Enjoy reasonably priced accommodations for budget conscious travelers who don't want to bust their wallets for a decent hot shower, a clean comfy bed in a sound proofed air conditioned room without windows to completely shut out city noise! Free Internet in the lobby coffee shop but wired Internet in rooms with small charge.You will get what you,pay for and as long as your expectations match the price paid, you'll be satisfied with the accommodations. Thousands have stayed with us and if we get 10 complaints out of a thousand, this can't be too bad, can it? Give us a try and if you find the reviews incorrect, please let us know!!Cheers!

My 4 year old son and I are staying in this hotel for the 2nd night now. We will be checking out tomorrow. Date today is August 8, 2013.

The good stuff:

1) Very professional, sincerely helpful and courteous customer service personnel from reception to kitchen.
2) Very nice hot and cold shower. Takes just a few seconds for water to get warm and easy to adjust between warm and cold water. Water pressure is excellent!
3) Great location for our purpose in coming to Manila. Just a few minute drive to the Department of Foreign Affairs and to Makati area where the Dutch embassy is located. Just a walking distance away from a shopping mall (can't remember the name).

The "not-so-good" stuff:

1) No free internet connection inside the room. This is the biggest disappointment for me because I work online and conduct business virtually. Need to pay P200 per 24 hours and you gotta pay for 24 hours even if you don't use it for 24 hours. Unless you are holed up in your hotel room for the whole 24 hours then to me this is reasonable. The thing is when you are in a hotel you are most of the time outside and in my case back only late in the afternoon.

I still paid P200 for yesterday's internet usage. Then this evening, I asked if I can pay only for 12 hours instead of 24 hours since I will be checking out anyway tomorrow at 12:00 noon. Not at all possible... which I find just ridiculous. I could have used my prepaid broadband connection but for some reason it does not work inside my room. I still have enough load for it. Checked it just now and my unlimited data connection for it is still up to August 11. Signal is also very strong at 5 bars. I am therefore forced by the circumstances and the hotel's policy to pay for a 24 hour internet usage for a lot less than 24 hours of use.

They have free wifi in the lobby but I travel along with my little boy whom I cannot leave behind the room all by himself while he sleeps.

2) Kitchen service needs a bit of improvement. Ordered for corned beef omelet this morning and was served with, yes, corned beef omelet but with lots of ketchup toppings. I would have preferred to be asked first whether I like it topped with something. Unfortunately, I am not so keen on ketchup on top of an omelet. the menu didn't say anything about ketchup. :-(

3) This evening, I ordered shrimp sinigang for dinner. After 20 minutes or so, I was told that food is ready and that I should prepare the payment. Moments later I was called again by the kitchen staff only to tell me that the shrimp is not good anymore and asked if I would like to change my order. I did of course but I just find it weird that they knew about the shrimp not being good only when they were about to serve it. My starving son had to wait for another 20 minutes to be served with a different dish this time.

Overall, the greatest "plus" for this hotel is their location and the exceptionally customer friendly staff.

The hotel is situated at very close to shopping malls. Food is everywhere which is nearby hotel. The only downfall of this hostel is that the room and bed is quite small. I felt a bit uncomfy during my sleep and the toilet might not be suitable to a big built. The restaurant serves good food, very nice and friendly service. Overall the experience staying in this hotel is good.

Dear Reviewer- Thanks for recommending others to check in at our inn! May I ask What room did you stay in that you said was not too quiet? All our rooms have double glazed glass panes to block out city noise from outside. So did you still hear outside noise? Or was noise coming from hallways from people using the halls to get to their rooms? And thank you again for liking our in house food service. All our meals are quality controlled by us, the managers and owners as we eat there on a daily basis too. Our condiments are the best, example. only olive oil is used, not the cheap stuff, to bring out extra flavor and keep away the trans-fats from low end oils. Cheers!

If this small, new 28 room five level hotel was a horse, it would consistently come first, second or third in its class.

Let's get the negatives out of the way.

The first was not the hotel's fault. In the wee small hours of my second night, at teh worst possible time (0245), I heard screams coming from another room. I assumed it to be on my floor: it was actually on teh floor above. I called the front desk and hotel security spoke with the drunk American and his Filipina friend, equally inebriated.

Other deficiencies included no provision of shampoo or conditioner, and some noise transfer from the hard-floored staircase.

