Thoroughly read all reviews before booking, but ultimately made my decision on its location, price and aesthetics. The room served its purpose and I loved the decor, but to make me a repeat customer and in order for me to recommend this motel, please thoroughly clean your floors!!!! Read the reviews. The floors are dirty. The back window is missing a screen, the bathroom had mold issues and smelled musty, rusted light fixture in the bathroom that was flickering with two different colored light bulbs, chipped doors, dirt on the bathroom floors with dirty grout, no tub stopper, misaligned toilet paper holder, too bright a light over the table, broken light at door entrance outside which I asked to be fixed but never was, air conditioner way too loud, refrigerator leaking, stained bedding and not enough scratchy towels provided. Address these issues and you 1) will be able to charge a higher room rate, and 2) will attract more repeat customers. Front desk was empty at 2 pm when we arrived. We called to let them know we arrived, but no one called us back to check in. One full size bed for a couple is not large enough. A king or queen would have been much better. We barely fit in this bed. No orange juice replenishment provided. A pool that is covered and unusable. Fix the pool and allow guests to use it! It is a sought after amenity! What I loved was the location. The staff was helpful. The grounds are beautiful and kept in fairly good shape, except for the statue with the broken arm and lots of outdoor entryway lights broken. This is a hazard to guests when they arrive at night. I would think twice about staying here again unless these things are addressed because I am concerned about cleanliness and germs, especially in the age of COVID-19. Address these issues and you will have a real gem in your possession. Also, please clean trash and refresh guest rooms, especially over a 5 night stay! I did not enjoy making my own bed and emptying my trash while on vacation. That is why I pay to stay in your motel instead of staying home for free. Lastly, the breakfast spread is very good for a continental breakfast.

For the most part this was an enjoyable stay. It’s a lovely property with easy access to other regions of the Cape. I rented a room with a king bed and a kitchenette and I liked the space, but didn’t like that it was advertised as ground floor when it was, in fact, garden apartment - half underground. So it was quite dark, smelled a bit musty, no porch to sit on, and the entryway was unappealing. That said, the bed was comfortable and the decor was light and fresh. This unit could be improved with a throw rug or two, a bath mat, (vinyl plank flooring throughout) and a toaster. A coffee maker would have been nice as well, but it was a short walk to the free breakfast to fetch some. They put out a nice daily spread.

This was a very welcoming little cottage. The decor was lovely and made the most of the space. I wish I had stayed more than one night. It was closse to the road, but the cottage was very quiet. The grounds were lovely and well maintained.

I’m confused at the high reviews. Pics are deceiving. Although at first arrival it seemed as nice as online pics showed there was a musty smell in room and the floors were filthy. Our feet were black within minutes of walking around. Toilet was unevenly bolted to floor so it was tilted. Shower curtain liner was stained and dirty looking and tub drained slow. Luckily we were only passing through and stayed less than 48 hours. For a two star place I guess I shouldn’t have expected more but chose here based on the rave reviews and pics. Access to washer dryer for beach towels/suits was convenient and having microwave and fridge, toaster was also nice. But I don’t think I’d stay again.

If cleanliness is important to you, this is not the place for you. Traveled in a family group. Had 5 rooms total. One room was swept.. pile of mess and broom left in the middle of the room. All rooms had vinyl flooring... none of the floors were mopped. Totally gross floors. Our room had something sticky on floor which attracted a trail of ants. No "maintenance" person was there to help with ants. Front desk person had no access to cleaning products or ant spray. Would have left if we were not with a group. Husband and I went to store for cleaning products. This did not get rid of ants. Had to go back to store for ant spray. Talked to two front desk clerks and manager about all of work we put in to get rid of ants and cleaning up room... was very dirty for my standards so I cleaned room so that I would be comfortable. During our four night stay, no one checked in with us about ants. We battled the ants for 3 days. Expected my room rate to be adjusted because of all of this, but I was just charged over $1000 for 4 nights. Sent email to owner/manager and no response. Another room in group had substantial water leak when it rained. This used to be a nice place to say. Had stayed here many times before, but hotel was sold a year ago. Not the same place that it used to be.

Really nice place and attention to detail. Professional looking decor. Small rooms but very clean and pretty. Freshly painted look inside. Excellent breakfasts and friendly staff. Comfortable beds. No daily room make-up, but very easy to exchange towels and access linens if needed. Owner takes pride.

