This hotel is one of the dirtiest I've stayed during my Philippines trip, I could really feel it. The rooms and their furnitures are really old. It's located in the middle of nowhere so you can't walk anywhere.
Breakfast was awful.
Practically it doesn't value the money you spend because in this range of price you can easily find something more central and cleaner.

This place was a little difficult for the taxi driver to find as it was a bit further up EDSA from Roxas Boulevard than initially expected. It advertises itself as being on the corner of EDSA and Wood Street, but in fact it is up the street by about 50 metres from Epifanio Delos Santos Avenue, so you won’t see it from the main road. Wood Street is also known as L. Wood Street. If staying here it might be a good idea to print a map out beforehand for the cab driver.
I only spent one night here and that’s all you’d really want to spend at this place. It’s OK for a transit stop, but the room was smallish and showing its age a little, and the aircon in my room was a noisy old box-type unit which didn’t really cool the room very well. It actually took all night to cool the room down to any noticeable degree, and with me being a light sleeper, the noise meant that the couple of hours sleep I did get weren’t very good quality. The bathroom was big and reasonably clean though and had the standard amenities you’d expect.
The queen size bed was very firm, common to SE Asia, and the TV worked and had a sizeable selection of channels. Bottled drinking water inside the room would've been nice too....
Staff weren’t exceptionally friendly though the bellboy did carry my bags up to the room and didn’t awkwardly hang around expecting a tip so that was good to see. When I questioned why I’d been given a Superior or lower grade room after booking and paying for a Premium room, I was given an excuse rather than an apology or refund of the price difference. Apparently the room types had been inputted incorrectly into Agoda (or something like that) and this hadn’t been rectified. Indeed it still hasn’t been rectified at the time of writing this review, so it was more than an innocent mistake! Either way it shouldn’t be the customer’s problem – I had a hotel voucher for a Premium room and that is what I should reasonably be able to expect! The room was advertised as having a bathtub, hairdryer, tea/coffee making facilities, and it had none of these.
Breakfast was limited and was plated up for me rather than being a buffet. I took the fish, which was surprisingly OK despite being cold, and I even got a whole tablespoon-full of extra rice when I asked for “some more rice”….! There was no bottled drinking water provided for me in the room.
Upon departure the security guard at the gate offered to get me a taxi for an inflated price, and a taxi even pulled up offering an inflated price, but I only gave them one chance each to be honest and instead walked down to EDSA (past a burnt-out car chassis on L. Wood street) to get a cab, which took about 10 minutes to get to Terminal 3 at around 07:30 on a Saturday morning. Cost is around PHP130.
To sum up, if your only concern is price within a reasonable proximity to NAIA, then consider this place. If you’re staying a little longer than just a late flight in and early flight out, then maybe stay at the Copacabana which is easier to find, or somewhere closer to the Mall of Asia so you can at least go for a walk down there. The area around this place didn’t strike me as being ultra-safe or having much to see.
Park, Bed and Breakfast = not bad, but not really that good for the price either, and with deceptive advertising.

Me and my sister in law were asking if we can make a call to airport coz we heard that some international/domestic flights was cancelled. And the ladies in front desk are busy chit chatting until i repeat that can i make a call and she was like. hold on, i just got here. (pertaining that she just came and not ready to assist guest). and then she told us you can use your telephone in your room to make a call. coz guests are not allowed to use the telephone here. so we were rushing to go back to our room. without any given instructions how to make a call locally. we were very disappointed. 2 stars for the service.

The location was great, not far from terminal 3 and 1. The staffs were accommodating and friendly. The room was tidy, clean and comfortable, love how big the bathroom was and bonus points for the hot water. The foods were delicious and decent prices. They have a shuttle service, just call ahead of time for pick up and drop off, it is better to take it rather than the airport taxi that charged us 1,550 Philippine pesos for 7 minutes drive. Overall: It was worth it!

We stayed at Park Bed and Breakfast for an overnight stay and it was a great haven for budget travellers and backpackers. Although it does cause more than their sister hotel, Kabayan Hotel which is just a couple of meters away, they have a nice place that is accessible and close to NAIA and Makati City. They also have a welcoming and hospitable staff who are helpful and friendly.
We took the premium room, which costs Php 2,500, but got a discount because we booked earlier through their website and it was bought down to Php2,000. The room was good, it was spacious and well-lit. Although, I wish they could have made an upgrade on their TV and their fridge, which I think wasn't even functioning. The bathroom was clean, wide and had hot and cold shower. The AC was also working good although you had to wait for 10-20 mins for the whole room to cool. The bed's foam was firm and not really soft to my liking but it you could still get a good night's sleep.
They also have free breakfast which could be delivered to your room, which was good because they really stood by their name which was bed and breakfast. You could also park your own car in designated parking area in their place which is really a good idea for motorists and people who are going for land trips.
Another good thing is that they have a 24 hour policy although they have a sign that you have to check out at 12noon. They also give you an extension of 6 hours for a good rate. It's a good place to stay with service-oriented staff and also good for the budget-looking travelers.