As well, the small balaconies at the front of the property with their steel laddered fire escapes are a safety hazard, as a guest can open the glass door near teh staircase on each floor and fall down the ladder which is partly under the door opening. I suspect that this would not be allowed under Australian building codes: an example of sometimes lower Filipino standards.

However the biggest negative is hotel signage in the bathroom.

A sign claims that 'carbon emissions warm our planet.' Thw owners appear not to know that in Western countries, the science is not settled about these claims and that many of us believe that such claims are false. This includes many scientists. I note that this property is a mass of concrete without any greenery, so apart from being wrong it is also hypocritical to have such alarmist messages on public display.

Other paternalistic signs in the bathroom implore users of the lavatory to be careful in their flushing habits, amusingly with the word 'toilet' misspelt as 'toiled.' I did not like use of the 'mess' in one of these signs: it is unprofessional. Only in the Philippines!

The property also lacks a lift, which given that it was only constructed in 2009 is poor. The disabled can forget about staying here.

On day two it took until after 1700 hours for my room to be cleaned: there was a brownout from 1420 to 1600 but this is no excuse.

The hotel is in a fairly rundown area but I did not feel unsafe. WalterMart Makati with a large supermarket and Makati Cinema Square with shops are less than four minutes' walk away, although the former involves crossing a busy road. Greenbelt (Ayala Center) is a 10 minute or less taxi ride away (typical cost just P50). There are also Japanese restaurants such as Marichan in I think Chino Roces Avenue one small block from the hotel. The area is however improving of the One Oriental Place multi-story apartment block at an advanced stage.

The stairs are in a homely brown 'skinnywood' but the stair edges are not well differentiated, as the edgin g is a browny gold. For those who have indulged in a little too much alcohol, negotiation may prove tricky given the colour palette used for the stairs.

Now for the positives.

Apart from its lack of disabled access, the property is well designed.

The owners have invested in double glazing: a huge plus. There was no outside noise whatsover.

When I initially saw the bed, my heart sank as it is, I think, foam: however it is comfortable: apart from the unseemly incident above, I slept well and endorse a previous reviewer's comments.

The bathroom's rain shower was excellent. Hot water was reliable.

The range of cable TV channels was the best available in the Philippines, which is good.

There is plenty of storage space in the bedroom, and lighting was OK although the installation of bedside table lamps would be an improvement.

Staff were friendly.

Overall, this property is excellent value for money at P1770 per night in the world's seventh largest city, the Manila metropolis of 11 million souls.

Thank you for your objective comments about Franchise 1. Wrongly spelled sign? Will definitely look into it. How to flush toilets not needed you think? We thought so too until we had toilets backed up due to sanitary napkins and worse-- condoms being flushed down the tubes. So we felt the sign asking customers to refrain from flushing these items might help. Happy to say, since we posted these, the problem has stopped. You do, after all, get all kinds of people from around the world staying and perhaps this practice does not pose a problem to their plumbing. In the same vein-- people have actually used our towels to polish shoes!! Or use as a mop to wipe bathroom floors making the towels difficult to wash; requiring more soap and water to get clean. So we merely post a sign to please treat the linen with more courtesy. is this "hypocritical?" On the step nosing that are the same color as the floor boards, you are correct. We will paint those nosings perhaps a light beige in order to differentiate them from the boards. Other than that, the other things "not the hotel fault" are pretty straightforward. Please try staying at Saint Illians Inn and Makati International Inn,-- both of these are ours as well and see if these meet your criteria for a satisfactory nights stay. Both Inns are on thee same street and only 3 minutes stroll from Franchise 1. Review us again please as we appreciate objective comments and do learn from them.

These three girls are professional scammers. They took two rooms, side by side, proceeded to have bogus wedding preparations in the rooms, with friends coming and going-- anyone could have taken the money as they claim. When asked why they did not use the in room safe they said they did not know how to and couldn’t be bothered trying. Furthermore, when asked where they put the money, they replied that they can’t remember. They were insistent upon the hotel management paying for the claimed amount, just on their say so. We allowed them to review our security camera tapes, referred them to the police in order to file a formal complaint and formalize investigations, but all they wanted was for management to pay up. Just pay up to make the problem go away.

