I visited this hotel 3 times, It is getting old but it is clean and the rooms are a good size and very comfortable

You get 2 eggs and 2 slices of bread with coffee OR a cup of rice and one egg and a spoon for corn beef or pork with coffee
All in All the hotel is good all over and value for money

Look the hotel is in a great vibrant part of Makati. Its buzzy and people everywhere, if you like this type of energy...i do.

The hotel is an older one in Makati and its showing in some places. The rooms are large but outdated. But they were clean and roomy and comfortable.

But like my title says this is a 3 star hotel charging 4 star prices.

Summary: Some will be put off by it's location in the middle of Makati's red light district and the area is not the quietest, but the (renovated) rooms are good value for money (Considering it is Makati) for both business travelers as well as those wanting to be in the middle of the "action". Management needs to refocus on being customer friendly before the hotel can be recommended.

Rant:

Ok the review is below but first some comments on some management policies I just noticed implemented this year. I am not sure if these are related to the acquisition by Best Western or if it is just some local silliness, but they are deserving of comment. I stayed their twice in January. First they required a 1000 Peso (US$25) per night deposit. The insistence of a deposit seems to be a practice of lower class hotels (the other hotels I stayed in Manila had no such requirement) perhaps for people paying by cash. Even worse, upon check in, I was presented for signature a full page "contract" which basically waived the hotel of any responsibility for anything that went wrong, and also indicated they had the full right to charge my credit card any amount they deemed necessary after inspection of room at checkout. Never in my life have I been forced to sign such a contract at check in.The paperwork does not end yet! The rooms have small walk out balconies but the doors are locked. You can call reception to open the doors --- and the man came quickly -- but I was presented with yet another "contract" for signature fully indemnifying he hotel from any loss resulting from opening my balcony door. A contract to open my balcony door? Are you kidding me?! Considering I was 20 floors up there was no security risk unless Spiderman had visited Manila. It gets worse .... I was happy enough with the room on my first stay, that upon my return to Makati two weeks later, I booked it again and took advantage of a rate they were offering which was about 15% less than what I had booked online for my first visit. Big mistake. Despite supposedly being the same class superior room --- the room I was given was older, dirty, with peeling wall paper and full of small ants. Whereas I was very happy with the room on my first stay it was now as if I was staying in a different hotel. I now got a room that was from a time warp 20 years ago --- exact same layout; just old, with all original furnishings, and with a dirty feeling. Thanks Best Western -- great way to reward my repeat business. Speaking of loyalty -- when paying I presented my Loyalty card number to be recorded and was told they would not accept my loyalty card because of he 15% discount I had received through their promotion. I thought loyalty programs were meant to reward customers -- not drive them away. Frankly I am now questioning the value of joining their program. Some promotion -- save $10 per nite for a room of he same class and get an ancient ant filled room, no loyalty points, no complementary newspaper and you learn about it after the fact. All of this is too bad, because the staff are friendly, the newer rooms of good quality, and the price point is a decent value by Makati standards if you can live with the immediate "red light" surroundings. Hopefully the management will refocus on the meaning of hospitality soon -- on to the review ...

Detailed Commentary:

Positioning: A decent business class hotel that also caters to those enjoying the adult night life surroundings of the immediate area.

Location 2.5
The venue is situated in on he corner of P Burgos Street and Durban Street in the heart of Makati's red light district. Makati itself is a good location within Greater Manila (cleaner, safer, more upmarket generally) although the immediate surroundings will not work for everyone. The area has the usual trappings common in such areas: flashing neon lights, music blasting from bars, hordes of men selling fake viagra and girls offering in-room "massages". Having said that, the area never felt threatening at all (unlike other parts of Manila where people can get much more aggressive) A polite "no thanks" will send the viagra salesman on his way and the street girls are the most polite -- "Hello Sir how may I be off service to you tonight?" being the most common approach. I got the feeling that there was an "understanding" between those roaming the streets and the police as to how far boundaries can be pushed --- unlike Malate or Ermita where such encounters can feel quite threatening at times. Anyway the area is what it is although it did not seem very busy during my visit.

Room Quality 3.5/5 (for renovated rooms only):
The hotel is 26 stories and is rather dated. The (renovated) rooms themselves were of good quality. The bed is of international standards. The room included a mini bar, bed, large comfortable chair, writing desk, and lock box. The room had a small walk out balcony but you will have to call the front desk if you want to use it. There was zero in the way of noise from the hallway or neighboring rooms but there was a fair amount of ambient street noise -- nothing too bad but if music off in the distance or the occasional blaring taxi horns bothers you then you might not be happy. The wall mounted aircons can run a bit noisy but are easily fixable. The bathroom was standard (a bit old) with small tub/shower combo, plastic curtain and large sink. The room still felt dated but cheery and clean. The non renovated room had the exact same layout but felt much more dated and dirty.

Ambiance 3.5 (For renovated rooms)
Setting aside the location, the hotel feels more like a mid range business hotel than anything else. If you are offended by sometimes sharing a lift with an older Caucasian or Japanese with a 20 year old hanging on his arm you may wish to look elsewhere but there is nothing sleazy about the hotel itself. The hotel is quite dated but my (renovated) room seemed to have been recently painted with a blue and pastel yellow that gave it a cheerful glow. Some thought appears to have gone into the decor and furnishings and the room felt quite comfortable, if somewhat boxy. I have little good to say about the second room I stayed in -- the drab atmosphere was quite depressing actually.

