I am sensitive to the energy in a hotel. This one has a lovely energy creates by a blend of the people who work there, the historic building, a compact room decorated tastefully with all we needed (we took the larger room) and the location. Great value in New York.

This is a fantastic hotel in a great location. Every front desk staff I interacted with were very friendly and helpful. The lobby and rooms are stylishly decorated and well-maintained. The bed was very comfortable, and bed and bath linens are quality. The rooms are small, but nobody should be complaining about it. This is typical for Manhattan hotels unless you are paying upwards of $600/night. I would definitely stay here again.

We stayed at the Franklin for several nights in July. The location is outstanding and the rooms, while very small, are cozy, decorated nicely and the bedding is very comfortable. We appreciated using the Beekman 1802 toiletry items and the shower had good water pressure. I’m glad we only brought carry-on bags as there was very little room to store our bags without tripping over them. We had some trouble with the AC in our first room (it kept turning off) and were moved to another room after this happened several times. I see from the below reviews that other guests mentioned enjoying complimentary coffee specialty drinks and cold water. While we went in and out of the hotel several times during each day, we were offered bottles of water only once during our entire three day stay. On one occasion, the desk agent offered water bottles to other guests in the lobby, but she did not offer any to us even though we were standing two feet away and I was too embarrassed to ask; so, you may want to inquire about this benefit. There was a very nice Starbucks and a Whole Foods store located at the end of the block. For those who have accessibility issues, the front entrance has several steps that must be climbed in order to enter the hotel and the front desk agent declined to call us a taxi when we were leaving and asked for her help. Despite these blips, I think we would stay again, but they detracted from an otherwise very nice if somewhat expensive stay.

We do offer the first "round" of specialty espresso beverage for all of our guests as part of the inclusion in our destination fee. I apologize if the staff made you feel uncomfortable by not offering bottled water each day, we strive to deliver consistence and exceptional service to all of our guests. We try our best to offer water to all guests particularly on hot days, but it is always available upon request. While the few steps at the entrance can be cumbersome, we do have a portable ADA lift for any guests that require accessibility access. The front desk team does their best to help with taxi's, but they don't tend to come through our cross street regularly. We typically recommend catching one from either corner as they are far more frequently driving by in the other direction. We booked a room this past Tuesday night .
There were so many great last minute hotels to choose from but since our children live very close by the Franklin , that’s where we booked . We have stayed there a few times before and it had been always fine. I had just never have been a big fan of their dark navy walls with framed pictures of owls that look like they are staring at you, (that is their signature decor) but our experience had always been a good otherwise. When we got to our room this time it was so disappointing. The room was a weirdly shaped corner tiny room. It was so small of a room that the the sink and mirror from the bathroom were right next to the side of the bed . The bed was ten inches from the wall on the other side which made it very uncomfortable to get in and out of the bed on that side. It was obvious that the sink and mirror did not belong in the bedroom but the bathroom was extra small too. I was awkward
My husband went down to the front desk and asked if they could move us to another room but unfortunately the woman that was working was not helpful and said thats what we booked and we would have to pay more to upgrade if we wanted another room. There was no reason for her not to change our room.
If I had not stayed there before a few times and if it was even a slight bit busy I would have totally understood but that was definitely not the case. They chose not accommodate us .The Franklin hotel is on the upper east side, at 164 E 87th street We were totally disappointed in their lack of customer service . We expected better from this hotel and do not recommend staying here. NYC has many great hotels who care about the comfort of their guests especially customers who have come back before. On a positive note, we enjoyed the cookies that were given to us at check in and the woman at the check out desk was very lovely and the best part of that hotel experience so kudos to who hired her.

I was booked in at the Franklin for a week in April this year. I had stayed there before and had a room that was just about acceptable in size, but the location suits us and we decided to stay there again. As most Franklin reviews say, the staff are very welcoming and helpful but one must know, this is a hotel with rooms only. There is no catering at all beyond a coffee machine in the entrance. Neither is there a doorman or anyone to assist carrying heavy suitcases up the narrow stairs to the entrance.
To say the room we were allocated was small was an understatement. The bed, not that big, was against one wall and only left a narrow passage on the other side with an equally narrow space between the end of the bed and the window in front. No space at all for bedside tables. Instead of a cupboard, there is a small rail about 5 inches long with one end in the wall and the other attached to a partition. No drawers. You must live out of your suitcase but there’s no space to put it. The bathroom is so small it could only accommodate a narrow shower cubicle and a toilet. The wash basin is in the bedroom. There’s nowhere to put your vanity kit in the bathroom or near the wash basin in the bedroom. In another review someone mentions that the rooms are small, but you’d have to pay over $600 a night for more space. Well, my quote for two of the nights was $641.54 plus tax and other charges. If IHG can get a price like that, for a postage-stamp sized room, good luck to them.
My wife and I couldn’t spend a week in such a cramped space lacking entirely in facilities. As the hotel was full, we couldn’t switch to a larger room, so we checked out immediately and were charged for 1 night. That’s fair enough, except when I asked to pay or part pay with my IHG points acquired on a previous visit, I was told that in order to use the points, the room must be booked via the rewards web site. So much for being able to use IHG points. They’re obviously not worth the paper they’re written on unless you know the secret of how to make a booking if you wish to use them as payment or part payment.
To sum up, the Franklin is in a good position in the upper east side and the staff are great but as for the room we were allocated, it wasn’t fit for anything more than putting your feet up for a few hours and definitely nothing more than that. I won’t be staying there again! It hasn’t done much for my faith in the IHG group either or their loyalty scheme.

