Villa Theresa is a small resort like place run by an Russian lady. Cozy, laid back ambience. Recommend only if you are running on tight budget but still looking for a resort like feel. Around 7-8 mins walk from Calangute Market. There is a short cut from Calangute beach side, around 3-4 mins.
The complimentary breakfast is nothing but 2 slices of bread & Tea/ Coffee. But the place is clean, a small pool next to your balcony & the small garden makes your stay worthy. Make sure you are taking a pool side room. Service is fast.
Overall a decent one! You will have a good sleep.
Will I come back again? NO i guess......

We travelled here from Mumbai via rail. Although our ticket was till Madgoan we got down at Tivim station as this station is much closer to Calangute beach, which is where this hotel is located.

The Hotel – It’s located slightly in the interiors of the main road in the lane opposite Mocha. This I found to be a good thing as it’s much quieter and peaceful. The hotel grounds are not that big. It has a small garden café (which is also the restaurant of this hotel), a small sized pool and a reception cum bar area. Rest of the property is taken up by the building. The look, feel and décor of the building / hotel is very very basic like a guest-house and not like a hotel.

The Room is quite spacious but again quite basic in look and feel just like a guest house. The furniture and fixtures is old looking. The room has a big sized bed, dressing table, a cupboard with safe, a sofa and a fridge. The sheets and linen were clean and tidy. The bath is again clean but very basic with old style fixtures. The room also has a balcony with plastic sit-out furniture.

Food – The only food we had here was breakfast and coffee / tea. They have a small menu with basic food options. The food was basic and ok. We ate mostly in the various restaurants that are all around the Calangute area.

The service / staff – The staff was quite helpful and friendly. They were approachable for any request we had but mind there are no extra frills / 5 star like service. Hence do not expect top-notch service.

The pool – It’s a small pool with a max depth of probably 4.5 feet on the deep end. Its good for a swim but if there are more than 5-6 people it could get quite crowded. The shower near the pool was not working properly and there are only 3 pool lounge chairs, these aspects could be improved.

Good part is its location. It’s a bit inside from the main road but still one can comfortably walk to the main road. There are many eating options around the place. Also its quite close to the beach, there is a small access road that directly connects to the beach.

Overall verdict – Average. I found it quite expensive for the level of amenities and standard of service the hotel provides. As I stated before it has a feel of a guest-house rather than a hotel / villa. The hotel gets a lot of Russian patrons and also provides the menu and other literature in Russian language.

Provides all the basic things what are required in Goa as you are out on beaches most of the time. Walkable from Calangute beach, located at a calm place, mini bar, AC and a locker in the room, clean and spacious room n bathroom, nice pool. One can not get all these facilities in the money you pay for the room at such a well located hotel. Staff is also very courteous and helpful

I have recently been in Goa from 29/09/12 to.02/10/12. For your kind information this is not 3 star hotel.it would be 1 star or less than that. I have visited number of Hotel in India. Hotel : Villa Theresa is Worst hotel of my life .There i faced number of problem . like 1)they will not provide even water and morning tea
2) Hotel Intercom doesn't work . 3) Hotel boy told they will not listen us because we came through cleartrip not directly through hotel.
4) they don't change bedding and towels daily 5)this could be good hotel for foreigners but not for indian because they entertain only to foreigners.

Dear Guest , Whether you are Indian or foreign if you speak politely and respectfully to anyone including staff only doing their job then one will most certainly get the same polite and respectful response no matter which part of the world one is or what color one is. Bottled water is chargeable as we pay for it . Filtered water is provided free . We are sorry you wanted bottled water but did not want to pay for it . Unfortunately we cannot help with that expectation as we feel its unreasonable. Bed linen is changed thrice a week as listed in the rules and most hotels in Goa as we are environmentally conscious . However we highly doubt that you in your own house change your own bed linen daily as its seems highly unnecessary so complaining and expecting it elsewhere seems unnecessary . Hotel does not usually accept direct bookings and so you saying that we gave you poor treatment because you did not book directly seems incorrect and unjustified to say the least . And lastly we would like to remind you we are a budget hotel not 5 star property. If one keeps ones expectations in line with ones willingness and ability to pay for the same then one is rarely disappointed . Thanking you

Guys reading this would wonder, why as a reviewer I only jot down disappointing experience. Well if its good, why waste my time. Im not here for points but to save readers pain :).

