On a recent trip to Boston to spend some time at the MFA, Harvard Art Museum and ICA, my husband and I spent 3 nights at the Newubury Guest house. We're not partial to big chain hotels, but weren't looking for an old "Grande Dame" style hotel either. The Newbury Guest House was perfect! Situated in an old well maintained brownstone with a nice cozy lounge area, our small, clean but nicely appointed King room had a view out over Newbury Street. The moderately firm bed was extremely comfortable. Our third floor room was quiet. A very good complimentary hot breakfast was served each morning in the 1855 Wine Bar space, which becomes a small restaurant and wine bar in the evenings. However, the true proof of the outstanding hospitality we experienced was when one evening before bed, i inadvertently spilled an entire cup of hot tea all over the white bed linens. Mortified, i ran downstairs immediately to confess my blunder. I was earnestly reassured that everything was fine, and Emily, the young woman manning the desk opened up the linen closet and presented me with a new set of linens, offering to help me make the bed. I declined her sweet offer and returned to my room. All the staff members we encountered over the course of our stay were friendly and helpful, and went out of their way to make us feel welcome. A real gem. Relaxed yet charming. We will definitely stay here again on our next trip to Boston.

A perfect spot right in the heart of Back Bay, with better than expected value. We had Red Sox tickets and wanted to be close enough to walk to the stadium plus enjoy all of the shopping along Newbury Street. The hotel staff were friendly and stashed our bags early in the day. The second floor rooms are actually decently sized with high ceilings and appear to be well maintained despite the age of the building itself. You will have to contend with some street noise if you're on the front-facing side, especially on busy weekend nights (there is a cafe right downstairs). And as with most boutiques, the amenities lag compared to bigger hotels. But it's hard to complain too much when this is a very comfortable and affordable option that gives you access to so much that the city has to offer. Would definitely recommend.

This hotel was lovely! We have stayed at many hotels in Boston and it is always overpriced. This hotel was reasonably priced (for Boston) and was in a beautiful location right on Newbury St among all the shops and a block away from Copley square. It was also very close to the T allowing for quick travel to various locations. The king room with bay window was spacious and clean. The view onto Newbury made you feel like you lived in Boston. Also, there were some tasty cookies in the lobby. We would definitely stay here again.

I needed to be in Boston for two weeks and The Newbury Guest Hotel was suggested as a nice place to stay. I absolutely fell in love with it. My room was so bright and comfortable it was sometimes difficult to go out into the February cold.
The staff was wonderfully helpful, professional and kind. Everyone at the front desk was happy to answer any questions. The Housekeeping staff was always cheerful and happy to leave an extra tube of shower gel or shampoo.
I loved the always available water, coffee and tea bar. Most mornings I'd tip toe down to the lobby for tea or a latte before the rest of the world was awake. I'd have a little chat with the night manager who had great suggestions for things to do in and around Boston.
The Newbury Street location is the best. So many shops and restaurants. Lots of life and activity. Some days I'd spent a little time sitting at the large window in the bright and sunny "living room" just people watching.
I do plan to spent more time in Boston and will most definitely stay at the Newbury Guest House.

Best aspects of The Newbury: character, location, parking in the alley right behind the hotel (additional fee). We did not want to stay in a tall multistory hotel, and we really liked the character of the brownstones on Newbury St. We stayed in a room with a bay window overlooking Newbury St. Another aspect we liked is that you can easily communicate with the front desk staff via text, which was very convenient when we had questions or had to communicate about parking and checkout. We booked direct, but a piece of advice: prices fluctuated a lot while we were looking. We cancelled the initial reservation we made because prices dropped about 40% the next day.

This not a traditional hotel. It's a small, quaint, historical building on Newbury Street (there is a French restaurant at street level), with a small amount of rooms. The feel of the hotel is classic, but it is well maintained with modern amenities.

The small lobby is pretty, and it has places to sit (with a chess board); a refrigerator with beer, wine, and soda for sale; and a cabinet with coffee, tea, and a machine that provides still and sparkling water, all complimentary.

Our room was extremely small: Just enough room to fit two full beds, a soft chair, a small desk, and a small cabinet with some shelves and a mini fridge. But it was a nice room. The bathroom was in great shape. The shower was modern and looked fairly new.

Unfortunately, our room had a view of the alley behind the hotel. But it was interesting to look at the backs for the historic Commonwealth Avenue buildings.

