The reviews of this property--under its new name and also under the old one (Picadilly) suggested that this was going to be a grim visit. But we were booked in here by others and arrived "on guard". Well, actually, it turned out to be quite okay. There is new management as of last autumn and, I think, the housekeeping has improved--at least our room on the ground floor of the Victoria building was tidy and well furnished. The carpet was old and a bit worn, but not as dismaying as the carpet that leads from the lobby past conference rooms to the entrance to the Victoria building. It simply has not been maintained or cleaned enough and had that 'dirty carpet' odor that can be cured only by new carpet. Still, the capital costs of improvement will (I expect) gradually lead to an overall improvement of the property. The bathroom was clean and towels were of good size. All in all, we had no complaints on the room. The wifi in the room worked just fine; as did the desktop computer in the lobby which has a printer attached. We were not driving, so I cannot say much about parking, but we observed no evidence of problems, and I failed to detect a lot of seedy folk doing unpleasant things in the vicinity. The 711 next door may have attracted some odd characters, but no real problems were experienced during our four night stay. The breakfast service is not super, but not bad either--hot scrambled eggs, sausage or bacon and the now familiar 'do it yourself' waffle maker. No bread for toasting, but English muffins and bagels were on offer. Orange and apple juices. Coffee was acceptable, and most mornings there was a pot of decaf--on other mornings the staff member behind the counter went and brought decaf back to our table. I did not count the tables and chairs, but when the hotel is heavily booked, the inadequacy of space is quickly apparent. Saturday morning a couple of large parties overwhelmed the facility and people had to wiait. In a piinch I would go next door (other direction) to Marie Callendars. And yes, the hours are from 6:00 am to 8:59 and 59 seconds. The staff were very efficient in clearing out the food items, although they did stay over a bit on the Saturday am rush hour. The staff were all friendly and accommodating. Some clearly are CSU Fresno students working part time, and may not be super sophisticated ind responding to complicated situations, but they sure tried, and caused us no problems at all.

So, on balance, this place is adequate and, I think, improving. A lot depends on context. If a visiting athletic team is staying or if there is a big event, eg. football game, suspect that things are louder and less well managed. But most of the time, I think the University Square is a good budget option

First let me state that you get what you pay for. I booked this for the simple reason most people do. It is the cheapest hotel anywhere near yosemite(relatively near). That being said. The hotel is old, not clean, not super dirty either. There are some sketchy people around the hotel. But that is not the hotels fault, that is a Fresno, California, problem. Overall the room was clean and comfortable. It served the purpose for us.

This is a Clean hotel, we had a good night sleep, good food, my car was safe. Wish there was an extra blanket. We saw a comment that read “it was unsafe”, but since the rest of the comments were positive and it had so many reviews we decided to take a chance, it was worth it, over all a good budget option

Super dirty. Insane horrible quality for the $155 + $100 deposit. I’ve stayed at $70 inns much cleaner than this hotel. Campgrounds are cleaner than this. And I’m normally not a picky traveler.

The floor was clearly not swept. There was dirt, debris, hair, and heart confetti all over the floor. There were red stains all over a door. The bathroom counter was stained. Bathroom tiles were falling off. There was a hole in the bathroom where the ceiling was bulging likely from water damage. The chairs had holes in them. The plugs were coming out of the wall. What a nerve to call this a hotel. Not even worth calling it an inn, motel, hostel, anything. Just dirty. We had to stay because it was already late in the night and the other places we looked at were either sold out or looked like there were drug deals happening outside. This had gated parking and the entrance seemed decent enough. But please don’t be fooled. We didn’t even get in the sheets or use their pillows. Used our bags as pillows and our jackets as blankets. And got out of there as soon as we had a few hours’ rest. Would rather sleep outside by a lake or something. This is hands down the worst place we’ve ever been to. I’m ashamed to have spent a cent here. Would rather have given it to a homeless person.

Well, it was cheap, but…

It has not been updated in at least 30 years, other than the rooms being slightly updated. When I stayed there under the original ownership about 30 years ago, it was great!

The place had an overall smell of mold and the room smelled like old cigarette smoke. There are homeless people camped nearby and roaming around outside the hotel. The elevator made all kinds of grinding, creaking, noises. The TV picture was often pixelated. The TV remote was partly broken, but still worked. Sketchy looking people were everywhere, including most staff. I thought I heard a gunshot…

All of that being said, did I mention that it was cheap? Just don’t take your family there.

This place needs to be condemned. It looks like it was once a nice hotel with grand entrance, lobby, ballroom, and pool. However it has descended into a hell hole. The property is filthy with trash everywhere. Pool is drained with rusty patio chairs at the bottom of the jacuzzi. Elevator out of service. Gates and doorways are chained shut. Old couches spray painted with graffiti in the “gated” parking area. Room was nasty and dirty.

This was the only hotel in Fresno that had availability on a Saturday night. I should have just kept my $130 and slept in my car, I would’ve felt a lot cleaner and safer.

I ended up here for lack of finding a campsite anywhere close by, so I really wouldn’t say my standards are high. Before I even got to the room, the card swipe for the exterior door didn’t work, the elevator was out of service, vagrants were milling around in the parking lot, and the whole place seemed in disrepair.

When I finally got into the building, it reeked of weed and cigarettes and was visibly dirty. The room itself only had one working lamp, but even that was enough light to see the layer of hair, dust, and dirt coating every surface. Thankfully, I had my camping gear with me, so I put down my sleeping pad and tarp on the floor because I didn't trust that I wouldn’t catch something from the bed.

This place is hands-down the worst motel I’ve ever had in my life. STAY AWAY.

It was dirty not sanitize at ALL, out of all the hotels I have stayed this is the worse one. No toilet paper the room was nasty in all aspects. Do better clean your hotel rooms better, people shouldn’t have to sleep in rooms like that. I DO NOT DO NOT recommend this room to anyone.

However much you might pay to stay here is far too much. This is an incredibly terrible place. I’m a traveling Respiratory Therapist and I work night shift so I sleep during the day. If I was going to be sleeping during the night I’d have had to go somewhere else.

The room was really big and hotel was very comfortable. It wasn’t really anything special, but had the necessary amenities. No breakfast. The town is pretty cute and full, and it houses a university. Or the safest area. You’ll want to be sure to keep your things locked up.
