We have stayed here for years and loved it. Last year we stayed here as well and other than the noise level (we were directly off the lobby) it was perfect. This year though was different. We showed up before check in time and were told that to check in early we’d have to pay $25 per room (before that was waived if you were a member). We’d been up since 4:30 AM and my toddler needed a nap so we paid it and were given our room (100).
We walked into our room and it was immediately musty smelling. We set everything up and I sprayed room spray to help with the smell. After our son ran around a bit we got him ready for his nap and noticed his feet were completely dark/black from the carpets…
The ceiling was cracked and starting to crack in other places. The side door from the parking lot only worked about 1/2 the time and in general it was a very noisy location for the room (doors slamming, kids running, etc).
Then the breakfast area- the pancake machine didn’t work, the ladies struggled to keep up with the demand, and just overall felt lacking compared to previous years.

We stayed a few nights but left early. The room was clean and housekeeping did a good job. The breakfast is very lame! The same sausage and eggs every day! The pastries they put out are just pecan twirls. They had no liquid coffee creamer which was very lame! Some cheap powder packets. They have no waffle maker but they did have a pancake maker. And forget about yogurt! Their version of yogurt is a big bucket of yogurt with a pump. They are just getting by with what they can and yet charging almost $200.00 a night. When I asked for any discount due to the breakfast they would not do anything hence why we left! We ended up staying at a brand-name hotel with an excellent breakfast buffet and only paid $140.00. One lady who was staying there went out for breakfast. When you are paying that much you shouldn't have to go out for breakfast! The second thing is they cater to BALL TEAMS! Lots of big groups! A bunch of teens slammed doors and they took over the hotel pool. The last night we stayed there the pool outside was full of these kids while the parents were all drinking adult beverages around the pool. This was not cool when there were other people's small kids around!

Wonderful clean and very accommodating hotel. The staff was number one in attending to every need and every question. We were there with our church group. They met us at the door, all twenty of us. They were very organized and delivered our luggage to each room without incident. The hotel breakfast was above average and a clear 8 of ten.

Not impressed with this hotel. The price was really cheap and had good reviews, but we found the hotel to be run down, not very clean, and not great breakfast. The beds and bathroom were clean, but lots of stains on bedskirt, chairs, and carpet. The hallway and our room had an icky smell. There are two buildings and one has an outdoor pool and the other the indoor pool. Kind of a pain to get if you are not in that building. The indoor pool room was obscenely hot and stuff floating in the water. Staff were all very nice, but we just prefer nicer hotels.

I have never experienced arriving at a hotel at 11am and no rooms are available until 2pm to not be charged for early checkin but checkin is at 4pm. I didn'tmind paying the early checkin fee so my family & I could start enjoying our vacation. So my family and I go to get some food and walk around Walmart for 3 hours. To call the hotel as instructed before coming and if ready can do early check in. So 2 pm comes around and the rooms are still not ready and was told that 2pm was not guaranteed. So now our festivities that was planned has now been severely delayed. Not a great start! I go up to the desk @ 3:15pm to be told that one room is ready. So now 5 minutes til 4pm I'm being told the same thing that only one room is ready. Now I am becoming very frustrated for the amount of money that was spent for what was supposed to be an enjoyable vacation for my children has now turned into a vacation from hell. So I get called up to say my rooms are finally ready at 3:58pm after sitting in the lobby for 2 hours.

If you're considering staying at this hotel I'd think twice. When I booked this hotel I think I knew the hotel had two different buildings, however, I didn't put much thought into how different the two buildings would be. The main building where you check in was nice but our room was in the second building. The outside of the hotel felt run down, but I'm not necessarily bougie about hotels. Our room was fine. However, the first thing I noticed on our bed was a little blood stain on the sheet. It wasn't huge and we were tired so I was just going to let it go. However, 20 minutes later my daughter noticed a bug on her bed. We immediately searched what bed bugs looked like and sure enough it fit the description. She moved a pillow and there was another. I called the front desk and asked them to move rooms. Truthfully, if it hadn't been so late I would have looked for another hotel. The front desk staff was nice and moved us floors but I had a had time falling asleep after that. We killed the first bed bug and kept the second alive so they could confirm it was one. However, the person who came up to our room was just as creeped out as we were and didn't want to enter the room. I hope the hotel took this seriously and went through the proper protocol to remove the bugs. We were in the room less than an hour and hope we didn't bring any home with us. The new room was fine, but it's hard to feel comfortable in a hotel after that experience. We also had issues with our keys working and had to get them re-keyed several times. The nicest part of the second building is the breakfast seating area. At night the wi-fi was slow and pretty much worse than the dial-up days. During the morning it worked fine. I'm assuming it couldn't handle everyone using it at night.
Even if we didn't have the bed bug situation I wouldn't stay at Grand Oaks hotel again. I think there needs to be more transparency about the two buildings and show clear pictures of both. We appreciated the staff's willingness to move us quickly into a different room, but it was a good lesson for us to check the beds more carefully going forward. If you see drops of blood on your sheets, it's most likely bed bug blood.
One last thing, if you're not familiar with Branson the perk is you are right in the main part of the strip and are in close proximity to everything. However, making a left out of the parking lot takes some time and then making a left onto highway 76 can be rough during the day when traffic is heavy.

Very pleased with our stay here. Its location is quiet and just off the main part of town. Going to the different entertainment venues was a breeze. Beds were very comfortable and the room was clean. Breakfast each morning was a big plus. We experienced sound nights sleep here - largely due to the quiet. The staff are polite and accommodating. We stayed six nights and it was so nice to come back to each evening after a full day of enjoying much of what Branson has to offer.

This place hass two buildings with the indoor pool in the first building that is an uphill climb for seniors that is difficult to do. No golf carts for transport between buildings . Breakfast is the same every day- very boring for those staying more than a day or two.

DON'T STAY HERE!!!!!
This hotel advertises as a "luxury" hotel but is definitely NOT!
Not only was the soap dispenser in the shower leaking soap all over the shower floor there's no vent in the bathroom there was no Kleenex in the room no extra amenities like what you would get from a chain hotel.
We got a king size Jacuzzi room because we were celebrating an anniversary and not only was the room totally drab colors so uninviting ...the bed a little saggy but the Jacuzzi was not working like it was supposed to although the hotel would tell you otherwise because they don't want to fix it. There is a really small showerhead. The sink would not totally stop up.
We had planned to stay two nights but of course that wasn't going to happen.
Rita, the general manager was so rude and ugly and only wanted to take $38 off of a $215.43 room. and Rita also HUNG UP ON ME so I guess Customer Service is not a priority to them.
Not able to send a video but the pic I took of the video shows no bubbles or any pressure coming out of the jets. Maybe three or four of the Jets on the backside we're working but if you're laying against them it does you absolutely no good. I can't send the video of the sink that would not stop up but sent a pic of water running in the sink and not stopping up

Got a room here kind of last minute. Was given the online price. For the money ($77 off season) it was clean and quiet enough, always always someone above you won't stop pacing when you are trying to sleep. Adequate parking, clean and comfortable. Nice location. Shampoo/Body wash is a combo in the shower dispenser. In room coffee was awful so get it at the breakfast area instead. Breakfast was good enough for the price. There were hot eggs, sausage links, lots of carbs, bisquits/gravy, yogurt, didn't see much of any fruit. Guy at check in and lady at check out were very nice. I would stay here again.
