Location to Kam III beach is awesome, couple minute walk through the condos. We stayed building 8-302. Not renovated unit, could see the ocean from the balcony looking down the condos though. Umbrellas were broken in the unit, chairs were crappy. Could’ve invested in the tommy

everything you have @ home is provided as well as any necessities for the beach and pool...just go and have a great time and anything it may not have you can get within 5 minutes of resort

I stayed in 7-402 in March. I will paste my review here for you. Feel free to ask any specific questions you may have. Please keep in mind that the unit MAY have been updated since we were there. This is a top level condo, two bedroom two bath and a nice balcony. Checking in at the office was fast and straightforward. We had an assigned parking space directly adjacent to the entrance to our building. The condo, at first glance seemed run down and dirty. The carpet in the bedrooms is badly stained. The tile in the kitchen is damaged (it looked dirty but it was actually missing chips out of the floor). There were roach traps dispersed throughout the kitchen (turns out that when you turn out the lights the roaches came out). The layout of the unit is actually quite cool. The first bedroom is at the front of the unit by the entrance. There is a bathroom adjacent to this 12x12 room (queen bed). This is the room with extremely stained carpet. The bed was above average. The room has a smallish TV. The bathroom is smallish. The floor and shower are VERY slippery when wet. We requested some slip resistant mats the day of our arrival (we had to leave a message for HSI because they are not available on the weekend) and mats were finally delivered on Wednesday. This front bedroom had a portable floor mounted AC appliance. This is a NOISY thing, though it did make the room much more comfortable temperature wise. The next room encountered is the kitchen. We found that there were varied and sufficient dishes and utensils, though the things in the cupboards were FAR from clean. We put everything in the dishwasher up front. The kitchen smelled much better after washing the dishes. There is a pullout bed/couch in the family room area. This was an above average bed. There is a window mount/through the wall ac unit in this room. It is VERY loud, but certainly helped take the edge off of the heat. There is a very cool spiral staircase that leads up to the second bedroom. This is the larger bedroom with a larger bathroom. The condo ran out of hot water VERY quickly every morning. We did have 4 adults and two children in our party. The unit is meant to house up to six people, though the hot water situation is clearly inadequate for so many quests. This upper bedroom is loft in every sense of the word. It is open to the family room area below with little to no privacy. The ceiling is very high. There are two fans in this area, but noticeably NO air conditioning. The other thing that was hard to deal with is that the light fixtures in the second bedroom did not work. We replaced the light bulbs, we tried everything, to no affect. The floor plan is unique and actually quite cool. Too bad the place has not been better maintained or updated. The lack of real air conditioning is a serious negative. We hoped for significant ocean breezes so that we could be comfortable and not have to run the window shaking noisy low class air conditioners. This particular unit does not come with any house keeping during the course of your stay. We were told we could order and pay for house keeping if do desired. We made arrangements for a midweek housekeeping hit the week before traveling to Maui. No one ever came to do this house keeping. Calling HSI is a complete joke. We spent 45 minutes and longer on hold on the phone to try and address the issues with the unit. HSI was utterly non-responsive. We made use of the bbq facilities several evenings. They were clean and functional. This was a very nice part of our stay. There are beautiful gardens around the resort. The pool was large, clean and warm. We very much enjoyed spending time at the pool after dark. The view from the lanai was very nice, though NOT exactly a city or ocean view. It's best description would be a garden view.

We booked that unit last May through HSI. We did not have the dirt or bug issues that others have noted. The unit does have some wear and tear issues (stained carpet, chipped tiles , roach traps etc) but other than that we did not find any dirt or bugs during our stay. We did not need to use the A/C that much but the one unit can be noisy. All the equipment worked fine and the layout of the unit is great and worked well for our family (my wife and I and our 20 year old daughter and 19 year old son). One of the kids slept on the pull out couch. The location is first rate with a great beach across the street from complex. The grounds are well kept and the pools , hot tubs are well maintained. Check in was easy and we had parking right outside the entrance to the building. There are a lot of stores and restaurants within walking distance. Overall I would say the room is OK not great but it met our needs and the complex is r ally nice with a great location. To sum it up we would stay in that unit again.
