A welcome change from the chain hotel, this little gem was just the spot for my recent visit to San Francisco. This is a home converted to an Inn so I will describe it as a Bed and Breakfast. My lovely room was on the ground floor with access to the beautiful back gardens which is certainly a plus and very unique in a city setting. Breakfast is served in the morning within a very generous timeframe and included freshly baked breads and muffins. Ian, the delightful morning chef has a talent which may need to be scaled into a private bakery business!! Ian was also thoughtful and very accommodating to a last minute dietary request. Coffee, tea and water are self serve and are available all day.
This is an older home so the fixtures are dated and decor is not Serena and Lilly but that is the charm and ambiance of the Inn. There is a bit too much clutter in the parlor and I think that could be simplified in design and would emphasize the beautiful elements of the room. I imagine over the years there has been more add than delete in this room, however it makes for interesting morning considerations.
I have family close by and I look forward to staying here over and over again. I highly recommend to anyone who enjoys travel and the warmth of a private and boutique experience.

This oasis was the most wonderful find.
It is in a great area to access about 30 minutes from the international airport by taxi.
It is peaceful in its location despite the lively neighbourhood adorned with cafes, restaurants, and good shopping a short walk away. Easy access to bus routes into downtown San Francisco. This bed and breakfast accommodation is spotless, the bed comfortable, coffee, tea, fresh fruit and sweet snacks available 24 hours a day, breakfast varied each day with fresh fruit included. The staff were charming, welcoming and extremely helpful in planning our sightseeing. We will return as soon as we can.

My husband and I always stay here when we visit out son in San Francisco. We have stayed in both the Holly Room and the Wild Rose Room which both face the lovely courtyard. I am very noise sensitive and the Inn is so quiet and relaxing; in addition to being very clean. The rooms are spacious and the linens are top quality. The owner is incredibly accessible and responsive to any issue you may have. It includes breakfast and they accommodate your preferences and prepare a delicious meal. We have been visiting our son in SF for many years and this is a real jewel.

My oldest daughter and I traveled to SF for her birthday, and we were happy to find ourselves at this inn, which we'd booked sight unseen.
Cow Hollow is a great location - close enough to walk to Fort Mason and the Wharf, an easy Lyft ride to downtown and other neighborhoods. Our room overlooked Union Street, and was comfy enough for the two of us. Breakfast was delicious, the garden was beautiful and peaceful, and Timm was a warm and friendly host.
Two issues made my rating four stars instead of five. One, the heating in our room could not be adjusted, and it was way too warm. We did open windows, but that still didn't help much. We tried adjusting the thermostat in the hallway, but all that did was freeze out some other guests (which we later apologized for). We know it's an old building, but the heating issue negatively impacted our sleep.
The second issue is mobility - the stairs are steep, and there are many of them. Also, no elevator (because it's an old building.) While my daughter did fine, I found myself struggling a bit, given physical limitations and age. Our dear friends, one of whom is in a wheelchair, could not join us for a visit at the inn due to these issues, and instead, we met them out.
Other than these concerns - all was wonderful! We especially enjoyed sitting in the salon reading books, listening to classical music, and feeling transported. SF is my favorite city, and I would certainly return to Union Street Inn to enjoy it.

What an amazing find this old style boutique hotel is. Amazingly comfortable, incredibly friendly with hot bespoke breakfasts and an oasis of a garden.
Special thank you to Tim for his company, friendship making us feel very special, nothing food wise was too much trouble, his breakfasts were delicious.
The location is convenient, there is a tram stop nearby, cafes and restaurants just down the road and a very safe area to wander.
Highly recommend this hotel as a must stay in San Fransisco

