Ok...most honest review on here...I am going to address the things that persuaded me to book here, and how it all let me down. 1.) Pool not heated.. 2.) Our room was not only in need of a major rehab but 3 things were broke within minutes of walking in... the toilet wouldn't flush, toilet paper holder was dangling and when I went to call front desk about it...I realized the phone was broke 🥴 3.) They moved us rooms which was a complete other building (which is kinda weird) only to have another broken toilet! 4.) The ice cream....was ice soup 5.) The beautiful front that it shows on all the pictures...it's almost off to the side of the building and very hard to even see Would I ever stay here again...a BIG NO! In fact we left a day early and I am not a picky person, just an average Joe wanting a decent Hotel...this is not it

Stayed here when we went to Branson to see The Sight & Sound production of Queen Esther. This hotel was right down the street from the theater! Very friendly staff, comfortable beds and clean rooms. We went to dinner and returned to the hotel to find they had warm cobbler (3 different flavors), cookies and vanilla ice cream in the lobby! What a deal!!!! Will definitely stay here again!

Would have given a slightly higher score but found that after complaining about certain aspects to hotels.com, they contacted the hotel and were lied to by ‘Sarah’ who said the pool was open during our stay. It was not as other reviewers have noted on here. Very disappointing. Receptionist who checked us in was friendly but then, with the exception of some cleaning staff, everyone was totally indifferent - no friendly interaction. Booked especially to have a pool - pool was closed for maintenance. No apology. Room was clean and reasonable size - right next to pool which was closed. Furniture was all dark and generally felt ‘old’ - hotel felt as if it needed a revamp. Breakfast at a glance looked ok but in reality was not good. Everything was stodgy food and ultra processed. Clearly no kitchen facilities as everything was shop bought in aluminium trays and just heated up. Could not believe that we didn’t even have fresh eggs for the scrambled eggs - they were liquid or powdered eggs. All muffins and bagels were pre sliced (not well)and half put in cellophane bags. Couldn’t really understand this unless it’s a Covid legacy (wrapping items) - but we slice them all in half? Not good for the carbon footprint. One type of jam (jelly). Many of the guests appeared happy with this as can be seen from other reviews. I am definitely not over early fussy so quite puzzled at this. Not even one piece of fresh fruit. Cobbler in the evening was a big deal apparently - frozen trays of cobbler heated up and served with ‘ice cream’ that tasted synthetic and not like real ice cream. A huge no no for me were the ‘do not’ style signs. For example ‘on no account touch the ice cream machine until 8.30! ‘ Not exactly welcoming. And st breakfast- ‘leave the table if you’ve finished if there are people waiting!’. On check out we weren’t even asked if we had enjoyed our stay - not sure if this was because we had booked through a third party but totally unacceptable in my view. We will be staying in 15 different hotels on this trip - half way through and have not encountered such poor quality and indifference. Would have challenged payment if I had booked direct. On complaining to hotels.com it appears I should have complained to hotel (who usually refer you back to third party). This is not a good review - really unhappy that hotel staff lied in response to hotels.com. I usually book direct with hotels - used a third party as it was cheaper and easier to amend if plans changed on this occasion. In future, will look at direct bookings and branded hotels who in my experience are more eager to provide a good service. Will be ultra careful with independent hotels - such a shame.

