Grimston House is just outside of York and very convenient for the University or anywhere on the southern side of the city. It is a very friendly B&B with ample parking and lovely views over the surrounding fields. The three of us stayed in one room which was comfortable and spacious. Breakfast in the morning was excellent and well presented. A very enjoyable stay and somewhere I would definitely recommend.

We were looking for a B&B close to York, to make it easy to travel back & forth and saw Grimston House available & went with it. The property is set back from the road slightly, with an Entrance & Exit Gate. Plenty of parking, all at the front of the house. A well-tended mature front garden bounds the driveway and the flowers/trees/grass looked immaculate. Check-in time is from 3 pm & there is a caveat about late entries, but we arrived within the stated time period. We were met at the door by one of the owners & immediately shown to a double room overlooking the huge back garden. Both owners were welcoming & nothing was too much trouble. It was hot, but the owners advised us to leave the curtains closed to reduce the heat & to open the windows, which were easy to operate. We

Thank you so much for taking the time to write such a detailed review and so complimentary too. So glad you enjoyed your stay and it was lovely to meet you both, albeit briefly . The gardens are looking a bit sadder than normal at the moment as the heat and arid conditions are taking their toll, but we try to keep the weeds down as they still seem to grow!! Even the chickens have been poorly in the heat, but we shouldn't really complain We don't mind and do have late check ins but ask to ring us first as we may have to leave a key, so don't worry next time if you are running late . There is plenty to visit from here - so once again thank you and we hope to see you again sometime soon. Paul

We booked this fab place as a short weekend break. The place is well situated for access to both York and Selby plus most areas around The building sits back from the road in its own large grounds. There is a sweeping curved drive with plenty of parking space. The building oozes history and charm from the out side which is also in evidence also on the inside . We were given a very warm welcome by the owners and shown our room number 5.A good sized room this room has a large curved window overlooking the front of the house. The room is beautifully decorated and has a large and comfy sleigh bed a very large mirrored wardrobe. Which also holds the little fridge in which we found 2 bottles of water and a small glass bottle of fresh milk . There is a sofa and small coffee table

Thank you so much for giving such a detailed review for others. It is a fabulous property and we are constantly trying to bring it up to date it without losing its charm and characteristics. It has had such a diverse history since it was built as a house for a local landowner:- from a disabled children's home to a doctors surgery before becoming a bed and breakfast in the 80's. We do struggle with the lack of sockets with the age of the house, but am glad you found the surreptitious extension leads for your convenience. Its always good to know what guests find useful - or not !! We try to offer what we would like when away and sometimes we don't get it right but on this occasion thank you so much I feel we did. I do hope you will come and visit again. Paul

My wife and I spent 2 nights here on 25th. & 26th. May 2018. We could not have been made more welcome. our room was spacious with a great view over vthe garden and the Koi pond. It sems nothing was to much trouble for our hosts. There was even a couple of pieces of very nice jam sponge to enjoy when we returned in the evening. This must be the ideal place to stay if visiting York or the Races or like us attending a wedding at near-by Deighton Lodge.

Thank you so much Rob and Pam. You were a delightful couple and enjoyed your company very much so hope you will be able to bring the red rose to the white rose again. There is a lot of 'spawning' activity in the pond today so hopefully we will get some tiddlers next year. I hope your journey home was not too difficult and you managed to stay for the barbecue, as I know you were concerned about timings to avoid the seaside traffic at home. Paul
