I booked the unit for the location since I didnt want to be troubled by traffic for my early appointment and meeting. Reception staff were nice and helpful when I presented my ID for the booking. Its an old building and as are the ro I got. Parqueted floors and pieces of furniture that beg to be refurbished. (Lower mattress is like an old lady showing her drawers, and lamp that craves for a newer shade). While thankful for the comforter and mattress, i would have loved to have another pillow since the one provided was a bit flat. The bathroom was clean. And though the shower was kind of old style, the hot and cold water works. I didnt use the towel provided. Parking is first come first served so you have to advise the reception staff of how many parking slots you need or if you need to extend the time to check your car out of the building. The unit has a mini kitchenette and fridge. Coffee sachets and kettle. It also provides some complimentary stuff like water and small soap and toothbrush. Closet has hangers. Overall the place is clean and spacious. Location is really the reason for checking in. It is near lots of hole in the wall restaurants, cafes, fastfood, convenience stores and mall.

The curtain looks it's not washed for a year and was sneezing the whole time I stayed there. Toilet, drainage seems clogged, undone walls, dirty curtains, intermittent wifi and definitely a no go. Just look at the bottom wall panel and looks like nobody stayed for ages. Terrible!

Affordable unit is big enough for a family of 4 since the building is one of the oldest in the area. Has a receiving area (sofa set) with TV. Kitchen has refrigerator, electric range, electric kettle and basic utensils (pan, ladle, plates, coffee mugs, spoon and fork). Receiving area and bedroom has a separate air con unit. Toilet and Bath is a bit small. Caution: Hot water can be scalding hot so be careful.

The staff all bar the guard are rude. The prices are all hidden bordering on fraud/deception. If through Agoda. What they do is say your Agoda transaction on card didn’t go through. My card works perfectly here. Then they say you can pay in cash or card here they double the price it’s a total con. I said to cancel booking they say non refundable well it is on those conditions. I eventually on threatening to get police I got a refund be really careful it’s a scam for either staff or managers. Pictures below.

Stayed in hotel for 1 week. Booked a 2 bed unit. First room offered, checked bed and bed was dirty, somebody had peed the bed and housekeeping just made the bed up and left rage sheet in. Living room was dirty and couch was unliveable. Transferred to 2 bed unit on 17 floor. Very dingy, again dirty. Only 1 lift working. Long wait for the 1 working lift. Worst hotel that I have stayed in. Check in staff did seem to care when I complained about state of room. Despite great location to Greenbelt, DO NOT USE. (Booked through Qantas).

We left home very excited for our first trip to the Philippines at 8.30am on Monday morning and arrived in the hotel on Tuesday evening at nine pm. We were travel weary to say the least but had good flights. The family consisted of myself and husband, pregnant daughter, son in law, and a two year old grandson. We were greeted by friendly staff who gave us keys for our room 2010, 20th floor and daughter and family 2507, 25th floor, it was 30 plus degrees, then we were informed that the lift was OUT of ACTION!!!!! WE HAD TO WALK UP FIFTY, AND 75 FLOORS respectively, I drank two bottles of water to enable me to get to the 20th floor I am reasonably fit in my 60ties but it did me in!!! And of course at the same time we had to get a two year old one a pregnant lady upstairs, it was a terrible start to our holiday. We arrived in our room, it was grubby, there was a kettle a TV plenty of storage space, sink fridge and bathroom, the towels were clean but grey one towel person. The bedding was clean. I went to the balcony to throw open the door and to sit down and recover only to find it locked, I phoned reception apparently we were not authorised to use it.???? I told them I needed to use it to have a cigarette, (no smoking hotel) they said no smoking in Makati, I was later to find out you have to ask for designated smoking areas aghhhhh, to return to the phone call (am furious) I asked if the lift was working, no ma'am, I asked for my luggage to be carried up and two extra pillows, in as polite a manner as I could muster!! The last of the luggage arrived at half past midnight being carried up by staff. The next morning the lift is working, there is also another lift under maintenance, it was still under maintenance two weeks later, there appears to be no SERVICE LIFT!! So all staff, luggage, cleaning, heavy machinery ect go up and down in this one lift, not surprised that it broke down again before we left. The reception is 24 hours and there is access to a safety deposit box at reception. The towels were changed daily, no service on Sunday, the beds changed weekly, the net curtains were very dingy, small windows to open. Shower not brilliant but usable again dingy. The air con worked well. Plenty of laundry services around two/three pounds for three to four kilos of weight, three days return.

Stayed here with my wife and 18 months old. The room its self is dated and a bit dirty and need a fresh coat of paint and a really good clean, but has a small kitchenette with mircowave, fridge and cook facilities. Toilet blocked up but maitenance came swiftly and resolved the problem. Location of the hotel is the best, straight across from greenbelt which has huge amounts of shopping, entertainmemt and resturants and connecting walkways to other malls. Didn't use the pool so cant comment on that. Breakfast was really poor, found it better to just wander over to greenbelt and eat there and is inexpensive.

I booked a 2-bedroom for our stay. Upon arrival, the receptionist informed me that I will be transferred to a different room. (two 1 bedrooms instead 2-bedroom I booked) I booked it thru Booking.com and it was non-refundable so I guess that's the whole point the lobby attendant was very confident to check me into a different room without informing me in advance. I asked what will be the compromise. She answered there is no compromise like some free buffet whatsoever. Ok here's the worst part. Upon arriving at the hotel rooms, I was so disappointed to see a very dark room, some lights were not working anymore. It was a very different room from ones in their pictures. The rooms they gave were very old, with an old TV and aircon is not working well. It was so hot inside the room. Also, my neighbor (accompanied by one of the guards) knocked on my door because he complains about the noise (LIKE WHAT THE?) It's a hotel. It's supposed to be sound proof from inside too. Every time I go out of the room, the door makes a loud noise and it's not even my fault. That's the way it was constructed. I don't intentionally bang the door or something coz why would I do that right? I had the worst night with my friends. I hope I can give a 0 rating. Terribly had the worst night.

I booked a 2-night stay via Agoda, but upon arrival was notified that my booking wasn't confirmed. It was Midnight on a friday, and after a long flight, the last thing I want to hear is that I don't have a place to stay. Fortunately, the front desk agent Jacob was able to accomodate me and found an available room. He advised that I book the next night online as the prices would be alot cheaper, so I went back to Agoda and booked a 2nd night. SURPRISE SURPRISE Agoda cancelled my booking AGAIN! I received a call in my room informing me that my booking was cancelled, but Jacob was more than willing to help me work through the payments downstairs. Thanks to Jacob going over and beyond with his customer service, I was able to get everything resolved. The friendly service definitely convinced me to return here the next time I am in Manila!
