The Springwater B & B is newly built to combine the charm of turn-of-the-century Saratoga with all the comforts of a boutique hotel. We are 1.5 miles from exit 14 of the Adirondack Northway (I-87) and only steps from the main entrance of Saratoga's historic thoroughbred race course. A casual stroll to downtown Saratoga with its wonderful shops, restaurants and galleries. Within easy walking distance are the historic Canfield Casino and Congress Park, The National Museum of Racing and Empire State College. We are within a 10 minute drive to the Saratoga Performing Arts Center, Spa State Park, Saratoga Lake and Skidmore College.Run by longtime Saratogians we offer the friendly personal service one enjoys at a cozy, family-run bed and breakfast. Spacious light filled rooms are simply furnished with oriental rugs and antiques mixed with luxurious new beds and mattresses. All rooms have gas fireplaces, flat screen televisions and individual climate control.Marble and tile baths combine an old fashioned style with spa like amenities. Each second floor room has its own private porch. There is a large side porch where breakfast is served weather permitting. The breakfast room and sitting room with wood burning fireplaces are open for guest use and gatherings. If you must work...we have complimentary wireless access throughout, as well as printer and fax availability. For convenience there is an elevator and a fully handicapped accessible guest room.
I scheduled an overnight stay at the Springwater Inn. It was described as adjacent to the lovely (and related) Springwater B&B. I thought this meant on the same grounds or next door. It was only a short walk away but, foolishly, I did not understand that the Inn is basically rooms over a sizable restaurant with a LOUD bar area. There were a number of steep steps to reach the second floor rooms. Very clumsy when lugging suitcases. Further, the bed was comfy but so high that small stools were needed to climb in. Anyone with limited mobility might never have reached the room (or utilized the bed if they did make it up the stairs). Finally, the room overlooked a very busy and very noisy 4-lane road. Thankfully, traffic noise decreased significantly after 11 pm. Be aware of the considerable differences between the Springwater Inn versus B&B.…

This was my first visit to Saratoga Springs and I could not have picked a better place to stay. All was wonderful. Leslie, Matthew, Lyn and their staff made me feel immediately welcome. I had the Battenkill room - with a private bathroom across the hall, but it was manageable. The room was pristine, air conditioning comfortable, breakfast is delicious, and having the Brook Tavern just downstairs was super for unwinding after a day at the track. Everyone I met there was pleasant and we never got tired of talking about horses. I can't wait to come back. I loved meeting the dogs Abby and Gigi also.

This is a comfortable, clean inn located in the center of the town, within walking distance of shops, restaurants and the racetrack. Leslie’s breakfasts are fabulous, and Gerard is a very warm and welcoming host. Highly recommended.

Thank you Miss Lynn for taking care of our reservations during the busy horse racing meet. Miss Leslie went way out of her way to accommodate a special request, let alone everything else she does as one of the Innkeepers. A big shout of to Mathew, another Innkeeper, who was very personable and professional. We stayed in the "sister inn" just steps from the main B&B, right above the Brook Tavern restaurant (lovely Victorian style home converted). Literally a three block walk to the race track. Perfect and lovely location. Breakfast each morning was quite delicious, just the right amount of options to choose from. All the staff we encountered were very pleasant and efficient. We are looking forward to returning next August! Side note: since this B&B is in such high demand, they handle their lodging reservations during racing season by the guest contacting the B&B directly. They are so kind to offer their rooms to repeat clients first. Which is a service that I so appreciate and respect. This is a family owned property. Every detail is seen to. 13 years old. Looks and feels new. Beautifully appointed. They've thought of everything. Bedside charging stations, fresh flowers, map of the town, helpful instructions (like how to turn on shower faucets), good towels, suggestions for restaurants and places to walk. Amazing breakfast!!

What a wonderful place to spend a few days. The building was spotless and the rooms were spacious. The made to order breakfast was a real treat and all this within walking distance to shopping and restaurants.

We had a lovely stay during a snowstorm at this beautiful b and b. Lynn, the owner, couldn’t have been nicer. Matthew cooked extravagantly delicious breakfasts. The entire inn is perfectly maintained, beautifully decorated and exceptionally clean. We can’t wait to come back. We stayed in room 6, which has a little kitchenette.

We loved this charming bed and breakfast! From being greeted by the sweet corgi named Abby, to the personal tour from Lynn, the spectacular room with a huge shower and fireplace…topped off with a yummy breakfast! Absolutely no complaints! My husband and I had such a wonderful stay at the Springwater for our anniversary. The property was lovely, our room was beautifully decorated, and the daily breakfasts were delicious. We especially appreciated that staff left us an anniversary gift outside our room. This B&B was one of the best parts of our trip in Saratoga and I look forward to staying there again someday.

After driving for hours, we were welcomed at the front office by Leslie and Gerard. All our tiredness disappeared. We were led to a beautiful, large room on the second floor of the Inn building. Huge king 4-poster bed , antique furniture galore, the bathroom was very clean and pristine, featuring a large walk-in shower, with several heads. The staff at the property are well trained, friendly, and very accommodating. Prepared to order breakfast is delicious and sumptuous, and the fresh home made muffins are to die for. Leslie and her family and staff will go to almost any length to make sure their guests are comfortable and satisfied. The Bed & Breakfast is located just a short, 10-minute walk from the Saratoga city center, where many great restaurants and shops await. And all the other famous Saratoga landmarks are just a short walk or drive away (race track, museums, state park, lakes, colleges, etc.). The location of the B&B is perfectly situated for exploring and relaxing. The two "Inn dogs," Gigi and Abbey, are friendly and will delight you with their clownish antics. On-site parking is convenient and the tavern on the property has delicious upscale pub food and great service. I highly recommend this B&B/Inn and will certainly return when we next visit the Saratoga area. Additionally, as a travel advisor, I will most certainly recommend this property to my clients looking to visit Saratoga Springs.…
