Well I usually knock all the hotels I have stayed in here in CDO but this one I have nothing bad to say . They have small gym and thats it hahahah. But its the price and location thats great .Get the best room offered as its only like 25$ or 1000 peso s . There is place to eat just outside parking lot ....and they will bring to your room if u wish . Staff are very nice ...taxi s outside door ,,,elevator ....hamburgers across the the street and chow king short walk away ....good area .Sorry but I cant say enough good about this place compared to the others I have been to. Best place I have stayed so far in CDO ....dont bother with those other places cause for the extra cost you could take 4 taxi s per day and go to there pools or beach and pay a very small amount to use ....like 1$ . Thats the problem with these high priced places anyone can get in for very cheap price or 1$ and share the pool or gym with you and u are paying 100 to 150$ a night ....how does that make any logic and your so far from town .

We stayed in a Standard Room on March 7-10, 2012 for business purposes and kinda brief homecoming of sort. It's location is very accessible to major amenities of the city - night life, cafes, bars, restos, pasalubong & shopping centers, sports, church, schools, hospital, government buildings, etc.

This pension house offers affordable accommodation yet has the modern facilities that can be likened to a two star hotel. Rooms are house-kept daily. Staff are friendly though it took them long to find our booking online and it seemed that the receptionist on duty at that time is new to the job.

The lounge area only offers coffee and free wifi but food is not a problem as you can order at a nearby Tamsi Time to serve it in your room or walk along Tiano Street to have the food of your choice. And don't forget your "pasalubong". SLERS - known for its Ham and Vjandep - the popular pastel maker are nearby the area. And for night owls, Lexi Grill is within the street

Would recommend this accomdation for its value for money and would definitely stay again in the future. Very satisfied with the great service, convenient location, accomodating staff and comfortable rooms.

We like that the room is spacious, but we were discouraged when the aircon was not working correctly and was so noisy with heavy vibrations as if there were loose parts inside. We called the front desk under the name Joshua to ask if the operator could check it, but an hour later, no operator came to inspect the AC. We endured the noisy aircon and tried to understand that maybe they were busy.

We then ordered a cup of rice as extra for our meal, but again, 30mins have passed by until we finished our meal. Too bad the service is not good and lazy.

New Dawn Pensionne is starting to look a bit dated with dark hallways (saving electricity). The hotel is near the downtown area and next to a nightclub. There is a 24hr Caltex station across the road that has a mini convenience store in it which is very useful. This said, we found the room to be very quiet at night. The hotel charged extra for a mattress on the floor as we had an extra person with us.

The bedding did included a top sheet, a bottom sheet and a blanket. The pillows were comfortable. The bathroom was very clean and included soap in packets. The AC is old style and a bit noisey. The TV was LCD qualiity with a decent cable package.

This hotel does not pretend to be an upscale hotel. It is a Pensionne and it meets the expectations very well. The staff are kind and the foyer includes free internet. Parking is secure and there is a decent Filipino eatery next door at very good prices.

Stayed here for over a week, I liked the hotel and the satff, Room very clean and well decorated, WI-FI only in reception else you pay for it in room. No safety deposit box and this is where I have a issue. Forgetful me left my Thai Baht in one of my bags during my stay. When I returned to Bangkok I went to my bag to get some Baht for taxi and the money had gone, so had the English money I keep. Can't be 100% sure it was taken from my room in that hotel but have my suspicons. To rub salt into the wound, I even left a 200 PHP for the boy who cleaned my room. All in all I would stay there again if I had any reason to return to CDO, but I would not return, didn't like the place.
A lot of locals and families stay here so it can become noisy late at night and first thing in the morning as the people meet and great in the corridors. My room was at the front of the hotel so became noisy with the traffic in the mornings.

The New Dawn is listed in Trip Advisor as a B&B. It’s not, it is a hotel. It is part of a group of accommodations linked to the Grand City Hotel and is a relatively new hotel in central Cagayan De Oro. Although allegedly built within the last two years, poor building practices and inferior fittings are starting to make the place look old and a little worn.