Stayed for three nights at their premium room. Let me start with the good revs: Place is cute,accommodating front desk crew,nice vigilant and nice guard. The breakfast is one heavy appetizing filipino brekky which i really like. Prompt and free newspaper dailies. Now the negatives / downside is when i checked in i found STAINS / DROPS OF URINE in the toilet seat (both on the lid and the cement seat itself) perhaps from the previous transient of that room. It looks like the housekeeping did not clean it / prepare the toilet. That really really sucks! It is comforting to have a fridge inside the room BUT the fridge was dirty, meaning stains here and there...not rustic stains but stains from the food perhaps again from the previous transient that stayed there. To the HOUSEKEEPING PEOPLE: please pay attention to this... cleanliness / hygiene is a must for every traveller otherwise it destroys your whole image. It is also very difficult to get a taxi to PBB, taxi driver doesn't know how to get there unless you spell it to them that it is the former Anito Inn or u have to show them a map or the brochure. There are NO 7-11s or convenient store nearby and you have to walk to the kanto to get a taxi otherwise the hotel gets a taxi for you and they are not metered, they charge a fixed rate and u have to argue with the driver. Overall, receiving staff are nice except for the housekeeper who cant keep the room tidy.

I have always been a budget conscious traveler who occasionally splurges. During our regional trips, we would always look for transient acomodations to stay at before catching a connecting flight. One of the hidden gems of Pasay for a budget conscious traveler like me is Park Bed & Breakfast. This hotel is under the flagship of Legend Hotels group including Kabayan Hotel. Endorsed by the Department of Tourism, this is indeed one place I could recommend to fellow frequent travelers.
They even offer 12-hour accomodations at a lower rate. The buffet breakfast is sumptuous and something to look forward too. The rooms are clean, air-conditioned with the basic amenities.
I would also like to commend their friendly staff who are always willing to acoomodate their guests.
The location is quite hard to find since the hotel is not located along the main road. You have to pass through a narrow road to reach the hotel. However, most airport taxis know the hotel's location.

I made my online reservation after making last minute travel plans, just a few hours before my early-morning flight to Manila on October 3rd. I was only looking for an inexpensive hotel, nothing fancy, just so I could get some rest. I found this place on
Booking.com, and based on the quoted price, I was expecting less than what I eventually received in terms of the room and the service, provided. I would characterize it as a Pleasant Surprise! Now, don't get me wrong, for any would-be traveler reading these, don't expect anything out-of-the-ordinary. After all, this is still a budget hotel and nothing approaching 4 or 5-star status. Now, here's why I rated Park Bed and Breakfast as "excellent." LOCATION: I didn't initially expect it to be so close to the main airport! From Terminal 4, and despite early morning traffic, I took a cab and it took no more 15 minutes to get there along the EDSA highway. And when I left in the early morning October 4th to catch my international flight out of Terminal 1, we got to the airport without any hassles! Makati is a couple of short rides away and when I decided to take a cab going back, the fare amounted to less than 100 pesos! THE HOTEL ROOM: Since I was going solo, I opted for a single, and what I received was a small room, BUT it was also on the ground floor, a MAJOR PLUS! What I got was a clean room, fully air-conditioned, a small, but personal bathroom and a hot-and-cold shower! And I secured my room at around 9 AM, because it was already available! Otherwise, I would have to officially check in later, even around 2 PM. THE HOTEL STAFF was pleasant and helpful! Now, I cannot speak for those who rated this hotel lower, but for my purposes, it was a GREAT EXPERIENCE based on the relatively low price I paid, much lower than 1200 pesos-per-night! And yes, I would gladly return--next time, for multiple nights, when I revisit to the Philippines!

this hotel bring much delight to my taste with regards to the location its not much crowded its silent except for the road going this place..service are much delightful with regards to the crew they are much caring to their guest, internet connection are awesome room rates are affordable, clean rooms with 24 hrs hot and cold water running except for the bar, they don't have it on the room if you want just ask for some room service.
