we were 2 floors up the stairs,no lift/elevator but staff helpful with baggage.this was Pesos 1650 for the two of us .The room is quite small with basic bathroom and shower,but clean! No mosquitos,coackroaches etc (this is Februrary 2013). Pleasant helpful staff 2 door staff/porters who watch over the car park right by front door Note.space for 2 maybe 3 cars .Plenty of Tricycles and taxis on annapolis street day or night.This is an ok hotel if you are transiting Manila and only staying 1 or 2 nights.We would stay here again!

This hotel is perfect for few days trip (2-3 days max) in the heart of Metro. Rooms are spacious enough and clean. However, the staff are kinda lame and unattentive. Food is just so-so.
Just to add, since the hotel is not that big and is in the middle of busy streets, finding it might be a bit challenging. This is where your Google map, Waze or whatever wayfinder you have will come in handy.

My hubby (then still my fiancee) and I stayed at Fersal Hotel - Annapolis Cubao last Nov. 20, 2012. Before staying at said hotel, I always consider researching and reading reviews that will aid me if it would be worth it. After a few hotel choices situated in Cubao, we end up picking Fersal (Annapolis). When I checked their site, published rates for their deluxe room was P1,500, but when we checked in, we got a P200. less. Wow!
To begin with, I can say it was very affordable. Considering that its location is a 3 to 5 minutes walk to Gateway Mall, I was expecting for a higher rate. Of course, I don't suggest that the management has to change it...lol! Hence, I have to emphasize the "Annapolis" part because there is also another Fersal Hotel in Cubao which is the P. Tuazon (that branch I guess has a higher rate). Going back, we checked in at the hotel around 7:30 pm, although we went there earlier like 4:30 pm and deposited our luggage. This is another advantage of the hotel, check in time is flexible. You can check in any time and your stay is counted with 24 hours. Aside from that, the staff were very accommodating and kind when we requested to check in at a later time.
Regarding the room, we got the deluxe room in 216 that was close to the fire exit. As we enter the room, the smell was a bit disappointing. It seems the last guest who stayed in the room was a smoker. The room is small for a deluxe, but that's not a big deal considering the rate, it is still ok. Bathroom is clean and spacious with complete toiletries. Most importantly, we have a comfortable sleep. If you are looking for a deluxe room of some 3 to 5 stars hotel or a suite type, then Fersal is not your place. The hotel is certainly recommended for travellers and not for a longer stay or those who plan to be staying in the hotel all day.
About their complimentary breakfast, nothing special. Again, their breakfast choices are for those who are not picky or meticulous about food. I suggest that you eat outside than there. After checking out, we decided to take our dinner at Fersal and we ordered their mushroom omelet and stir-fried vegetable. Our reaction? It was great! My hubby and I were satisfied and I suggest that you give it a try.
When it comes to service? I can say that the staff were really nice. The security guard on duty was also kind.
Overall, if you compare Fersal hotel to other hotels of same level, I can say that Fersal hotel - Annapolis could still be the best pick. The fact that it is cheap, the service is still excellent.

While staying at this Fersal Hotel in Cubao, Quezon City in the Philippines, $500(US) were stolen from my money that I have deposited in that hotel safe that was located in the hotel lobby.
After reviewing the Hotel Lobby Camera Tapes, the Upper Fersal Corporate Management informed me that they would agree to return my stolen money to me if, and only if, I was willing to sign their "Waiver and Quitclaim" document that included the statement: “I admit that this incident was caused due to my misunderstanding and my misinterpreting of what has happened" - even though I was NOT at any fault in this incident and it was clearly the hotel's responsibility to protect my deposits while stored in their hotel lobby safe!
The Fersal Management also refused to provide me with a copy of their "Waiver and Quitclaim" document so that I could consult my lawyer in order to know if I should agree to sign it, or not. They justified their refusal by saying to me: "If you don't sign it - you don't deserve to receive a copy of it!"
As a result of my refusal to sign such a deceiving and misleading document and not agreeing to take the hotel's clear fault upon myself - the Upper Fersal Corporate Management refused to return my stolen money to me.
I will also stress the fact that since my first reporting to the Fersal Management about the theft of my money from their hotel lobby safe till I moved out of their hotel – several senior managers of the hotel and of their Corporate Headquarter continuously pressured me not to report the incident and not file a formal complaint with the Pilipino Police.
The theft of my money and the behavior of the Fersal Top Management about this incident totally destroyed my stay in the Philippines, causing me great agony and grief in addition to the financial damages that I suffered while staying in this hotel.
This is why I will never again stay in any of the Fersal hotels, anywhere, at any price!

Please take note if you have a car and you want to stay here., literally being awake the whole night been called 3-4 times just to move parking slot!! Worst experience!! Dont ever stay here if you have a car unless you do not want a rest!! Take my word for it!!

This was our first visit to Manila and I don't think this is a very good area to stay in for first timers. Didn't feel safe walking around. Hotel is good value for money though and staff and friendly. Free breakfast is very basic, hotel is 5 mins walk to bus stations and gateway mall.

Cramped space for a deluxe room. Food choices for breakfast are limited and served with plastic utensils. Even the creamer and sugar for coffee have extra charges. security of this place is terrible, almost nil. No ample parking space for its guests that you have to park on the street in a dodgy neighborhood where it is located. I was told it is safe to park on the curb right across the hotel which is literally about a few steps away since they have security officers to watch out for the cars. The next morning my car was robbed. I reported it to the security officer on duty who instead of being helpful, even blamed me for not parking in the hotel's premises. I tried telling him that it was the night officer who said it was all right to park in the curb in front of the hotel since there was no parking space the night before. Didn't press on the issue considering that the guy obviously will be of no help anyway. Lesson learned. This hotel is crap.

We stayed here because we needed a place to crash after a drinking session with my friends last Saturday.
PROS:
We checked in a standard room for only P1,100 24 hour stay with free breakfast. It was very much worth it. The room was clean, the staff were very friendly and accommodating. Also one good thing about this hotel is there's no standard checkout time. They base your checkout with the time you checked in.
There are no elevators but the hotel has only four floors so it won't really be a problem.
The breakfast was great and you can ask them to deliver it to your room with no extra charge.
Some problems I've had are as follows:
1) I called to reserve a deluxe room three days before but when we arrived in the hotel, they didn't seem to know that I called in to reserve a room. We're just lucky because there were still two rooms available one standard in the fourth floor and the deluxe room on the first floor. Though we didn't wait long to get our room, it would really be better if they actually pen down reservations.
2) Water pressure is weak. I would think because we were in the fourth floor, but even so. I hope the lower floors have stronger showers.
3) No remote control in the television. Maybe just in our room though, but yes. We need to manually press the buttons to change channels.
Only encountered three problems, things which they could easily improve. Other than that. this is one great hotel to stay in. And yes, I'd definitely stay here again. =)

A basic hotel providing the essentials of shelter, bed and hot shower - but not much else. The hotel is hard to find and is located in a questionable area. I did not feel particularly safe in the area.
One fascinating bit of local culture was the sight of an impromptu shrine set up by some of the local (shanty) residents just a couple of doors from the Fersal Annapolis on a couple of nights. The sight of a tiny baby's coffin displayed for passers-by was a pretty sobering experience.