Thank you for you wonderful feedback regarding your stay. We do have 2 pools and only 1 pool was shut down as the motor broke and we have that in order. This was beyond our control and not planned. I Apologize for this inconvenience. Many of our guests love our breakfast and most hotels have similar ways of doing breakfast. Offering of free breakfast is out of kindness as it is “Free” or “complimentary” you free to see if there is something for you or in not go out to dine and order what you like. The ice cream service starts at 8:30 every day, signs are there because children play with the knobs prior to time of ice cream. We had to recently replace a machine because of this. We apologize once again and we do go out of our way to make our guests stay wonderful. Third party bookings generally are more difficult to change or cancel and most hotel direct bookings work to accommodate guests needs. As far as branded I hope you find a pleasent stay wherever you go. Good service can happen anywhere and that goes the same for poor service. If you had issues about your stay I will always encourage you to bring it up to the front desk so we can try to find a solution. My husband and I recently travelled from Dallas Texas and visited Branson Missouri and stayed at Savannah House. Thank you Austin for awesome recommendations for vegetarian places to eat. Thank you also to Santana, and the entire front desk reception for always providing great help and knowledge of the area. Loved the staff . Very friendly. Every time we had a question, the front staff were incredibly helpful in making our stay so much more amazing. We loved the Breakfast and Dessert options at night. Cobbler, cookies were sooo good and yummy. 👍👍.👍👍👍 We also loved going for 1 hour morning walks every day .around the area of the hotel. Cleaning staff were outstanding especially Jordanna and Matt. They both did an excellent job, always cleaning our room to perfection. The entire crew always had a lovely smile and always said Good morning😀😀 Thank you so much for making our trip so memorable and beautiful ❤️❤️.❤️❤️ Everything was perfect and the entire staff were absolutely amazing. We loved every moment of our trip . We stayed in a double Queen Room on the 3rd floor and it was absolutely perfect . There was nothing wrong with our stay. We stayed from the 17th to the 21st and it was the best trip ever and so memorable. Best place to stay in Branson,Missouri. Recommend it to anyone visiting Branson .Savannah House is the best ever!! My elderly parents stayed in a handicap room and the recliner was awful to get out as the footrest took a Herculean effort to put it back down! Pool was not open during 90F weather- great disappointment.

We chose The Savannah House because of the proximity to The Mansion. It was a great stay! Comfy beds and pillows. The television was awesome! Good breakfast, great evening snack of cobbler, ice cream and cookies. Very clean, the owners greeted us and told us they had bought the place two months ago. I wish them the best of luck! Highly recommend!

Hotel was clean & personnel friendly. and helpful . The location was very good as it was not in the heart of town but was a little outside but the location was situated fairly close to everything. They also offered one of the best breakfast I have ever eaten at a hotel that was included with your stay.

