Front desk was slow to respond but it all worked out. Ok place to stay. Overall fine. Staff helped to get a cab, make return booking. Clean. But noisy. Value for money is good. Phone was broken in the room . They offered a choice to use the phone in another location. Overall front desk service were respectful

This hotel is located in downtown Fresno. The room is clean, no smell, and the neiborhood is nice.

The only problem : this hotel is quite close to railroad and you can hear train horns day and night. We cannot sleep without using ear plugs.

Do not stay here. Definately roach motel status. We stayed here for the FFA Conference because it was close and because there was breakfast. The room was aweful. Things were broken or missing and there were roaches. Breakfast was watered down oj and a stale danish. Everything was really bad!!!!!

I had not read any reviews when I booked this hotel, it was cheap, available and easy to book so I took it without thinking. After reading some reviews I got scared! Bed bugs?! Roaches! Shady area! I was having second thoughts. Once I got here I was relieved, area is very business oriented and clean. Check in with Karan was simple. Room was clean, tidy, smelled good with a hint of lemon. Stayed for one night, and if I’m in the area I’ll come back to this hotel. No complaints this time around. Thank you Karan and hotel staff for making my stay pleasant.

The first complaint I had was that expedia’s site said this hotel was .4 miles from the Fresno Convention Center. It was twice that. At first the room seemed very reasonable for the price, but when you looked a little deeper, you notice the cigarette burns, shoddy maintenance, a sink that won’t drain, chipped tub, shower board pulling away from the wall and mold on the ceiling. Then there’s the breakfast consisting of pre-packaged budget danishes and a filthy breakfast area. How hard is it to get these simple
things right? (Also... plan on hearing freight trains all night...)

The toilet was clogged and they didn't even have a plunger on site. We had to wait for the housekeeper to come in the next day to fix the toilet. The clerk that answered the phone at 4:30am said that he would look for one but never called us back that he couldn't find one. We had to call him to follow up. He sent us to a different room to use the toilet. He was annoyed that there was a problem and got upset that we clogged the toilet.

I have stayed at many Americas Best Value Inn's across the nation and was very, very disappointed in this one. I was booked for 2 nights but after the 1st night that was it! After arguing with the desk clerk, whom finally called the manager I received a credit for the second night.
These are all the things wrong, very scratchy blanket on my bed, the mirror light was a small 10x10 box with a 20 or 30 watt bulb, not bright enough to see anything. Very little hot water both sink and shower. The 2 body towels were dirty (stained) and scratchy enough to take off your skin. I didn't use them.. The heater didn't work, the pool was under construction along with the sidewallk. The breakfast was a cup of coffee or cappuccino and a small danish roll. This motel is the worst that I have ever stayed at!! Do not stay there..

Please avoid this hotel at all costs. I stayed there a few days ago and woke up with over 40 bed bug bites all over. They are on my neck, arms, back, chest, stomach, etc. Not only will i NEVER stay in an America's Best Value Inn again, but I am in the process of demanding a refund and possibly taking legal action. The bites ruined the rest of my trip to Yosemite and forced me to miss work (I work in fine dining and cannot have bed bug bites on my neck for this. . . )The hotel is dirty with the illusion of being clean, the hotel clerk (whoever was at the desk when we checked in) was on Skype during the entire transaction, I cannot say enough negitave things about this hotel. DO NOT stay here for any reason.

We have followed up on your comments and have had our pest control company inspect the property for bed bugs and they have treated everything and we have made the changes necessary to correct the situation. We stayed here overnight travelling from Las Vegas to Yosemite. The room was a bit old and a few stains here and there but as we were using it to crash for the night it was fine. The bed was nice and big and quite comfy. The service was ok, nothing to write home about but equally not rude. The wifi was included which I wasn't necessarily expecting so that was a plus. It was a quick walk to and from the train station too.
I definitely wouldn't recommend staying here more than one night, but if you're using it just for the night it's fine.

The NON SMOKING room reeked of cigarettes, the carpet was so filthy I was afraid to walk barefoot
I complained to the front desk and they sprayed the room with deodorizer which didn't help much. The next day I was offered a new room. The couple running it were nice but the hotel needs some deep cleaning before i would ever stay there again. Bed was very comfortable.
