and they are very punctual.
Cons: The resort is located way way WAY off the main roads, so you have to rely on the shuttle buses to get to/from the city. This is a bit of a pain if you want to stay out late, as the shuttles stop before midnight. There isn't much choice for food on the resort itself - if you're staying more than a weekend, you'll get sick of the limited choices there. The resort caters mostly to Japanese tourists - we're Chinese and half of our party didn't speak English. This sort of poses a problem as the resort staff spoke English, bits of Japanese, and bits of other languages. Also, our flight landed at 6AM and check-in wasn't until 2PM - if we hadn't planned a city tour ahead of time with GIT Tours (caters to mostly Chinese tourists), we would have been stuck waiting in the lobby for 8 hrs! And because the resort is located on the cliff - NO BEACHES! Be warned!
The rooms we stayed in were in building B, which were very nice... standard hotel room minus the carpeting (it was tiled - to be expected at any tropical resort due to humidity). The air conditioner was A+++, we couldn't have lived without it! Extra bonus - the free use of washer/dryer in our suite. It's just a short hike to the main building and pool areas, a nice building overall. Watch out for the cat that runs around the building- it tried to sneak into our room after us several times!
Also visited the bride and groom staying at a suite in the main building - wow!! What a difference. Suites are HUGE with high ceilings and plush carpets, walk-in closets, etc. I think the suites are more for honeymooners and well-off guests and the rooms in the outlying buildings are more for long-term stay guests or budget-minded guests. The luxury differences were pretty evident. But you get what you pay for!
The staff were very nice, we lodged one complaint about the breakfast buffet (found ants/spiders in three boxes of cereal) - the complaint was resolved within MINUTES. Manager at the lobby called down to the buffet, the buffet staff removed all boxes of cereal immediately. Apologies all around. No problems the next day. Very good service!
The pool area was nice and neat, the lifeguards were very friendly, clean water... very well maintained.
Ate at the cafe, the Japanese restaurant, and the golf club - all the food was done very well (esp the Japanese food). The food was slightly overpriced, but what can you expect from resorts? The food in the city is much better and more reasonably priced. However, it's inconvenient to wait for the shuttle (every 1/2 hour) to get you to town (another 1/2 hour drive), just to eat. Plan a whole day out if you go into town from the resort.
The wedding ceremony itself was beautifully done, the staff were WONDERFUL beyond words and everything was executed in a professional and graceful manner. The chapel is beautiful and the service was short and sweet. Pictures from the resort photographers were stunning, and the video we received was pretty well done as well (although you can tell it's very pre-packaged).
All in all, I would say that the Leopalace Resort definitely deserves its place of honour as the best resort in Guam. The only setback is the distance from the city, but the resort does its best to accomodate for that with lots of shuttles to and from the downtown area. If you're looking for a place to just shut yourself into a room and stay on the resort with peace and quiet, this is the place to go! If you're looking for something a little more centralized in town and close to shopping and beaches, look somewhere else in town. The best thing about this place was the staff - everyone was so outgoing and friendly! Once the staff found out we spoke fluent English, they went out of their way to speak with us (apparently, fluent English speakers at the resort is a rarity - hah!).
I would say a high 9 out of 10. Would love to go again!

The only setback is the distance from the city, but the resort does its best to accomodate for that with lots of shuttles to and from the downtown area. If you're looking for a place to just shut yourself into a room and stay on the resort with peace and quiet, this is the place to go! If you're looking for something a little more centralized in town and close to shopping and beaches, look somewhere else in town. The best thing about this place was the staff - everyone was so outgoing and friendly! Once the staff found out we spoke fluent English, they went out of their way to speak with us (apparently, fluent English speakers at the resort is a rarity - hah!).
I would say a high 9 out of 10. Would love to go again!

Leo Palace is a testament to the Japanese bubble economy over spending and indulgence of the 80's. It is a living dinosaur, in both size and age, complete with all the things that a dinosaur needs to survive, especially insects and overgrown jungle surrounding the resort, with the staff unable to maintain the premises. All you need to do is look at my trip photos to understand what kind of hotel Leo Palace is.
My Japanese wife, age 3.5 child, and I stayed here for 7 nights, and it was disgusting. First we checked into the welcome baby room, which was unlivable. Totally disgusting.
We were moved to another location, La Cuesta B , that was recently renovated and were greeted by a colony of ants in the fridge, and a family of dead lizards behind the night stand. (see photo)
The next night, we woke during the middle of the night to a pattering noise from the kitchen. It was a huge cockroach, emerging from the kitchen vent, to enjoy its nightly feast. My wife and baby started screaming while I attacked the roach, crushing it in the vent with its head landing on the table,upright! ( next photos). My wife and I almost died from the disgust of it, while my son is now afraid of cockroaches, too.
The hotel is too big to maintain by the staff. It's insanely huge and shows its age. I don't understand how this hotel can even have 1 guest. I want the hotel's owner of Leo Palace 21, to wake up to a cockroach in his bed, to understand how bad his hotel really is. All he cares about is the Westin, and golf.
Finally, we tried getting moved to the Westin Tumon after our cockroach nightmare, but the manager, 'buzz cut Gus', refused our request and allowed a small discount, only for the duration of our stay. The discount was not retroactive, therefore, I gave him every opportunity to rectify that issue and apply the discount to the entire stay but he refused. The end result is this review and Gus should get a reprimand.

Please be assured that the new management team at LeoPalace Resort Guam is fully aware of the problems you have mentioned and we are currently undergoing major renovations and overall improvements to all of our hotel and resort facilities. Pest control has definitely been one of our top priorities since we took over just a few short months ago and we will continue to work on this area to avoid incidents such as this from happening again. Employees have to fill out the proper paperwork to rent a room and then the special employee rate would be disclosed to them at that time.

今年から,GPO⇔レオパレスシャトルがなくなりましたね。その代わり,レオパレスホテルの送迎バスが以前は止まらなかったアガニアショッピングセンターに止まるようになったので,そこから赤いバスのショッピングモールシャトルに乗ってGPOまで行けばいいと思います。
それと赤いバスの5日間フリーパスを購入予定とのことですが,GPOに毎日行かれるのなら別ですが,買い物はDFSやJPストア,プラザやTSP等でもできますし,マイクロネシアンモールやKマートなども楽しいと思いますので1日か2日フリーパスで十分だと思います。後は,レオパレスホテルの送迎バスを旨く利用すれば,いいのではないでしょうか。