We had high expectations based on the reviews..... But not particularly friendly on check in. Really stained dirty seats on chairs in room 18 and I dropped something and very dusty/grubby behind table between beds (though rest of room / bathroom were very clean). Towels could do with an upgrade. It advised in room that you could get breakfast things and go back to room, which we decided to do. We reached the breakfast area at 9.29 (finishing at 9.30) and it was being cleared away. Which is fair enough, but there was no way the lady clearing up was even going to wait a minute whilst we quickly got some stuff. Plus we were really surprised that in this environmental age that there was no crockery and all disposable items. On check-out the same lady didn't ask if everything had been ok, she just took the room card. I mentioned the dirty items and queried her unfriendly approach, which was met with a very sarcastic apology. Everybody has bad days and apologies if that's the case, but come on if you're in a service industry and dealing with 'Joe Public' you need to be customer-focussed. ps we headed in to Sandwich and had lovely coffee and croissants at The Brown Jug (highly recommended)

Plusses: Location convenient to village and beaches, Donna at front desk very helpful, reasonable rates. Minuses: rooms in need of repair and cleaning (tv and charger plugs broken..) Traffic noisy, pool not open, housekeeping doesn't come clean rooms during 3 night stay. Grounds nice but super noisy lawn mowing and paving going on during breakfast and check in times.

What a great “Hidden Gem”! First, it’s (obviously) in the first town when you go over the Sagamore bridge and right in Route 6A. The check in process was easy as could be, super friendly staff. Our objective was to ride some of the great CC rail trails. The location is really quiet and close to the Cape Cod Canal rail trail. The king room in the back was very clean. I really liked the laminate floors, no nasty rugs harboring who know what. The bed was super comfortable. The furniture is beachy and looked fairly new. There was a mini fridge and mini microwave on top of it. A coat rack with hangers and hooks. The bathroom was very clean, no odors, great water pressure. Although I didn’t partake of it, they offer breakfast and it looked like people were enjoying it. All in all, we really enjoyed our stay here and wouldn’t hesitate to go again.

I really wanted to love this place. It's an adorable little area with cute historic little cottages. Technically, one of the cutest places I've stayed. I just wish my experience here had lived up to that. With the other good reviews, I'm not sure if maybe I caught them on a bad day and happened to get a worse room or what, but my experience here wasn't that great. We got in in the evening, around 8:30 on a Friday night. Nowhere else that I've ever been has 8:30pm been considered "late" by any standard, so I didn't think I needed to call ahead or anything like that. It had just barely gotten dark. When we arrived, we couldn't figure out where to go. Their driveway isn't that well lit and neither of us saw any obvious signage telling you where to go - it just appeared to be someones dark house in the middle of the cottages. I called their phone to find out where to go to check in, and to my surprise, was met with their voicemail. Their office was closed, despite their email (and room key) saying the office is open until 10pm. I ended up calling the manager, whose phone number they give in their voicemail. I felt bad doing so, but since I couldn't figure out where to go, I wasn't really sure what else to do. I realize I was calling (apparently) after-hours, but the manager who answered the phone was very short with me and surprisingly unhelpful. "I don't know where you are, ma'am." was her response to me describing the building i was looking at and asking if that was where I was supposed to go. She did not try to help me other than telling me there's a mailbox by the office with keys, before hanging up without any further attempt to help. That's great, if you can figure out where in the world the office is. I ended up walking around with my phone flashlight on, trying to find this apparent mailbox. I must've looked sketchy (lol) because another guest that drove in stopped and asked if I was looking for the office, then explained where I needed to go. I found the mailbox and got our key, but it would've been nice if the Inn had provided any of this information in the email for late checkins (especially when 8:30 is considered late here). Thank you, helpful fellow guest. The room itself, again, was cute. But not actually pleasant. The walls are very very thin, which resulted in us being able to hear conversations (and lovemaking.....) from the next room and quite a bit of traffic noise from the road. The bed in this particular room was VERY loud and not particularly comfortable, paired with pillows lumpier than potatoes. The door had a gap at the top big enough to let light in. I appreciated the extra lock on the door, though. The shower had hair stuck to the side, so I am not sure it got cleaned before our visit. The hairdryer and light fixture in the bathroom both needed maintenance. Nothing was overly BAD about it, but all those small things just all added up into being a not very pleasant stay. I really wanted to like this place but it just was not a great experience.