The location of the hotel is fantastic, right on Newbury Street, surrounded with about as many restaurant and retail options as one could hope for. There are multiple ice cream places within two blocks of the hotel. There is even a nice little market on the corner with all types of food options (helpful with the mini fridge). There are T stops a couple of blocks away in both directions, and the Gardens/Commons, Copley,and the Prudential Center are all a short walk away.

The parking fee was extremely reasonable given the location.

We would love to stay here again.

Stayed for Boston Marathon weekend, excellent location just a few blocks from the finish line and convenient to several running stores hosting events (Asics, Tracksmith, Nike, Rabbit and Brooks pop-up shops), as well as multiple T stops on the Green Line. Loads of options for eating and shopping, and I had a good walk to the public gardens, the Common, and even to Cambridge, Beacon Hill, and Downtown Crossing. I was in a street-facing room (211), and it was very noisy in the evenings due to loud patrons at nearby restaurants, but after 10:15 pm or so it was perfectly quiet. (Early sleepers should bring earplugs or request a room away from Newbury Street.) All the hotel staff were extremely friendly, courteous, and accommodating, and I was even given a little gift bag of bottled water and delicious chocolates for staying during marathon weekend. The bed was a little bit soft for my preference but still very comfortable. Espresso/hot chocolate machine in the lobby was fantastic (and a bit addictive), especially due to the chilly and wet conditions on race day! Because my inbound flight was very early in the day and my outbound flight was very late in the day, I spent a lot of time sitting in the lobby, which has great light for reading, as well as a selection of books, a cool chess set, and several phone charging ports. A bit of a splurge overall but not as insanely expensive as other hotels in the area during marathon weekend, and it was easy to leave my spectating spot on the race course, pop inside for a bit of warming up, and back out again.

This hotel has a great neighborhood feel location with a lot of upscale stores and restaurants.

The room was clean with comfy beds. It would be good for couples. It was a little tight for four people but adequate.

The common areas need to be more clean. The rugs need to be vacuumed more frequently.

Overall good for a one night stay.

CONS: Outlet not secured to wall. Empty art hooks in a 'boutique hotel.' Decor minimal compared to Expedia pictures. Old house so in room 206 the floor in bath and half the room slopes to point of objects rolling. Adjacent to elevator which makes knocking noise whenever in use. Housekeeping staff was consistently warmer than the three front of house staff I saw; rare eye contact, no greetings during our two-night stay. When I asked about missing bath products one 0.5 tube each of shower gel, shampoo, and conditioner was delivered to me to share for two people, in a 'boutique hotel.' Hotel emailed apology for my paying same for worst room without offers of anything in return.
PROS: location. Fast internet. Good water pressure.

Good:
Great location. Very central to Boston’s attractions. Felt very safe even while walking around in the evenings. Surrounded by many restaurants, cafes and shops (although we found the surrounding restaurants and cafes just average).
Price was very reasonable.
Staff was very friendly.
Coffee, water (regular and sparkling) and drinks in the lobby came in handy.
Very clean room.

Bad:
Very thin walls, especially if you have an inconsiderate neighbor who can’t seem to realize this fact.
Small rooms. Had a closet, but very limited storage for clothes, suitcases, etc.
Very small bathroom (you know it’s small when the bathroom door closes within 1/2” from the toilet.
Due to Covid, we missed out on the free breakfasts.

Conclusion:
Would we stay here again? We’d probably try out other hotels with bigger and quieter rooms, with the understanding that we’d have to pay more. However, we do recognize that it’s an old building that has been renovated (to which they’ve done a good job). So, if you’re looking for a moderately priced hotel at a great location and don’t mind the small rooms with thin walls, then this place will be fine. (Try to get a room at a higher floor overlooking the street, so the you get a decent view without the loud noise.)

Newbury Guest House is located in Newbury Street. There is a shuttle bus call Logan Back Bay express run every 20 minutes from Logan airport to Hynes convention Center. Our hotel is 4 minutes walking distance from the Hynes convention center. The cost is $7.50 per person.

Hi, a taxi is the easiest and a night cab is about $30 US. Day charge is around $35. When you come out of Logan arrivals there is a taxi rank across the road and is well sign posted. We flew in and out of Logan a few times and regardless the time of night there were always taxis available. Have a great trip, fantastic hotel and Boston is brilliant.

"If you go to Salem get the ferry there and train it back. Everything is in walking distance no need for cabs as traffic is quite bad."
