I discovered Hollybank a good many years ago when I visited a great friend who lives in Emsworth and I wanted to stay somewhere. It was the beginning of a ‘love affair’ with this lovely characterful house and the family that run it. You immediately feel at home and are welcomed and taken up to your room. The rooms are all comfortable and spacious with en-suite facilities. Ive stayed in different rooms over the years and they are all lovely with that slightly old fashioned feel like staying at your grandmother’s when young. I always ask for a bath and it was large and solid ( not plastic!) and there was copious amounts of hot water.
The grounds are magnificent with acres of well kept lawn and surrounded by bushes of hydrangeas.
Breakfast is taken at a long table in the big dining room and you decide what you want the night before and leave your order on the hall table. The eggs are so fresh as they come from their hens. I always look forward to a trip to Hollybank and would never stay anywhere else in that area.

This is the b and b that makes you feel you are a guest at a country house . Beautiful house and grounds , this place oozes character. Beds comfortable, and the eggs for breakfast have been freshly laid by the hens in the garden. Run by very friendly, helpful family. Highly recommended

Have just returned from a 3 night stay at Hollybank Hotel. It was a fabulous experience What a lovely family, who just cannot do enough for you. Our room was very comfortable and looked out on a parkland garden with views to Chichester Harbour. The house is very imposing and makes you feel as if you are in a country manor but with few restrictions. We took our little dog and Ian and Roz made our and her stay fuss free and welcoming. Breakfast was served to us on the terrace as we wanted to have the dog with us and it was a very good breakfast. I would thoroughly recommend this gorgeous place to anyone. I aim to return 👍 It is ideally situated for walking on the South Downs too.

Wow! The house is hidden away in the centre of Emsworth and surrounded by incredible private grounds which include a tree house, mini zip line and forest. The rooms were large, comfortable and fully stocked. Ross and Ian are the perfect accommodating hosts and went above and beyond to ensure we had the most relaxing and personalised stay.

This is a gracious country house in a very quiet location, surrounded by gardens, orchards and woodland. We have stayed in three of the four rooms on different occasions. The Williams family have owned it over three generations, and one is made to feel like a guest of the family. The house has retained its 1820s character while providing modern standards of accommodation. It is nice to see some environmentally friendly measures such as milk and jam in glass jars and no individually wrapped toiletries.

Hollybank House is a timeless classic, run by a caring, professional family of individuals who take time to talk and more importantly to listen too. The house is very clean and the owners provide good quality sheets and towels - these things matter when staying away from home. The breakfast is very good and was included in the price of our stay. A little jaunt from town but there are taxis - point of note you will need to book one at least a week in advance we found to our cost!

We had a wonderful two night stay at Hollybank House (two adults and a dog!). The location is unbelievably quiet and ‘still’ in a way that lends itself well to a relaxing break. The family were welcoming and friendly. The room was immaculately clean. It had large windows that overlooked the beautiful grounds and let in lots of natural light. The en-suite bathroom was modern and appeared to have been freshly renovated.
There was tea/coffee in the room, along with a jar of sweet ‘goodies’ which we didn’t have but were still thankful for. They provided a slip of paper to make your breakfast choices (breakfast items and serving time) which was a good system!
The breakfast was in their dining room which is like something out of Downton Abbey. The Gentleman who served our breakfast sadly didn’t cartwheel into the room, juggle the condiments or serve us on roller skates, or whatever it is a previous reviewer expected from him. What he did was serve us a lovely cooked breakfast (the poached eggs were absolutely perfect - and from their own chickens). There was also toast, cereal and fruit juice available. He was very friendly and nice host.
The location was great. Emsworth is a nice small town good for a stroll with a promenade around its marina. It’s nicely situated for Chichester, the Witterings and Portsmouth (all places we visited over the weekend).
It is not a travelodge/premier inn, it is a unique, welcoming and comfortable bed and breakfast!

Friendly family run country house, with wonderful gardens, full of flowering shrubs, mature trees and singing birds. Our spacious room had a very comfortable bed, clean and bright, with plenty of fluffy white towels for the big bath. The view of pink rhodedendrons, roe deer and the sea was a delight. Downstairs we enjoyed drinks under the wisteria and playing the well tuned grand piano. Dinner was not available during our stay, but we were provided with cutlery and plates to eat a take away delivered from nearby. Our dog loved it. Delicious breakfast, round one big table so it was nice to chat with the other guests.

My Wife and I took a long (for us) e-bike ride from our home near Brighton to Emsworth. We booked direct and it was £50 cheaper than going through the usual sites, so bear that in mind.
What a lovely place very informal, very much a family run place.
A peaceful and tranquil idyll.
If you are in the Emsworth area make this place your choice to stay you will not regret it.

We have recently stayed at HollyBank House to attend a 90th birthday celebration. Our whole experience was excellent, the rooms were clean and comfortable and the breakfast was delicious. The catering for the party was carried out in a relaxed and efficient way. Nothing was too much trouble and we would highly recommend staying there if visiting Emsworth or the local area.
