This is not a flashy or sophisticated hotel, but we’ve enjoyed staying here for three days and slept really well. The rooms are very clean, and have everything you could need – even if the standard is slightly basic. Ours was a ‘Superior’ and had two single beds, TV, mini-bar, and en-suite bathroom.
The hotel is well organized, and able to organize car and trekking guides, checkpoint passes, etc. – something in which they specialize. We found the staff efficient and eager to help. A minor problem in the bathroom was fixed immediately. We sent shirts and blouses off for cleaning, and they came back the same day beautifully done.
The location is good; the market is just a few minutes away, and there are restaurants within an easy walk. There is no Internet access for guests in the hotel, but an Internet café around the corner.
All in all, Princess Hotel is a good choice and great base for enjoying Kyaing Tong – straightforward, welcoming, and professionally run.

For small town Myanmar, Princess Hotel is quite nice - sure, the electricity may go off during the night (though during outages before 11pm or so their own generator kicks in), the carpet may be a little shabby, the A/C might not really crank - but if you are expecting Western style gloss and amenities you are in the wrong country.
During my stay (during Thingyan, April 2013), double occupancy was US$60/night, including a basic American breakfast, A/C, flat screen TV, private bath, and Wi-Fi. Laundry service and other amenities available on-site. Centrally located.
Keng Tung is great BTW, they don't get a ton of tourists and were amazingly friendly and welcoming - especially during Thingyan, and I much preferred the old-style Thingyan of Keng Tung to the more rave-like, power hose Thingyan of Yangon.
At time of visit, you could do day-treks around Keng Tung but were not allowed to stay overnight in the villages, and not allowed to travel into or our of Keng Tung except by air. Not too far out of town is also a very nice hot springs where you can picnic - little shops there will bring your food and drinks over to your resting spot for you!
If you go to Myanmar, I would recommend a stop in Keng Tung! Please be a conscientious, respectful and friendly traveler though - don't ruin their amazing hospitality for the rest of us! :)

We stayed in this hotel three nights. All rooms are basically the same, with twin beds (nicely triple-sheeted, actually), good reading lights, a small desk, a chair and a wardrobe with extra duvets--which unfortunately are so infused with the smell of mothballs that they are not usable.
The small bathrooms are entirely tiled and have a showerhead that just sprays onto the floor--no shower curtain or shower, per se. Water just goes into an open drain--similar to bathrooms we have seen on river boats in China. This isn't actually a problem--we had plenty of hot water. Amenities are surprising--toothbrushes, combs, etc., but "chinese" toilet paper--tiny rolls with about 25 sheets on each roll.
Aside from the mothball smell, the other issue we had was the cleanliness of the rooms. We started out in a basement room (due to a late arrival), I think 102. the second and third nights we moved to 301 on the upper floor, which is a corner room facing the street with high ceilings and very large windows. Basement rooms have a single window that looks out (perhaps 10" away) on the foundation of the buidling next door. Both rooms had cobwebs in the corners of the windows and baths and under the desks. When we moved an easy chair, the floor underneath was thick with dust.
That being said...the staff was very earnest and eager to please, and management also tried to make sure we were happy--we did not make a fuss about, or even mention, the mothballs or dust/cobwebs. staff brought extra towels and pillows immediately and always with a smile.
I think it is a matter of training to clean to international standards. They say that this is the best hotel in the city--though we didn't visit others so can't testify to that. It seems more than urban legend.
Breakfast is very simple. Coffee/tea, sliced fruits, juice, eggs and plain white toast. The breakfast room is in the basement and has family-style tables which make it easy and comfortable to chat with other guests.
This is really a frontier city. If you aren't prepared to make allowances, you'll be unhappy.

This is the cheapest hotel I’ve found in the Kyaing Tong. Good Location and Service. A wide room is very clean and the staff was very helpful and kind. Have Excellent breakfast.

I loved Keng Tung, the markets and the trekking. This is definitely the best in town, they have the best guides and great high speed Internet around the corner. ALSO, please when you trek, no candy to the kids, if you want to take anything, take medicine to the village leaders, the only trash you see is plastic from tourists!

We stayed here for 5 nights and all in all were very satisfied with our stay. This is not an upmarket hotel - in fact it's really pretty basic, and avoid the rooms on the bottom floor. But we would stay here again for sure - best location in town (alternatives are near the noisy market or out of town near the airport), satisfactory rooms, good tv reception, ok a/c (though it cut off from time to time as the city has a poor electricity supply), and best of all, the most wonderful people. My daughter was ill in bed here for 3 days, and they did their absolute best for her - bought us medicine and didn't charge us! Also, removed the old TV and put in a flatscreen TV, since she was in bed and had nothing else to do. They also let us bring in food from outside and cooked it for her!
Kyaing Tong / Kengtung is far off the beaten track in Myanmar so don't expect the kind of services that you'll get in Bagan for example, but what really counted for us was how the owners cared for us. They did whatever it took to make our stay as comfortable as possible in quite difficult circumstances!

Moved here from The Private Hotel... see review. Government owned, old, faded but clean. Very simple breakfast, lucky we had food from Tesco in Thailand, take your own uht milk!!

Spent 3 nights at this dive. Smelly bathrooms and noisy French with screaming kids that the hotel did nothing about and ran up and down the corridor all night. The hotel kept the air conditioning turned off to save money.. this was at the hottest time of year. Despite the hotel being basic, there could not be any excuse for the rubbish they served for "breakfast." This consisted of Tang drink, sweet and revolting toast and a few little chunks of dried up papaya and soft over ripe bananas. There was a fresh market a few yards away! Checked out the hotel nearby with a great bakery and it was much cleaner, cheaper and had great breads and cookies. Went for the trekking which was enjoyable but ask for the town itself - polluted, dusty and dreary! Don't stay longer than two days.

This is the only game in town so grin and bear it. Located centrally the rooms are dark and thebeds have 1 inch thick mattresses that is like sleeping on a board. Since you are not supposed to put toilet paper in the toilet (they have an uncovered bucket next to the toilet) there is a distinct odor to the rooms. After asking they sprayed the room which helped a little, but the best thing we brought with us was a scented candle. The rooms are clean though. They don't serve dinner, but a couple of just about adequete Chinese restaurants near the hotel which are mostly patronized by locals. Dinner for two with beer about US$6.50