I stayed at the New Dawn for three weeks and occupied an Executive Room. The only thing that I could see that distinguishes the Executive Room from other rooms is a bathtub , refrigerator and a larger floor space. The term “Executive” is both ambitious and misleading. The room is simply a large room with the forgoing additions. The bathroom was large and clean but has extremely slippery floor tiles. Having done a considerable amount of tiling, it’s my opinion that they put the floor tiles on the walls and the wall tiles on the floor as the ‘wall’ tiles had a texture that would have made them ideal for a non-slip floor tile. Combine the slippery tiles with the absence of a bath mat and you had to step gingerly out of the shower.

There was an issue with the hot water, as there is throughout the entire Philippines. Sometimes it was scalding and other times it was not even lukewarm. The time of day did not appear to influence the variations.

One of the reasons I booked an Executive Room was for the fridge. Pointless exercise as the fridge goes off, as does every powerpoint, when the key is removed from the slot at the door.

The room had two beds, a double and a single. The bed was firm and good to sleep on, however as usual, pillows were very ordinary. The aircon was effective and not too noisy and the room did not heat up too much during the day when the power was off. 10 minutes of running and the room was cool again. I was on the 4th floor at the far end of the hotel and it was reasonably quiet – traffic noise could not be heard.

The biggest issue for me with the New Dawn is that the cleaning staff never left clean towels. On one occasion I rang three times and waited an hour and a half, finally I had to go to the lobby and ask for towels. From that time on, when I returned to the hotel I simply asked for towels at the front desk. On one occasion the woman at the desk said: “but sir, you have not been to your room yet to see if there are towels.” I bet her 100p that there would be no towels. Lucky for her she didn’t accept the bet as – true to form – there were no towels in my room.

The New Dawn is a 10 minute walk to both Divisoria and a Gaisano Mall. If you don’t mind walking, you can even walk to Limketkai Mall complex in approximately 20 minutes. Otherwise it is a 40-50p taxi ride to Limketkai. Beside the hotel there is small take out/dine in restaurant called Tapsi Time – avoid it. The food was terrible.

Across the street is a Caltex service station which is open 24/7 and there is a reasonable supply of essentials and non-essentials available, at inflated prices of course.

Pros: Clean, cheap accommodation with large rooms. It is centrally located and easy to find. If the taxi driver doesn’t know the place, just tell them ‘Philtown Hotel’ as they all know it and the Philtown is nextdoor.

Cons: Hot water and towels. The room had a serious ant problem, but if you don’t leave any food out, they are not too bothersome. No other cons really. It is value for money, otherwise I would not have stayed for three weeks.

Recommended accommodation for a budget traveller who likes a clean environment.

I found the hotel online, liked the review so I decided to stay there. I did not regret my decision, since the place is clean, staff is accommodating and with a very accessible location. I would like to suggest though, to add more food choices in their breakfast. I would definitely stay in this hotel in my future travel to CDO

I guess it all comes with the price...but budget-wise, you get what all services you deserve in one roof. Stayed here for a night with my family for a visit. The bathtub, turns out, is available only on 1 room per floor. So, my 2 kids missed out on 1 particular epic fun. But, the room was just right.clean.spacious (we got the Superior one) and noise free. Comfortable at most. Location is quite accessible for LKK and Ayala Centrio, and a few clicks south would be Gaisano City Mall.Could make use of the trike-rela or jeep circling all corners. Food, bars and restos are just around the vicinity, as well as the capistrano-divisoria avenue where you can find just about anything you need in one pick. I suggest you book early to gain access to that "very scarce" bathtub. and better opt for rooms up the high floors to get that quiet sleep away from the bustling streets. The food, well,complimentary breakfast it is. Convenient for a choice of filipino tapsilog-type mix. I'd definitely stay here again, IF and only IF, I get to have that bathtub reservations. Only then will I be complete...no, seriously. ^_^

Nice place, good room, all very clean modern fittings. Aircon & tv worked fine. Right on Velez St in city centre. Room for 3 was less than Php1,100. No breakfasts but Coffee machine in front lobby was fine Php40 / cup.