Facilities and Amenities 3/5:
There is no pool but there is a gym, spa , and cafe. I did not try the breakfast so cannot comment. The TV programming was good, offering a solid variety of choices in each genre, including NBA Premium for sports fans. Free WIFI was offered and worked well. A free newspaper was also delivered every morning.

Approach to Service 4/5 if policies are excluded 2/5 if policies are included:
Well, I already mentioned my concerns over the idiotic "contracts" and "waivers" and the "reverse loyalty" approach to their loyalty programs . The staff I encountered were always polite and friendly, and when the aircon broke down it was serviced in minutes.

Usability: 3/5
Usability concerns details that may not matter to many people, particularly those that are only staying for a night or two. However, since design and usability are of interest to me, I like to include it anyway. Some hotels maximize space with very intelligent room design while others pay no attention to usability and guest convenience. In this case I found the hotel average for it's class. Some more reading light around the bed might be nice, but otherwise the space was well used. The work desk faced out the window and was large enough to be useful.

Value for Money 4/5 at discounted rates for newer rooms
This is always subjective depending on what is important to most people. I think Makati hotels tend to be very over priced in general. You can find standard room rates at about US$60 nett and at this point, it offers pretty good value by Makati standards (immediate location and stupid check in requirements aside).

I booked for a 9 day stay and after eventually checking in, i checked out 1 hour later.

What a disgusting filthy hotel. The room had stains everywhere, carpet, pillows, chairs, worktops. How anyone can stay there is beyond me.

The soles of my feet were black after walking around barefoot for 5 minutes.

There is a horrible old damp mouldy smell to the room and outside.

I was told my booking was non refundable as i booked through hotels.com and not directly with the hotel (i use the word hotel loosely) but i decided it was more beneficial to me and my health that i leave that place as quick as possible.

I would love to know what a hotel inspector would make of this place and to see their results of how hygienic it actually is. I think we would be shocked.

I urge everyone dont get lured in by the low price. The basics of a hotel is clean and comfortable and that is exactly what this place is not.

I stayed here before in November 2018. The hotel was old, moldy and worn. A friend who stayed 2 months ago said the hotel made some improvement and was not bad now. So I gave it a second try. Luckily only for 1 night. The only improvement I saw was the towels didn't have holes in them. Though there was one set of towels in the room when I booked the room for 2 people. The hallway way musty, moldy and smelled on 2 floors. I know because I changed rooms twice. That made no difference all the rooms I check also was musty, moldy and smelled. The short time hotel like Soho are cleaner and don't smell. Best Western should be ashamed to have this hotel under their brand name. Still the worst hotel in Makati and worst Best Western!

My parents were quarantined from March 1-8, 2021; when they check-in, the hotel attendant is not aware of our booking - he said "your booking is NOT in the systen"! So it took couple of hours for them to let my parents in. The smell of their bedsheet and blanket are so aweful; their breakfast was given so late almost 10am upon sending them email what is going on! It is a horrible experience! Also, they gave them milkfish almost everyday. I am not recommending this hotel. Even their manager didn't even apologies for what happen. Very POOR Customer service...👎👎👎👎👎

Room was full of cockroaches and run down room quality. The aircon remote was broken and doesn't work. The staff was unhelpful and very slow. The location is good but many hotels there provide better service in this price.

Appalling. I needed to go to hospital; they refused me a bigger room so my family could stay to support me. Wouldn't provide early beakfast for my niece going to work, didn't have any fruit choices, very irritable when asked. Moved room eventually, supposed to be 09:00, eventually 12:30, no communication, just left me waiting. Husband wrote 5 times including to the general manager, all ignored. When waiting for taxi to leave & after a month's stay they buzzed the room to ask when I was leaving. I was a single lady of pensionable age, sick in hospital, no care or consideration at all from OS. We had our wedding there in 2010, have stayed 6 times. We will never stay there again.

Called jan 4,5,6,7,8,9,10,11,12 no answer for hotels.com or me direct. Took money in full kept it. Be careful if they do this to one they do it to others. Check all my reviews. You'll see I'm fair. They refused to answer phone according to hotels.com as noted above. Jan 4 they sent an email saying hotels.com will send money back and then their phones went out. Stay away.

Made a trip to Manila .usually prefer this property as it is strategically located in the entrainment district and surrounded by all kind of restaurants .name one u find it.and about the property is good for stay and friendly staff.. mentioning the staff should definitely mention about a staff named Jennette Osias the House keeping supervisor / Room attendant was the top notch of their team .very attentive ..polite ...perfect at her work..ask for dental kits or grooming kits without a wink on the face will attend to it any part of the time.i so happen to leave the DND tab on my door ..she waited for me to remove the DND and did her duty of cleaning at odd hours .nice and silent atmosphere even at a entertainment district.friendly and helpful security guards .deliver u food to u r room without Any complaints.over all very good team . appreciated

Please check the fares before u board (on google, enter point A and point B and you will get approx fare, as the meters are mostly rigged in Manila. Even the cabs which are from the airport. Grab is best bet, Grab is equivalent of Uber. They run on fair meters. The most expensive option is asking the hotel to send you a cab.

I know this is an old question, but what the previous person said was only partially correct. The higher class of rooms actually have a full kitchen which you can use for cooking. Also, if you really need a microwave, reception is willing to let you borrow one if you call them.