What a wonderful place the Union Street Inn is. Set on Union Street, between Gilmore and Steiner Streets, we were only blocks away from excellent shops, boutiques, delis and restaurants like the vegan cuisine Wildseed. Breakfasts of fresh fruit, fresh OJ, eggs in many styles and a choice of breads were served every morning in the parlor by the attentive innkeepers. There was fresh coffee and tea all day and fresh fruit, madelaines and tea cakes for the sweet tooth. Our room was called English Garden and looked onto an actual English garden patio. The decor of our room was vintage Edwardian, like a trip to the fictional Bentinck Hotel in The Duchess of Duke Street mini series, as was the Inn's parlor where we breakfasted to the piano sonatas of Frederick Chopin.
We should mention how pleasant it was to meet other guests at breakfast, both local visitors who'd been there many times before and first timers (as we were) Stefani and Jost from Frankfurt. Over coffee and eggs Benedict, we shared the previous day's experiences, the good and bad of Waymo driverless taxis, all the things we couldn't get to do like taking a seaplane tour of the Bay Area or taking cable car rides all around. Just wonderful. Back home in New Jersey now, I can croon along with Tony Bennet how we too left our hearts at the Union Street Inn in San Francisco.

We are just finishing our most recent of many visits to Union Street Inn. We wouldn’t think of staying anywhere else in San Fran. The Inn is centrally located in an upscale neighborhood with many shops, bars and restaurants within a block or two. Easy walk to view the Golden Gate Bridge, walk in the Presidio, and visit the many parks and playgrounds. Each unique suite at the Inn is tastefully decorated and very comfortable. Breakfast is cooked to order and plentiful and served by gracious hosts. The most amazing draw is the fabulous spacious backyard English garden profuse with trees, plants and flowers. It is like a palace paradise fit for royalty. I frequently relax there with coffee in the morning and wine in the afternoon. It is very private. I heartily recommend !!!

The Union Street Inn is an oasis of calm and quiet, an urban sanctuary in an Edwardian house in a wonderful neighborhood in San Francisco. I have booked rooms for many friends and family members over the years but this was the first time I had stayed there myself. I stayed in the New Yorker room, a beautiful spacious room with a fabulously comfortable bed, a bathroom with shower and tub, a small table by the windows where I would have tea and write in the mornings. There is a lovely living room with sun streaming in where guests can can enjoy wonderful freshly made breakfasts, or a glass of wine later in the day. It feels like home. There’s a beautiful and fragrant garden off the living room, on the way to the Carriage House, where you can sit, relax, read. All of this, and the warm welcome you receive from Helen upon arrival, makes it the perfect home away from home. I loved my days there.

We were warm and cozy during our stay during the chilly, rainy Christmas holiday. Our room, the New Yorker, was right off the living room so we could wander out for coffee in the morning before the other guests. The B &B is conveniently located in a safe neighborhood away from noisy Union Square and within walking distance to good restaurants and quality markets. Our room was spacious with a comfy queen bed, elegant furnishings and the most gorgeous red painted walls. Timm made us a homemade breakfast- eggs benedict, frittata, brie and spinach omelet. He even accommodated an early breakfast before our flight home. Helen was very flexible when we needed to secure another night's stay at the last minute. Look forward to coming back in the summer where we plan to sit in the lovely English garden.

We chose to say in this neighborhood since it's close to where my husband used to live in SF. It's such a great area, just blocks from the water, lots of restaurants and shops nearby and the 45 bus is right down the street - convenient and affordable way to get around the city.
The Union Street in was charming! Our room, the Wild Rose room was on the second floor and faced the back garden. It was quiet, which was great because we wanted a relaxing vacation.
Breakfast was served daily and included fresh fruit, and your choice of eggs, bacon, chicken apple sausage and sometimes even French toast or banana bread! You could eat on a TV tray in the main living room or take your breakfast out to the back garden. Our last day we left before breakfast, but someone (without us even asking!!) wrapped up two slices of banana bread for us to take so we wouldn't be hungry. SO thoughtful.
Each afternoon there was a wine and cheese which was great! Just as we were getting back from sightseeing, there were some snacks to relax with and recover before heading out to dinner. Water and cookies were always out for snacking.

Our room did not have AC but the windows open and there are fans and there was a little "cooling tower." With the SF climate, we were quite comfortable.
There are "ground floor" rooms but there are stairs up to access the Inn itself, so one must climb stairs to get to said "ground floor."
Hello, the Inn was sold a few years ago and the new owner is Helen Youness. She is a very nice lady and we really enjoyed the staff and our stay!
Rates are different for the different rooms, but the pricing is very reasonable. Go to the website and insert the dates you are interested for the room you are interested in and or phone to inquire.
