I really feel bad with this review. The owner is a great guy, but it appears the inn itself is not well maintained anymore. The mattresses are old and lumpy and probably haven't been updated since 1980. The rooms were dirty - the housekeeper did replace the towels and emptied the trash containers however. Plumbing is very old. Dusty, cobwebs, and I found stains on the pillowcases looked like old blood. The doors do not lock and there are gaps in all the windows and door screens, some won't even close. There are spiders in the rooms. I know this may seem charming but it was beyond "rustic". There is no more morning breakfast, you will get a few pieces of sour fruit and bread. The coffee is cold or non-existent if you are an early riser. The milk and juice are locked up. Its convenient to the melody tent if you want to walk to see a show but I am sure there are more comfortable places to stay. I just cannot recommend this place at all. There seem to be locals now renting rooms there, I am sure they are all ok people but sometimes you never know about safety.

The location in Hyannis Port can't be beat for touring Cape Cod or taking the ferry to Nantucket. The Inn's decor is charming, comfortable and homey. And it's dog-friendly! But even better than all these attributes is the hospitality of the owner who is font of information about where to go, what to see, where to eat and how best to do it all. He even has written pages of info on the best options for different parts of the Cape and is great at helping plan an itinerary if you need it. Can't recommend this place highly enough!

So happy you all had a nice time. That's what I try to do, just make the trip out to Cape Cod the best you can have. :-) Being dog friendly is because the pup is family, not a pet. There is soooo much to see and enjoy Cape Cod from here at the Simmons Homestead which is your home here on Cape Cod. Keep coming back and get the $20 a night off discount for returning guests. Bill

My wife and I were to stay here on our honeymoon in 2000. We didn’t stay more than 30 minutes. We made an excuse that we had to leave in a hurry and were willing to lose money.He did refund our second night at least. Old decrepit room with no locks and gaps in the door jam. Definitely a creepy vibe to this place. I can see that some travelers find this a great oasis,but from the negative reviews,I can see it hasn’t changed much.

We stayed at the Simmons Homestead for 3 nights. The rooms were old, but it is a building that was 200 years old which made it unique. The Inn Keeper Bill is a delight. He does everything to make sure your stay at the Inn and the Cape is complete. Every morning Bill asked our plans and gave us an abundace of information and advice. Our dog Zimmer was welcomed with open arms. The back yard area was beautiful and relaxing for all of us. We will return! Thank you Bill!

My mother and I wanted a quiet place for our 5-day visit to the Cape in high summer= a tall order. But at Mr. Putman’s we found the ideal spot. A quaint but not cutesy inn in a secluded but easily accessible residential area, the inn offers quiet nights, stress-free mornings, an incredibly helpful staff, and a proprietor who knows everything about Cape Cod. Not just Hyannis, but all of Cape Cod. Everything. He has prepared fascinating, detailed literature about things to do in town, on driving tours, where to shop for X or Y, where to eat (and what to order), and where one can get a drink (and where one cannot). We had wanted to stay on the Vineyard but were put off by cost and access. We “settled” on Hyannis and the Simmons Inn. We could not have made a better choice. The atmosphere and one-to-one service gave us the “. summer at the Cape” experience we were seeking. Moreover, in our wanderings, we did not observe anyplace comparable in terms of all the points mentioned. Mr. Putman’s inn will be my first-choice accommodation for my future visits to Old Cape Cod.

This was a cute B and B close to downtown and the harbor. Enjoy a drink on the back patio overlooking the beautiful grounds. Bill was full of knowledge about the entire cape. He has spent a lot of time compiling travel itineraries to take you any direction that you want to go!

Hi Laura, Glad you had a nice time. That's what we try to get everyone to have :-) There is a lot to do and see on Cape Cod and being in the middle we are the best place to go in any direction. What we do, and I know you must realize, is to give you more info than you can possibly handle so you just have to come back to see it all and then it'll change a bit and you'll keep coming back again and again and enjoy the quiet hours right here at the Inn. And ..... when a guest that has been here before comes back we take off $20 a night from the regular rates. Another great reason to keep coming back. See ya Laura, Bill

Bill, "the Innkeeper of sorts" has the 411 on all things local - we were well directed. He was welcoming and engaging. Simmons is quiet, clean and a great home base in the heart of the Cape. Love this area in the off-season. Don't miss Toad Hall if you are any kind of car buff.

Hi Dora, Glad we were of help in getting you around. Even if you had been here before, things change and we want you to go to the nice places and just enjoy. That's why we do Wine Hour at night. In addition to being a kinda social with other guests, we show you actual menus of the places we recommend for dinner. There over 80 places to eat from McDonalds to the biggest and best. We recommend less than a dozen, and guests have never complained and really enjoy our picks. We want you to feel completely at home here and enjoy every single minute on that you are here. E had an absolutely wonderfully relaxing weekend. Webstay d in the Rabbit Room, so-called because of the themed decorations. Our Innkeeper, Mr. Bill Putman was a wonderful and knowledgeable host, with everything from which restaurants to go to, places to see, and directions to all, The inn itsl f was charming, as my husband and I both live off New England inns. “Wine Hour” each evening provided a nice time to relax and chat wit other guests before going out for dinner. All in al, a fantastic fall weekend.

Simmons is a quirky and eclectic inn located in a quiet neighborhood about 2 miles from the busy village of Hyannis. The innkeeper, Bill, is a true Renaissance man who manages the inn, cooks breakfast, concierge to all and a collector of cars, single malt liquor and books. This bed and breakfast may not be the correct choice for all but if you like the unusual and no frills this is the spot for you.

First let me say the Inn is very unique and eclectic in decor. We were in room #10 that almost had a cabin feel rather than just a room. The place is very clean and pet friendly. Bill the Innkeeper is very welcoming and goes out of his way to make you feel that this is "your home away from home". The Inn is centrally located on the Cape (so very convenient) and we stayed there for 5 nights, We traveled the entire Cape Cod area, Newport RI, and Nantucket. New England is beautiful and Bill is a wealth of knowledge on the entire New England area ---Telling us what to see, suggesting where we should go each day with maps and informative handouts. Bill THANK YOU for making our stay enjoyable