Seven reasons why this property is a big no no.
1. Misleading- Don't be carried away by the name. Its not a Villa, neither a beach property nor a resort. Its a simple non star hotel. I wonder what basis booking.com shows it as 3 star. Have got it verified?
2. No facility- The hotel doesn't have a kitchen nor has off the shelf regular stuff like water, snacks which one can get on paid basis. Even the rent a bike they arrange is in very bad condition. The rates they quote for arranging taxis is above market rates
3. Ill maintained- The fridge wasn't working. The room smelled horrible and the safety locker was not working. Even after informing no action was taken
4. Unhygienic- The hotel cleans room only every alternate day. Further they didn't bother to change the towels during my 4 day long stay. Wow
5. Safety issues- The hotel employees people without even bother to do an background check. Definitely not a place for girls and family
6. Lack of communication- To start with I was being offered a non A/C room despite paying for A/C.
7. Unfriendly- What do you expect when only two people are managing the property. Even when most of the property was empty they were reluctant to give me a room of my choice or allow a late check out. The attitude of staff is quite casual, as if they don't bother anything.

I honestly don't feel the hotel does mean business. I wont go back even if that was the last room in Goa but if you still wish to, go ahead an book from Goibibo. I was told across counter, they are their travel partners and offer min 30% less than any other sites. Good luck experimenting.

We are amused to see how many complaints you have mentioned but most interesting of all is "Even when most of the property was empty they were reluctant to give me a room of my choice or allow a late check out" in point 7 . You seem like an educated individual to understand we are not a charity but a business. A couple of hours late is usually allowed free if rooms are available but not the full day. This seemed to have bothered you a lot and it shows very obviously by your baseless comments. All staff have police verified Identity cards as per law in Goa. Not sure how you have become an self certified authority to certify credentials of staff and comment on veracity of the same. Towels can only be changed if you leave your keys for the same which you did not despite instructions being left at the reception, behind the main door and behind the bathroom door. If you are unable to read in english then we express our sympathies but you seemed capable to write this review in english so we assume you can read but didnt seem to care to follow instructions. We are a hotel not a general provisions shop. If you want something to eat you open the menu and order your food. And yes ofcourse it will cost you and you are obligated to pay. Now if you want to buy off the shelf snacks to save money it is perfectly understandable but you cant blame the hotel and demand that the hotel also run a general provisions shop so you can save your money. As for your comment about if not being a "beach property" a simple google maps test can verify that you are lying just for the sake of making up a poor picture. This google map is also located in every single online booking option for every single hotel to verify proximity to beach. You have booked it after viewing the same and being satisfied but yet choose to lie in your review. And lastly you have not mentioned how little you have paid because you chose the hotel only based on priced but somehow had delusionally high expectations despite choosing a no frills hotel.

swimming pool is very small or not clean, room are big but not clean or if you aks clean towel you got reply that "in goa we are not give fresh towel daily",room service are not up to the mark.you can get much better room service any other hotel,location is good,wifi is only available in reception which is very small area.basic things like nepkin in toilet are not available.

not only our room, but the outside area and common spaces were very well maintained and clean. we had a room in the ground floor, with a well-sized balcony, fridge, hot water at all times, and satellite tv with western channels. the furniture was particularly outstanding, made of wood and looked like a last-century palace decoration, very impressive.

although the hotel was located away from the main village's street, within a short distance walk from the beach, it was actually to our benefit, as we didn't have the hassle of the loud indian streets.

the breakfasts were quite good, a bit different every morning, with a great variety of fresh fruit.