The staff at Savannah house were very nice & helpfull. Me & my wife brought our 3 grand children to Branson, to visit Silver dollar city. We stayed 2 days at the Savannah house and would HIGHLY RECOMMEND this hotel. Very clean & staff members go out of there way to attend to our needs. My grandkids loved the ice cream & pies at night. My husband and I picked this hotel in Branson in the Ozarks to end a touring holiday in the USA. We selected based on the trip advisor reviews, which we always study, and telephoned the hotel a month before to check our requirements could be met. In 40 years of touring in the USA and worldwide, staying in all manner of hotel and B&B’s, and studying good and bad reviews, this is the first time we feel we have been suckered! Since submitting our initial review to Trip Advisor, the photographs on the hotel website and which were influenced our decision to book have been changed. Readers may draw their own conclusions from this. The photographs and reviews were vastly different to our experience. We would recommend looking at a google earth view of the property to observe the views of concrete from the windows. A detailed review is given below but in summary: - • The photographs and description we used to book were not truly representative of the property. • Staff misrepresented the hotel’s amenities and features to us. • The breakfast area was over-crowded, the food unappetising and a dead cockroach on the floor caused us to question hygiene standards. • We found the owner patronising and unhelpful. • The pool looked uninviting, set in a carpark. • A large part of the carpark is on a steep incline so not good for anyone with mobility issues. We booked a room for a five-night stay. This was to be the final stay on a 20-day touring holiday of the USA. We wanted to be able to kick back and - relax after our journeys. The booking was made by telephone directly with the hotel. We discussed the rooms available with the reservation’s agent. On enquiring about the view from the room first selected we were told it had a view of the carpark. We rejected that room. The agent then suggested we booked one of their King Suites with an in room jetted tub. She advised us this room had views of the surrounding hills and forests. The agent also advised us that the room would have a terrace. This information was volunteered by the agent, and we regarded this as a bonus and looked forward to being able to sit on our terrace in the evenings. We confirmed we would go ahead and booked the room offered. The booking was confirmed by email immediately. It should be noted that all rooms pictured on the hotel website when we booked showed views from the windows of the countryside. We arrived at the hotel early evening as planned. Check in was fine. However, as soon as we entered the room allocated, we had an issue. The “view” was of the car park and of a flat roof and parapet wall. Essentially, no view. There was also no terrace as we had been advised. We immediately returned to the check in desk and explained to the receptionist we appeared to have been given the wrong room. We explained what we had been told when the room had been booked. After some discussion, the receptionist, consulted with someone we took to be the duty manager. He told us they could put us in the Presidential Suite, and this would be at the same rate as we had paid for the room we had booked. We did not ask for this, it was the staff who offered it. This at least had a view of the countryside, in one direction. It was above reception so the traffic of those coming and going was noticeable. There was still no terrace. The room was far bigger than we needed. However, aside from a second bedroom and small kitchen area, there was nothing special about the room. It was certainly not as luxurious as the name implied. The side views from the bedroom were also of the carpark. The main windows looked out over the entrance drop-off area but did have views of the hills beyond. According to the receptionist, the only rooms with terraces were small and in an area of the hotel where they had no view. The receptionist checked with us how long we were staying, and we confirmed five nights. We therefore agreed to take the Presidential Suite for, what we assumed, would be the duration of our stay. The conversation with the receptionist was quite reasonable. The following morning, just as we were about to go out for the day, we received a telephone call from someone called Shannon, who we took to be the manager. After Shannon had given us her name, she said that she understood we wanted to talk to her. We were a little puzzled to get the call and advised her that we had not asked to speak with her. She then said that she needed to speak with us. Shannon then told us that she would have to move us back to the original room we had been given as the Presidential Suite had been booked from the following day. We explained that the original room was not what we had been told we would get, nor was there any suggestion when we were moved to the Presidential Suite that this would be for one night only. After a brief discussion that was getting nowhere, we went to the office to see her. We were invited into a very cluttered office. Shannon was sitting but there was only one other useable chair, so my husband opted to stand. There was no offer to bring in another chair. In the office, Shannon insisted that the room we had been given on check in was the room we had booked. We explained that it was not the room the reservations agent described to us, with a jetted tub, terrace, and view of the mountains/hills. We had enquired and specified when booking about the room and explained why this was important and that we would not book unless they could provide this. Shannon tried to argue semantics regarding whether we were told mountains or hills implying that we could not have received the information we did as there were no mountains there. She then said that none of the rooms of the type we booked had a terrace. We were therefore misled by the booking agent (her staff!). Shannon’s approach was very much that it was our fault that we had booked the wrong room. We reiterated that from the website (as it was when we booked) and from the discussion with the hotel on booking we expected the room to have a scenic view and a terrace. We also reiterated that we had asked about the view before going ahead with the booking and what we had been told. We would not have booked this room had we not been misinformed. Although Shannon said that she was trying to help us several times, the only options presented were to return to the room