There definitely needs to be "sprucing up" on the property, e.g. hole in a window screen, painting exterior areas. BUT, our room and bath were immaculate. Office staff was helpful and made checking in very easy, offering to let us see the room before booking when we arrived.

I must mention the incredible breakfast buffet included with stay! Kelly Long is the chef who obviously loves what she does. She knows how to cook and bake! Here were some of her homemade offerings last week: four types of muffins (carrot, wild Maine blueberry, pistacio and one other), several types of quiche (I had the best spinach feta cheese quiche ever!), biscuits and gravy. Add bacon, homefries, scrambled eggs.... I could go on and on. Mind you, this is included in the reservation cost.

Had the distinct pleasure of staying here for three nights in mid-August. The room was super clean and the staff couldn’t have been nicer. The homemade breakfast alone was worth the money. A great value for the money and we will definitely be back.

This was a fantastic place. The room was clean and tidy. The bed comfortable. The breakfast was outstanding!! The breakfast selections were beautifully displayed by the lovely lady that made them. The vast majority of items were made from scratch--so very delicious.

Please BEWARE. This motel is not what the previous reviews indicate. The room was dark and drab and had spiders. There was a 1/2 inch space under the door where the sill and door did not meet. The door knob was loose and had clearly been accessed with some type of pry bar. I booked three nights in a specific room on the motel website and was placed in a different, substandard room. When I called the front desk to ask why, I was told I received the room I selected. I had the confirmation email w/me sent by Schooner Bay showing the room I selected and that they confirmed. The front desk clerk was angry, combative, argumentative and rude. I told him I would not stay in a room I did not book and wanted a refund. He told me there would be no refund and that it showed on his computer that I booked the room I was given. He said my confirmation email meant nothing - only his computer screen was right. When I asked to speak to the owner, the clerk gave me his card and said I could call him myself. When I called the number, it was the front desk. He had led me to believe that if I called that number, the owner would answer. I got nothing but the run-around and I believe I was not told the truth about several things. In fact, the clerk was so rude he hung up on me. We left without spending the night because we were so uncomfortable. The clerk was so belligerent that when I checked out, he refused to give me a receipt stating when I left. I have never seen any business run in this manner. Please, PLEASE, think twice before booking.

First the good: The room was clean, updated and breakfast was great. Nice landscaping.
The Bad: Our room key was taped to the office door and no one was there to check us in. The room had a very smoky smell and we requested a non smoking room. I called the number on the office door and the owner was in Boston. I complained about the smell and he said he has no control on what other guests do in the room. (How about airing it out before we arrive??) I also needed more towels and he said to press 0 on the room phone and a lady in the house behind the hotel will help us with that. There was no answer till the morning at breakfast when I spoke to the lady in the office.
There is no closet or hooks to hang anything. The shades are not dark and the porch light was on all night and made it difficult to sleep. We could hear someone on the other side of our wall in the bathroom that sounded sick.
The key stuck in the door every time and we had a hard time pulling it out.
The front window screen was bent and broke. The Air conditioner was very noisy and made it hard to sleep. There was a bottle cap stuck in the bathroom sink drain and no drain plug. The back of the bathroom door was very dirty but the rest of the room was clean.
No mirror or dresser in the room. It cost us $265 to stay there and was not worth it! We would only recommend the breakfast! We were on our honeymoon and it was the worst place we stayed all week traveling through Maine.

probably worst experience in accommodation in my entire life. Checked in late and envelope was taped to office door. Second floor room was a smoking room. as every other hotels were booked i had no choice . left my luggage in the car so not to pick up cigarette smell. had a stink in my nose until noon the next day. Bathroom floor was damp. 2 large dogs on first floor had a loud bark. will definitely drive by the next time.

An old fashioned roadside motel on Rt 1. The breakfast is great but the rest was not so good. Our bathroom had a very peculiar (mildew plus something extra) smell that made the stay in the room less than pleasant. Bedding needs a refresh as well.

We really wanted this place to work for us.

I had seen this place while passing through the area several times before so we decided to try it for our last trip. The room was very clean. The A/C was fairly new, the bathroom looked like it was just remodeled (or at least was very clean) and the grounds looked very well kept. The price was quite reasonable and the woman at the reception desk was very pleasant. The place also included breakfast but we didn't take advantage of that.

***Before I go any further, I want to note that I do not hold the motel entirely responsible for our experience. The woman we spoke with at the Motor Inn was very apologetic and she commented that our experience was certainly not the norm, and we believed her.

We encountered probably the most obnoxious and rude family we could have ever imagined during our stay. They had several rooms adjacent to ours. Not only were they outside having loud conversations late into the evening, they also let their young kids run around at the same time. (We too have young kids and they couldn't sleep with all the noise) These other guests were amazingly oblivious to the fact they were so loud and obnoxious. We couldn't take it anymore so around 10:30pm we called the front desk and soon after the crowd dispursed. Noise continued throughout the night in their rooms though. The walls were quite thin and we could hear every conversation, footstep, snore, cough, walk to the bathroom, sneeze etc. The family woke up at 5:30am and again at 7:30am when I could hear them talk loudly to each other yet again. These people were amazing in being so inconsiderate and oblivious all at the same time.

My main concern with the inn, and the reason for my 2 star rating, is that the walls were so thin. We really heard so much that we just couldnt get a good nights sleep. Which is why in the morning we just wanted to get out and not even eat breakfast. Maybe the noise of these people was that loud (it wouldn't surprise me) but frankly we won't give it a second try. Again, the place was very clean, the management was kind and responsive. I can imagine its tough for innkeepers to place guests into rooms and I know that the innkeeper here had no idea how obnoxious the other guests would be but I wish that the group of rooms these other guests rented were in a different area than ours.

I wished the place would have worked out as it appears they take good pride in their inn. I wish we had a better experience...

It is unfortunate this guest was in the middle of this very large family as their rooms were on both sides and above. Despite a very uncomfortable stay, the guest complimented us on the room and facility which we did appreciate. The guest complained about thin walls. This motel has been remodeled. We have a minimum of four layers of sheetrock between each room. We do not have thin walls and this was the only time this complaint has been heard.

Usually stay at Tradewinds but this place was excellent. Went out of there way to check in after hours. Staff was friendly. Breakfast was excellent many choices and delicious. Beautiful view from room. Room was very clean and everything was new. I was shocked when I first went in the room. It was beautiful. Definitely would stay there again and highly recommend to everyone. Close to all attractions.

We went to Rockport last weekend and made a last minute reservation at this motel. We had a king size bed room, comfortable, and very clean. Unfortyunatly we were in the front of the motel, so near the road, there is a lot of traffic at night, but what can you get at 8PM on Colombus day? The free continental breakfast is unbelievable, fresh fruits, juice, cereal, yogourt, and homemade pastries and three different kinds of muffins quiches (brocoli, sausages, and ham, bagel and cream cheese. A continental breakfast that made a difference. The price was very reasonable; it was Columbus Day weekend at 8PM, most of the other hotels/motels in the vicinity proclaimed "NO VACANCY". Staff very friendly and told us the best routes, restaurants and place not to be miss. Not to mention, Pet Friendly. We will go back, but ask for a room in the back of the motel.
