What we liked:
1. Nice location - walk to Bankerohan fruit market, Roxas night market, stores and food
shop, 20 mins from airport and malls, accessible to taxi cabs and jeepney and tricycle
2. For its price, it was clean comfortable and our stay was smooth.
3. Staff were easy to communicate with online and in person.
To improve:
1. AC takes some time to cool
2. No toothbrush , hairdryer, coffee making set and other basic room amenities
3. Staff took time to assist with bags and other simple requests
4. No phone and no elevator
5. No bidet
6. Weak wifi

For 4 nights we had a very comfortable stay in this hotel. The whole place is very clean, the bedrooms are beautifully made up everyday and the staff are all very accommodating and courteous. Great hotel! Thank you Manor Hotel for making our vacation truly wonderful!

I have stayed here 3-4 times. Each time I have been greeted with a smile and courtesy. The rooms are clean and comfortable. The staff is friendly and helpful. The hotel is two blocks from the Gaisano South. The restaurant is closed on Sunday but otherwise the food is reasonably priced. There's is no elevator but the stairs are easy to negotiate. The showers could be improved by installing instant hot water heaters.

Admittedly, I was already quite annoyed when I reached the hotel and realized that the promo rate offered for walk-ins was about half the price as the booking price online. Tired from the flight, I just acquiesced. However, the PhP1500 I paid for per night was a complete rip-off, considering I've stayed at better hotels in that price range. First of all, when I got in, the guard sternly checked my bag. I understand Davao's security issues, but he could have been more polite. Second, there was no elevator and I had to take the stairs to the third floor. Acceptable if the rate was in the 500peso range, but hotels charging 1000-2000 in Davao City are expected to have better amenities. The room was a tired-looking affair, smelling of molds and cleaning solution. The towels were threadbare, and the faucets had green icky molds. Wifi was sporadic, the airconditioning was noisy, and in the morning, the water from the shower was not strong enough to have a comfortable shower. There also was no free breakfast that came with the room, and if you decide to have the paid breakfast meal, they serve 3 in 1 coffee. Also, in the morning, I was woken up by a loud knock at the door. It turned out to be just the staff handing in the newspaper. Why couldn't they have slipped it under the door like other hotels?

The only good thing about it is that the front desk staff was nice.

When we got to the hotel, the first thing I noticed was that its real condition was not reflected in the pictures posted in its website. In the hotel website, the lobby, restaurant and rooms looked cozy, charming, and roomy, the opposite of what was actually the case. In fact, from the picture, the facade of the hotel looked like it was beside the street when it was actually sharing that frontage with an Aljem's Inn. The lobby was a small space and so was the restaurant and the room. At least the bathroom was reasonably-sized.

Our room was on the 3rd floor so you'd think the room numbers would start with 3, but no, they began with 2 as in 201, 202, and so on. There was no elevator so our high-heeled shoes would make a bit of noise as we went up the wooden stairs which weren't carpeted, although the corridors were.

Me and my roommate only had a problem with our room key that kept on falling off its keychain while our other two colleagues couldn't even open their own door without assistance from the staff because although their room key could be inserted in its slot in the doorknob, it wouldn't turn.

The comforters on each of our beds were quite old and so were the blanket and pillowcases. Only 1 pillow was given each of us so we requested for another 2 at no extra charge. However, the pillows were either lumpy or too thin. The linen must have been white when they were brand new but are now yellowish. The good thing is they are changed everyday. Some have frayed holes in them already.

The air conditioner, although also old with the knobs loose, did its job of cooling the room.

The room must have been cleaned everyday because whenever we got in, everything was in order.

The bedroom blinds were damaged here and there.

The bathroom was the reason I was able to tolerate staying in this hotel. It must have been recently re-tiled and the toilet bowl and sink recently replaced. It was also cleaned everyday. However, the faucets and the shower were still old. I could clearly see the green moss growth inside the translucent (it was probably transparent when it was new) knob of the sink faucet. And the said sink faucet would make a funny "toooot" sound a few seconds after it is turned on.

On the other hand, the flush of the toilet worked. Sometimes though, toilet paper wouldn't flush down and one had to try another few times before flushing was successful.

As for the shower, the shower head was already eroded so it was like taking a shower under a faucet. Hot water could be elusive in the mornings when everyone, I surmise, must be using it at the same time. In the evenings however, hot water was not a problem. All in all, at least there was no shortage of water.

When ordering breakfast at the restaurant, it's best to just ask what food were available so as not to be frustrated when told that what one chooses from the menu is not available. Also, when one orders scrambled eggs, one must expect sunny side-ups 2/3 of the time. Translating the request in the local dialect and making beating motions only works 1/3 of the time. And expect to wait some time for the order to arrive. And when the breakfast meal says it includes fruits, one may have to remind the waiter to bring them to the table.

The lady at the front desk when we arrived wasn't hospitable. Good thing we did not see her the rest of the time. The personnel in the restaurant weren't accommodating either. They did not seem to like their job. However, the security guard was always courteous and would readily render any form of assistance.

As for the hotel's location, it was near everything we wanted to go to so that was a plus.

In sum, the hotel did not give fair value for our money. We discovered other hotels at lesser prices offering more value so when we go to Davao the second time, we wouldn't have to stay at the Manor.

I had an excellent 3 nights stay there but there are two things make me upset a little bit. First, they don't have elevator/lift and I was assigned at the 3rd floor. So, I don't have choice but to use stairs. Secondly, the terrible WIFI. The internet was working only the first night bit on the second night until the third day of my check out, it was not working.
I hope you will inform yor guest of what is happening on your internet connection.
I hope you will fix the problems so that the guest will be more satisfied.

I regret I stayed in that hotel for 1week because 1st the toilet and bath always stucks or no water the toilets seat cover is broken uhh.. And when u take a bath the water overflows.. There's no elevator in that hotel u have to carry ur bags to ur room.. The male gay Attendant isn't nice but the ladies they are ok specially the petite one.

I stayed there for 2 nights . The hotel is very simple and the room and the Cr are very clean unlike any other economy hotel. My bed is very nice , the duvet cover is so clean and comfortable. The place is accessible to church and the davao city hall. Nice hotel to stay.