Fortunately I stayed only 1 night, chosen because close to the point where I returned a rental car. The room for 4 they gave us was just shameful! It would have been small even for 2. Besides the beds there was nothing. There was no room to pack, no room to put your clothes down. The tiny bathroom, the sink stuck between two walls, was so narrow that you couldn't even wash. All this for $390 without nenache breakfast. The week before I had stayed in Midtown for 1 week spending $300 a night with breakfast included and in a much larger room. Outrageous price even for Manhattan, they should not even allow to sell such a room for 4 people. My experience was totally negative, I would not Recommendation

Had a wonderful stay at The Franklin! Would definitely recommend it for people wanting to visit the Upper East Side, the museums (especially The Met and The Guggenheim), Central Park, and who don’t mind some walking. We took the #6 subway from right around the corner (you can buy a $33 pass for unlimited travel on all of the routes for the entire week) and went everywhere in the city easily from there. Great room that was clean, quiet and modern (in a character building), friendly and helpful staff, and a fantastic breakfast place nearby (Le Pain Quotidien). Enjoyed some great restaurants (try the Pastrami Deli and AOC East) within walking distance. Glad we didn’t stay near Times Square. Would definitely recommend The Franklin for a great place to stay in NYC!

This newly renovated boutique hotel on the upper east side was sparkling clean, stylish, and felt very safe during the COVID era. Even our bathroom was impressive, both from a design perspective and cleanliness. The location could not be more perfect, as we did not even need to leave the immediate neighborhood to enjoy some of the best that NYC has to offer, including incredible bagels at Tal Bagel (on Lexington), delicious coffee at Birch (on 58th), and superb wine at Somm Time (a mere 50 ft away at the end of the block). Staff was very attentive and polite. Already looking forward to our next stay!

The Franklin boasts an impressive trifecta of style, splendor, and safety. We went for a simple overnight and got greeted by a beautiful and cozy reception area with sanitizing areas, and staff wearing masks. We were on the top floor; the hallways are very quiet, and the elevator feels like you are on a Victorian set.

Our room had plenty of light and the overhead was on a dimmer (which I love). As others have mentioned the hot water was plentiful and they provide beautiful local soap and plush towels. The beds are incredibly comfortable.

There is great outdoor eating and drinking options (with heaters) just steps away. You can find any cuisine you want within blocks. I would recommend staying more than one night to explore the dinner, coffee, and cocktail options all around you. Highly Recommend.

I stayed here for 3 nights from 2024.2.18 to 2024.2.21. I booked the 2 double bed room directly on the hotel website.

This is by far my favorite midtown hotel in New York. Exceptional location (walking distance to the MET, Guggenheim) close to subway station, countless cafes, bakeries, restaurants and shops. It is also a relatively quiet area at night. While the room was small but enough to accommodate two adults and a child, there is adequate size common area in the first floor for chatting, some work, and eating.

It looks like the room has been recently renovated and the pre-war style elevator is surprisingly fast.

The two receptionists are very nice, friendly and helpful. I will definitely stay there when I visit NYC.

Hotel Tips

1. Book through the hotel website (better selection and competitive price). If you use capitaloneshopping, it often gives you 10-15% money back.
2. Use the common area on the first floor for to-go eating.
3 Use the parking lot across from the hotel. I paid $40 a day. I searched alot for better price but realized that this was a really competitive price.

When we checked out we were offered the option of leaving our luggage, but it wasn't necessary. I'm not sure why DEngelJ said to not stay there. We enjoyed it more than any other NYC hotel in which we've stayed. It is quaint, good location, and the staff was excellent. It's not the Ritz, but it is also affordable (by NYC standards).
