This is a fraudulent hotel. I had a truly terrible experience with Franklin Guesthouse, and I would not recommend this hotel to anyone. I booked a reservation through Booking.com and was charged over $1,000 for my stay. When I called to extend my reservation for one more night, I was assured that it would be no problem, and both Booking.com and Franklin Guesthouse confirmed my extended stay. However, just a few days later, I received an email saying that Booking.com had canceled my reservation due to an invalid credit card. This was not correct as I had already been charged weeks prior with the same credit card. I was never contacted by either Booking.com or Franklin Guesthouse to approve the cancelation. When I contacted Franklin Guesthouse to try and rebook my room, they told me it was already booked by someone else and that I needed to speak with Booking.com. I spent multiple hours on the phone with Booking.com trying to get a refund, only to be told that it was up to Franklin Guesthouse to provide the refund. The hotel manager, Nathalie Aguirre, was the most unprofessional and deceitful person to deal with throughout this entire process and repeatedly lied about the situation. She even denied the existence of email correspondence between the hotel and Booking.com, despite evidence to the contrary. In summary, Booking.com canceled my reservation and Franklin Guesthouse received my $1,063 payment for the entire reservation even though I could not stay there and they had filled the room with another guest. This is a fraudulent hotel and I would highly advise that you stay elsewhere to avoid their criminal staff.

Hotel's Favorite
Another great experience at Franklin Guesthouse. Especially the customer service at the front desk. They noticed a computer cord I had left behind while working in the lobby before I did and notified me. The rooms are very spacious for New York, and the section with a pull out couch is perfect for traveling with a child. We also used the kitchen. One tip: Try to avoid the first floor because you have no view from the windows

I booked my room for 2 nights on a business trip…. Due to bad weather, I was delayed arriving BUT called to tell the hotel that I was not a “no show” and that I would arrive at 8am the following morning and to keep my reservation. Upon arriving in the morning, NONE OF THE LIGHTE IN MY SUITE worked in the bathroom, living room or kitchen. Maintenance came and could not fix the fuses. I had to check out as it was oversold. I naturally assumed I would get a refund because it was a maintenance issue. The manager, who would not speak to me directly on the phone, told the front desk woman that I had to pay for an entire night ($400) because I checked in at 8am instead of 3pm. THE LIGHTS DIDN’T WORK!!!! No outlets worked. No bathroom lights. It was not w check-in issue. So I just paid $400 for a room with no lights and could not speak a manager directly.

5 stars all the way! Franz and the whole staff were soo kind , courteous and clean! My doom was a mini apartment and it was so beautiful quiet and queen. I loved it! I would recommend this to anybody traveling to Brooklyn, the restaurant Madre next-door is amazing as well!

We stayed at the Franklin for a second time in early October 22. This hotel remains a bargain for the quality of the rooms and location. It is close to the G line and easy to get around NYC on subway or by taxi/Lyft. It is close to a number of great restaurants and there is bodega on the corner to pick up a BEC and coffee in the morning. We were in Room 209 which is unfortunately above the restaurant in the hotel. The best I could tell from standing in the restaurant, there is a surround sound speaker in the ceiling in the restaurant that is just under the bed in our room. The bass and drumbeats kept us up close to 1:00 AM every night (except Sunday) even though the restaurant closes at 11:00 PM. The front desk was unhelpful and rude when we called after 11:30 to ask that the music be turned off. Maybe other rooms would be quieter, but we will not be going back.

Appalling service - They rang to tell me at 7pm on the day of check-in that they had overbooked and the room was not available!!! They sent me to their sister hotel, which is in industrial Greenpoint and 30 mins walk away. The booking was for my 75 yr old father who is in town from New Zealand - and was made 4 months ago. I also reconfirmed the booking to ensure everything was ok. This has changed short time I have with dad - and is incredibly disappointing. DO NOT BOOK HERE if you want a guaranteed room in NYC.

We stayed here when visiting our son for the weekend. Got there early and left our bag at the desk, It was in our room when we checked in later in the day, the room was clean and comfortable. We had a deluxe studio and it was really more than we needed, my son and his girlfriend thought it was huge by Brooklyn standards. It was very hot and the AC kept it nice and cool. Bathroom was a bit small and the hot water took a little while to come up in the morning. They also do not have the car service at this time. That was really the only comlaint. It is easy to get an Uber and Greenpoint was a lot of fun.

Our stay at the Franklin guesthouse was lovely!!! The room was very well equipped with towels, shampoo and everything else, was lovely and clean and very homely vibes. Had a small kitchen attached with everything you would want. The gym was great, but most importantly the staff were lovely. Big shout out to Dwight who was so lovely and charming. The whole team including Daisy, Watalie and Jinae were also absolutely lovely and welcoming. They allowed us to take a shower in the spa before heading off to the airport despite already checking out. Above board on everything else like fast wifi, very clean and nice enough location. Cute cafes nearby for breakfast. Highly recommend for a stay in Brooklyn!

Our room was large - long and narrow, with a full kitchen (which we didn't use). Friendly staff. The hallways are very dark and are kind of depressing. Extremely small lobby area with minimal seating. Nice neighborhood.

We drove from Chicago to NYC to visit some family and friends. My sister-in-law lives nearby and suggested this place. We received a suite with a kitchenette. Basic cooking implements, silverware, dishes and plates were available. The room was absolutely large enough for our family of four. Our boys aged 6 and 8 slept on the sleeper sofa. We did not explore the amenities of the hotel. Public transportation to Manhattan was a reasonable walk from the hotel. I walked to the hotel in about an hour from the East Village. Parking in the area was OK, but street cleaning signs meant I had to go on a late-night parking search. If you’re driving a lot may be nearby and may provide greater peace of mind. Overall a great value with family-friendly amenities equivalent to an airB&B!