First of all, do not go by the photos they have put on the internet. The place is very small compared to what it seems in the photos.
It is more like a bachelor accomodation than a resort. No Value for money at all. Dont ever think of going here with your family or anyone. There are lot of mosquitoes in the place. The bathrooms are not clean at all.
There is no room service. When we had gone there were no telephone instruments, so forget room service, even In case of emergency, you will have to go running down... but where to go ?? there is no reception but just a small counter where you would not find anybody after 11, 11.30 pm. There is only 1 boy looking after your food, who can make limited recipes. There is NO Restaurant here but just a small so called garden where you can get limited food items which this boy prepared. I dont even think thay have a proper kithchen.Thay have a so called food Menu but as there is only 1 boy he can make only few limited items. The breakfast which was included in my package included just 2 pieces of bread with butter, 1small glass of juice, 1 cup of tea thats all.
The rooms are very small. The toilets are disgusting. There was only 1 single blanket kept in our room inspite of the fact that i had booked a double room for 2. There only 1 another boy taking care of other requirements. There was no soap kept in the bathroom. They do not clean the room, You have to remind this boy several times to clean the room. And to add to it, there were Ants coming from the floor. Some of these ants also came on our bed.
The contact nos. given on the internet are not of the hotel, or hotel manager but some agent living in Panaji who even would not care what happened once he got his money because they ask for 50 % advance and the remaining 50% is taken immediately once you enter the place.
There is no place for Parking your car. It would not recommend that anyone should go to this hotel ever.

In response to this we would like to state that the guest has complained about 1) Size of hotel 2) No value for money 3) Mosquitos 4) Hypothetical emergency situation 5) Reception too small 6) Dirty rooms/bathrooms 7) No bathroom soap 8) Room size too small 9) Blankets 10) Ants 11) Kitchen Staff 12) Parking 13) Menu too small 14) Reservation Staff 15) Website pictures 16) Room service 17) Breakfast 18) Intercoms 19) Restaurant 20) Recipe knowledge of Chef Any person with any common sense would check out immediately if he had soo many complaints, but this guest continued to stay despite all these alleged draw backs. However our guest has conveniently left out mentioning he was stopped from taking a prostitute to his room. He tried to get a refund from the prostitute who began abusing him and left. This explains the vindictive tone and 20 odd complaints in his review. Regards Management

Stayed there for a week . booked it because it was the cheapest hotel on the online site in the area and close to the beach. Hotel was really cozy with a lot of trees and greenery once you entered the property. Hidden in the garden was a lovely pool which was really clean for the length of our stay. For the money we paid it was fantastic considering the bed was super comfy and supersize along with a/c, tv and fridge . We did not stay much in the room and were busy exploring Goa most of the time except the time spent in the pool and at night.

If One expects more for the money paid then one is really greedy as it was more than value for money seeing the surrounding hotels and how rates quoted when we browsed around while we were there out of curiosity. So I suggest ignoring the negative views expressed by few below. So long as you are realistic with how much you pay and what you expect this place will not disappoint. Staff were pleasing and very prompt with all our questions. Only down side we can say is there were some really badly behaved tourists jumping in the pool with their clothes on screaming and shouting and using the pool on the third day with absolute disregard to others around . It was shameful but I dont think they even realised that. Other than that a wonderful time is what experienced.

Hi Pple..
Really pleased with the property! 1 of the frendly staff I have ever met special thanks to Kevin..With regards to the rooms: Its neat with nice furniture, big windows & 24hrs hot water is a plus point. We stayed at the property for 3 nights. Its the best what you can get in a budget hotel.

Only 1 negative point I would like to mention is: The rates for inroom service are very very high..2 egg bhurji (scrambled eggs) for 340Rs is too much...
but as discussed with the staff their in-house kitchen is under renovation hence they order food from outside.

5 Stars to the pool, swiming pool is just awesome..You feel its your private pool when no one is there when you are swimming.

But you can forget this point considering the hotel what you get at a prime location which fits within your budget.

Baga is just 20 mins walk, all the restaurants are just 5 mins walk from the place.

Over all a Great Experience..Thanks to the hotel once again..

They do not have their own airport drop service. But the guy at the reception can arrange a local taxi for you. Or alternatively if you find a good taxi guy during yr holiday you can ask him to provide his services on the day you need. As suggested by sm1 before, do take the taxi guys number and reconfirm a night before. Have a nice holiday