we had initially rejected or to check out. She told us no other rooms were available and was not even prepared to help us find an alternative hotel. We failed to see how she was “trying to help us”. During the conversation, Shannon’s phone rang, and she immediately stopped talking with us and answered the phone. This was simply rude. During the conversation, one of the receptionists brought in a phone and asked us if we wanted to speak with the owner of the hotel, Andrea. We saw little point but nevertheless spoke with her on the phone. Andrea offered nothing further. Although she apologised, she offered no other solution and simply repeated that we could either stay in the room which was not acceptable or leave, telling us that the hotel was fully booked and no other rooms were available. She kept repeating that the room her staff had put us in was more expensive than the room we had booked. Andrea blamed new staff at the hotel for giving us incorrect information and said that this was a great learning experience that she would use for training. As you might imagine it made us feel a whole lot happier being told that we have helped Andrea with her staff training issues! We find it hard to believe that any member of staff would have said what they did without authority. Andrea then said that we had disrespected her staff on reception and her manager. We disputed this and pointed out that the conversation with the reception staff on the evening of our check in was quite reasonable and even amiable. We were certainly angry the following morning – not surprising given the way we were approached, the situation created by the hotel and that no-one was offering any reasonable solution. However, we had said nothing which could be considered “disrespectful”. We could only conclude that it was the negative feedback that was considered “disrespectful”. We further concluded that Andrea considered attack to be the best form of defence and that her tactic was to put us on the defensive and just keep talking at us and not listen to us. Andrea was very patronising and suggested that we needed to “change our outlook on life” and that she had found that often “good things come out of bad situations if we only change the way we look at them”, a comment we found quite insulting, as if it was our fault that we had been misled and that we should simply accept the situation. Andrea offered a 20% discount, but our answer was that this was not about money. We wanted the room we had been advised we would get when booked. After a lot of wrangling, she agreed that if we checked out that day, she would not charge us for the one night we had been there. She repeated that she was trying to help but effectively was offering nothing more than a “take it or leave it” solution. We asked if she was associated with any other hotel or association, thinking that we could perhaps be ‘walked’ to another hotel. She replied she was not but then did offer that her staff would call around for us. This offer did not materialise. We were left with no option but to sort out alternative accommodation for ourselves, at short notice, approaching a weekend, in a busy resort. We wasted the next few hours finding an alternative hotel, packing, and moving. This cost us time and money. Our plans for the day were wrecked. My husband took the cases to the car whilst I waited in reception to check the bill through with him to ensure it showed the full refund promised (full payment for our stay had been charged to our credit card on check-in). The reception staff were smirking and appeared to find the situation hilarious. Looking again at the hotel’s website on our return home, we could only conclude that the photographs of the rooms must have been edited. At the time we booked, and on our return home, all showed views of trees from the room windows. Whilst some rooms may possibly have such views, it is obvious from the layout most do not. The photos of the Presidential suite, which we stayed in for one night, were certainly not as the website showed. For example, the second bedroom showed a view of trees from the window. That room looks out over a car park. However, looking now at the web site, we note that the room photos have been changed and only one shows any view from the windows. For the others, the window “views” are now blank. The hotel’s home page shows an attractive waterfall and lush vegetation, leading one to believe that the hotel is set in pleasant, landscaped gardens. We certainly believed that is what we would find. The approach to the hotel is as the picture shows. However, once past the entrance it is a different story. The approach appears to be the only landscaped area, the hotel itself being an unattractive, rectangular building surrounded by a car park. The breakfast is described on the website as a “Hot, Deluxe Breakfast.” We had one breakfast that could best be described as below average. There was insufficient space and seating to deal with the numbers of hotel guests. The crowded room had a squalid feel and there was a dead cockroach on the floor of the food serving area. The free dessert the evening before was a similarly uninspiring experience. The much-vaunted free ice cream machine was out of order, a not infrequent occurrence we gather. We did not use the pool, we did not get the chance to, but frankly, when we saw that it was stuck on the side of the hotel with glorious views of, you guessed it, the car park, it is not a place we would have wanted to sit around and relax for any length of time. The nicest looking part of the hotel is the small patio in front of reception where there is a water feature (shown on the website to promote the hotel). The reception staff proudly told us that this is where all the smokers like to gather in the evening to watch the sunset. We witnessed this. As non-smokers it hardly made it an appealing prospect. In our view, this place is little more than a motel with pretentions that it fails to live up to.

Thank you for your review of your experience at Savannah House. I remember our multiple conversations as well as how you spoke to our front desk. We did refund you for your stay and we did not find another hotel for you because of your comments and treatment regarding our rooms and the specific view you were looking for. We knew you would not be satisfied. I will not comment much on this as we extended all the kindness and nice words to try to help you have a good stay and you did not appreciate our help. The way you spoke to all our staff including myself God knows how the interaction was on both sides. I pray for your safe journey on the rest of your trip.
