Absolutely loved this place, stayed on the lower level for a few nights and the room was such a comforting, relaxing little spot. Beautifully designed and furnished, with a beautiful bathroom to match. Every staff member we encountered throughout the stay were all fantastic. Very welcoming.

Have to be honest and say that one or two nights we could hear a few light footsteps from the floor above, but everything else about the experience easily outweighed that issue. Even had a complimentary iPad in the room filled with pre set menu’s filled with basically a complete guide to Brooklyn’s best locations, restaurants, attractions etc amongst other things.

Icing on the cake - They offer free drop off and pick up with their courtesy chauffeur to anywhere within 1.5 miles. So handy!

Will definitely be back to stay again!

The Franklin Guest House was the ideal location for my wife and me as I returned to Greenpoint to visit the town I grew up in.

Our room was clean and spacious. The kitchen was equipped with microwave, stove, dishwasher and fridge which was nice for making small meals or heating leftovers. The individually controlled heat/air allowed us to make ourselves very comfortable.

The hotel staff was great. Thank you Dina, Kamilah, Jonathan, Anthony and Mohammed. Daisy, you have a great bunch of people working for you!

The location was great for sightseeing. It is only one block off Manhattan Avenue, near the G train’s India Street exit of the Greenpoint Avenue subway stop; near several city bus routes; just a short walk to the NYC ferry; and within walking distance of many restaurants and shops. The courtesy shuttle service was a really nice bonus, too.

We hope to come back again to the Franklin Guest House in the future.

I absolutely love this property, the lobby is intimate but yet you walk into a very spacious loft and have tons of room. I highly recommend if you are visiting New York for a few days , as it gives you a nice living room separate bedroom and a great little kitchen to enjoy your time. The complimentary car service is a huge plus, we were able to get around to and from very economically. The gym is small but very well equipped and my group really enjoyed using the sauna. Service was top-notch and we all enjoyed our stay, can’t wait to return.

My room was on the lower level, and I agree with the other reviewers. These rooms are large and the kitchen is a nice touch, but the rooms are dark, the "patio" is a joke, the heater is very loud, and my room (#3) had no internet. Other reviewers have also complained about the lack of internet service on the lower level. Two of the staff members tried hard to help, but no one could get service on my phone. One staff member said I could "possibly" move upstairs the next day (no guarantee) where I would have internet, admitting there is internet service upstairs. I was only staying two nights, however, and was going to be in the city most of "moving" day, so this was too inconvenient for me to deal with, even if the upstairs room came available. Since I was visiting family, cell service was more important than usual as we needed to coordinate times...I emailed the manager when I got home (he wasn't around to talk in person) to express my frustration. At $400 per night, you should not feel like you are in a dark cave, and you should have internet service. The manager responded and said there was no problem with their internet and that the problem was solely with my phone. This accusation was especially offensive since I had two people visit my room who also could not connect, and I had perfect service throughout the city everywhere else that I went. This was not a problem with my phone. The manager was just wrong and did not even consider that the problem lies with Franklin Guesthouse. He did offer 15% off my next visit, but his tone was too condescending for me.

My lady and I both live in Jersey and we decided to do little staycation for three day weekend in Brooklyn. We were greeted with very warm welcome and the place was very cozy with small kitchen to cook simple breakfast. 1.5mile range complimentary car service (pick up and drop off) was really convenient. I would love to visit again for my next staycation!

My room at Franklin Guesthouse was clean and far more spacious than any other hotel room that I've had when staying in NYC. Since I was in NYC for a week, I enjoyed having a little kitchen (complete with microwave, stove, dishwasher and fridge) so that I could prepare light meals after a day of meetings, as well as having a separate lounge area in which to watch TV or work.

The hotel is only a few blocks from stores, restaurants and cafes, and is about 5 blocks from the G line - so getting to Manhattan was pretty easy.

But probably the best feature of the hotel is the staff, all of whom were very friendly and efficient, and went out of their way to suggest things for me to see in Greenpoint (an area of Brooklyn that I didn't know at all).

Another great experience at Franklin Guesthouse. Especially the customer service at the front desk. They noticed a computer cord I had left behind while working in the lobby before I did and notified me.

The rooms are very spacious for New York, and the section with a pull out couch is perfect for traveling with a child. We also used the kitchen.

One tip: Try to avoid the first floor because you have no view from the windows

I was in Greenpoint for business, and decided to stay at Franklin Guesthouse because it had good ratings and looked nice. My actual stay exceeded my expectations. The staff was very friendly and professional. My room was spacious, with a nice sitting area and kitchen space, and was surprisingly quiet. The bed was very comfortable, and I had a great night's sleep (something that rarely happens when I am traveling). The free car-service was a great perk, and saved me a lot of time getting back and forth from where I was attending meetings. And the sauna was such a nice way to end my long day. I will definitely be back and have already recommended it to friends.

We stayed here when visiting our son for the weekend. Got there early and left our bag at the desk, It was in our room when we checked in later in the day, the room was clean and comfortable. We had a deluxe studio and it was really more than we needed, my son and his girlfriend thought it was huge by Brooklyn standards. It was very hot and the AC kept it nice and cool. Bathroom was a bit small and the hot water took a little while to come up in the morning. They also do not have the car service at this time. That was really the only comlaint. It is easy to get an Uber and Greenpoint was a lot of fun.

This boutique hotel was beautifully designed. The loft suite we stayed in was spacious, sparkling clean, and tastefully decorated. The staff were extremely helpful and polite. The hotel is two blocks from the East River Ferry and a block or so from Manhattan Ave and shops and restaurants. Great place!

Stayed in large 2nd floor room which was great. Patio is not necessary. There are so many walking distance places in neighborhood to hang out. You can walk down to the river and sit on dock.

Several families there. Don’t think they had “apartment” accomodations but call and ask. Nice, off the path” boutique place. Met our needs.
