The only negative for me was the bed. I need a firm mattress. But every "body" is different, so others will probably find it quite comfortable.
Some will find the community coin laundry room a bit inconvenient, but for me it was not worth $20 more per night at other places to have my own.
It's a great place to stay! Right on the beach and quiet.

This is a nice place on the beach for a family or group that wants a relaxing vacation at the beach. The only resort feature was the pool which is very close to your unit and well maintained Everything was clean, in place, and well furnished, but not glamorous, so if you're looking for a modern, amenity filled hotel stay, this is not the place. We had no hassles while staying there and were pleased with the accommodations and provisions. We had three 32" TVs, microwave, stove, 2 bed, 2 baths, one tub, two showers and lots of cable stations and free wifi. Easy parking steps from the units and the office (daily hours) across the street for help. We could walk to the beach on property and then exit the back gate to get to the dune overpass to the beach, which had lots of activity, especially on the weekend (cars, dogs, lifeguards, tents, you name it). Also saw a hermit loggerhead nearby. Great ocean views from the upper units.

I really enjoyed my week here at New Smyrna Waves, Ocean Sands. The building and units have been repainted and refurbished, new flooring, linens, towels and wash cloths. I had a 2 bedroom unit, very comfortable beds, Kitchen had everything needed. Pool area was nice and clean, new chairs and loungers and easy access to the beach. Make sure to ask for beach/Pool towels at the check-in office. Very clean exterior. it's not luxury by very very nice.
There are a few places of interest in the area to visit, Ponce de Leon Inlet Lighthouse and Museum, Smyrna Dunes Park, Flagler Street shops among others.
I would stay here again and recommend New Smyrna Waves. This was my first time vacationing at this property and I enjoyed my week.

Room are in desperate need of cleaning and updating, the office staff are rude and don not return emails or calls. The laundry room Supervisor and staff are very rude and argumentative when I asked for extra sheets to cover the nasty couch and love seat, I was told to go was my towels and sheets at the pay for service machines provided that they are not a personal laundry service because I was late turning my towels and sheets in on exchange day, the complex was empty so they could not have been to busy to hand me clean linens. Very very rude staff from the office to the laundry people. The resort is old and needs a deep cleaning and updated, the staff needs customer service classes

The unit overlooked the ocean. The location was great for what we wanted to do in the area, everything was about a 10 minute drive. There were two bedrooms and two baths. The kitchen and eating area had been updated, but the rest of the unit was not. The bed was very uncomfortable. We booked 10 days and were sorry we did. The sofa bed and love seat likewise were very uncomfortable to sit on.
This was the first timeshare we were required to pay for laundry services.$2 per load and $2 dry. USB outlets in the bedroom would have been welcome. Overall, the unit needed some updating and refreshing.

I booked this hotel out of necessity because it was the only one available anywhere near the space coast for the first attempt at launching Artemis I - 8/29/22. Boo for fuel leaks and scrubbed launches. Maybe they didn't spend enough money on the project. Luckily we were able to take in a consolation prize of a night launch of the SpaceX's Falcon 9 rocket at night. We watched that right from the hotel which was pretty incredible. The night sky lit up like it was morning and we had a clear view of the rocket from the property (Here's a tip, take the extra effort to go down to the beach to view it as close to the water as you dare. There is a condo that blocked the view from the pool area of the hotel.) I was very pleased that we were close enough to KSC to even hear the loud rumble of the rocket several minutes after it had already launched.
I was pleased the the amenities and the beach access and the area surrounding the property. It was a much longer drive to KSC than I would have wanted or expected. So if rockets are your main purpose it might warrant a closer stay. Still if that is a secondary objective know that you can have a nice view of any launches while being incredibly convenient. Is it as close as off of the causeway directly across from KSC? No. Can you see the rocket on the launch pad? No. Is it a heck of a lot easier and you don't have to fight traffic and have a private bathroom that you can go to any time you want and plenty of room on the beach to view any launches and just show up right before launch and right afterwards come back to your hotel for a nap while everyone else is fighting 500,000 of their closest friends for the privilege of using one of only like 3 roads that leave the Titusville area? Yes.
Oh and the hotel itself was nice well kept, a little dinged up but nothing major. The fact that the second room has two twin beds is really odd to me as is the fact that they ask you to take care of your own trash.

On Sept. 21 2022 we made a reservation for a 2 bedroom unit from March 6-10, 2023. On March 1 (very short notice) we were notified that the resort was overbooked and our reservation had been cancelled. How can this possibly happen? How were we chosen to be the "lucky" ones left out? Who makes that decision and what are the criteria? To be fair, Exploria did offer us a unit in Daytona Beach for March 4-11, but that is Bike Week in Daytona and we want nothing to do with that. What if we had purchased airline tickets, chartered a fishing boat or spent money on any number of other pre-planned activities? Your credibility is zero with me. Yet another reason to be leery of anything to do with timeshares!

Although this is an older property, the staff could not be sweeter. If you are one that enjoys sitting on a balcony to enjoy the view and morning coffee or evening cocktail, then this is not the property for you. The unit is not huge but it is more than comfortable for the two of us. But if you are looking for a conveniently located property for fishing and beaching, you will be delighted. Although during our stay high winds made the beach as well as the pool uncomfortable (east wind and sea weed are a bad combination) there are other options! National Seashore is a BEAUTIFUL place to fish and beach. When the conditions are too windy you can hang out at the Smyrna Dunes Park. Beautifully decked walk around the perimeter of the peninsula and excellent fishing pier on the sound side. Old downtown New Smyrna Beach is fun with shops and restaurants. We are coming back for those reasons!

The hotel was awesome, very clean from the office to the room. Everything inside the room was clean. and in perfect order. The room comes with everything you might think you need; the hotel has a family atmosphere but is also very quiet. I thank you for making my bday weekend xtra special!!!!!!!!! I enjoy the view and my stayed... I will for sure be back!

We have been staying here for the last 16 years. It’s an older complex. Updates have been made but if you are looking for a luxury resort, this is not your place. We love it for what it is. It’s got everything you need, nothing more, nothing less. Friendly people. No big crowds on the beach. I good number of restaurants, groceries, drug stores and souvenir shops nearby. You will need a car but you won’t need to go far. Queen bed in master, 2 twins in second bedroom and a sleeper sofa- makes it not too big and not too small. It’s just average but it has a special place in our hearts. We love NSB.
