We stayed here two nights. The hotel is wonderful. It has super comfy beds, super clean. It looks recently remodeled. The pool was clean and warm. The breakfast was very good the options were biscuits gravy,eggs, oatmeal, muffins, apples, yogurt, toast, bagels, coffee, cereal and juices. Very well stocked at all times. Our only small problem was the second night we got noisy neighbors. They blared their music until about midnight. I called the front desk, and the guy seemed unconcerned, but told me he would ask them to turn it down. However the music continued. This is THE hotel I will book from now on while in Branson!

Great value! Can’t beat the price! Of course you aren’t getting anything fancy here but who needs fancy for a one night stay. It’s an average motel with older decor but still provides all the comforts you need- clean bed, hot shower (fyi shower head is low maybe 5’5”), fridge in room, hair dryer. The Nice clean warm outdoor pool was refreshing at the end of the day. Free hot breakfast with many cold choices as well. The area is nice, the guests are good quality, felt very safe.

The rooms are nice, has a refrigerator, beds are very comfy, shower heads are wonderful lots of hot water, nice thick towels, has a breakfast room. Enjoyed my stay will return. It is off the main road close to everything. Quiet area.

This was our second time to Branson and chose this motel because of it's high ranking. This will be a brief review: Check in was smooth, staff was nice. The motel like almost every other one in touristy Branson is conveniently situated. The bed was comfortable which for us means not being hard as a brick. The lighting over the sink was very good. The following was what we experienced in our room (219). One of the 2 room keys didn't work . afraid we were going to break the key off inside the lock. Had to go to front desk to get a hairdryer. No microwave in the room. To be fair, they didn't list one on their website, we were just hoping that was an omission. No iron/ironing board, the bathroom toilet had not been cleaned because there was a ring underneath the rim. The sink had a clog to which I notified the front desk upon checkout. No comments on the free breakfast because we ate out that morning. If we ever had the opportunity to visit Branson, we will stay elsewhere.

Why is this motel not given a better rating? Looking for a quite, clean, inexpensive motel, this is for you. Staff was very kind. Start your day with a hot breakfast(biscuits/gravy/scrambled eggs) or a cold one(cereal/fruit/yogurt/juices). Not far from 76, but still far away for peace and quite. If you have children, there is a play area, and there is also, picnic tables. Would I stay there again? YES!

This was our first time staying at twelve oaks inn and we will definitely be back! The rooms are simple but super clean and affordable. The staff was all very personable and super friendly, they even switched our room around so we could check in early last minute. The breakfast was great and the location was central to everything. Would definitely recommend!

This hotel is older but very well maintained. Everyone was very nice. The breakfast was great—and oh the peach juice was delicious; the beds were super comfy; and it’s a great price! We’ll definitely be staying here again!

Great location just off the end of the strip near White Water. Rooms were clean and comfortable. Great price and great value for that price. The bigfoot attraction has a light display that reflects off the pool and hotel so it was great to swim in the evening with our kids and grandkids.

We were frequent loyal customers until this happened. I called weeks before and made a reservation for our free night accrued through a six night stamped card and it was confirmed on the phone by a woman with an accent as free. After driving 5 hours to get there we were informed that they had stopped taking those cards and our night was not free. Did nothing to compensate at all. Of course, we did not stay, nor never will again. Twelve oaks, The Spinning Wheel and Scenic Hills Inn are all the same owners. We will never stay at any of these again. Beware!

close to all the attractions. the rooms are simple but are spotless and contain everything you need. good large comfortable bed. the only downside is the old AC which is noisy friendly staff. pool and amenities are also great. highly recommended!!
