There is no privacy on the first floors if you have your doors open. But you have grass access and essentially more room. There is also less ocean view from the first floor level. It is trade off. I would stay on the first floor if I had kids. Otherwise upstairs. I hope this helps.

Can you go for long walks on the beach? How long is the beach front?
One downside of the Koa Kea (don't get me wrong, it's a GREAT place and we loved every minute) is that they don't have their own beach. You can either walk to the left (east) to other hotel's and public beach areas, or climb down a few rocks to a long, curving beach serving some properties to the west. All beaches in Hawaii are public access, so using adjoining beaches is not a problem. But there are not directly in front of the Koa Kea.