Had an issue in Nov 2015 what meant escalating to the Manager and again today. The young lady at reception laughed at me because SHE didn't understand English and then we were refused the use of cutlery from the restaurant in the room by the male staff member in the restaurant . Customer service is shockingly unacceptable and my loyalty over the years means nothing clearly . I won't be using this hotel again and wouldn't recommend it . Poor standard of service offered once again . Just perhaps the two staff members concerned should reevaluate their career path as they don't understand the meaning of customer service and have no intention of making customers stays pleasant .

We arrived into Manila just after midnight. We wanted something close to the airport as we were flying out to Cebu that morning so we chose one of the cheapest airport hotels on Expedia. I even put our arrival details in the booking.

Before leaving Australia, I emailed the hotel to reconfirm our booking and confirmed we needed a late check in.

When we tried to check into the hotel, they advised us our room was given away and there were no more rooms available to accommodate 3 adults.

They tried calling their sister hotels and it wasn't until just before 2am they were able to get us a room at Makati Inn. By then I was furious they had misplaced our booking (their colleague had received our booking and filed it away without actioning it!) and we were all extremely tired. We made it clear to them that the hotel would have to pay for our taxi to the next hotel due to the inconvenience.

We weren't charged for the error and Makati Inn may have been a better hotel than Franchise One but when you have a flight to catch in a few hours the last thing you need is incompetent service plus a taxi driving trying to rip you off thinking the guests will pay the P300 pesos fare which the hotel claims should only be P50 because it's literally down the road!

Our room in Makati Inn was nothing special. It was a big room with no windows. We opted to wait til we got to Cebu to use the bathroom as the bathroom in Makati Inn could definitely do with a good scrub.

If you want convenience and something close to the Airport, best to try Nichols Airport Hotel which was recommended by family. It's closer to the airport and they have plenty of clean rooms.

Greetings, In this instance I will must apologize for misplacing this reservation with Expedia. It was indeed through the negligence of our staff in encoding this particular reservation properly and while the person responsible for the mistake was already dismissed last month for numerous and various other grievances, it is still nevertheless still our ultimate culpability in the matter. I apologize for the error. On the other matters, I think we have resolved this directly with the complainant via emails but so the public may know in open forum— 1) We did in fact pay for the cab fare to our other branch, which is literally, one kilometer away and walkable in any instance. Of course we did transfer by cab and no overcharging the customer occurred; either with the cab nor with rooms or anything related to this booking. Why the customer included this in her complaint is anyone’s guess but perhaps a disgruntled complainant will pad the bad pie to make the eating of it just that more worse. 2) It is not difficult to inspect only 24 rooms so I personally inspected all 24 bathrooms at our branch and while these were not, repeat, not spotless-- I would not encourage anyone to eat off the floor; they nevertheless were not in a state so foul as this complainant suggests, to fore-go having a shower in. The water was hot, the free toiletries in place, clean towels supplied and the overall condition acceptable for the intended purpose - a good hot quick shower. 3) On the rooms having no windows, I have already addressed this in a similar complaint and will reiterate why we opted for closing out the windows. The street is very central and very busy and well traversed by both vehicular and pedestrian traffic. As such, we instead opted to seal off the rooms from all city noise by entirely closing up the windows. We favored the option of providing a quiet sleep over a non-descript city view. If this were a beach resort, then perhaps, the window view would win over a quieter sleep. In closing, I sincerely apologize for the mistake both privately in direct emails with the complainant and publicly in this open forum. If it is any consolation to would-be future guests who may be turned off by this complaint-- the overbooking is due to the fact that we do have many repeat guests who are indeed served well and like it well enough to return. Nevertheless, in this instance, there is no excuse, no matter how busy we may be, and I am sorry we did not take this particular reservation properly just as we have done over thousands of times before over the 12 years in successful running of three inns of the same category. I sincerely apologize for making this error. We take the mistake seriously and have likewise instituted a more seamless method for handling reservations.

I find that your insistence on the customer's review as being untrue is definitely not the way to answer a complaint. though you thanked the reviewer for the positive comments, you also indirectly called him a liar. if all management responses were this way, what are the reviewers left to say? trip advisor thrives on the freedom given to the reviewers to air their complaints. this is a he-said, she-said matter. it is overall customer service. assuming that the reviewer lied about his reviews, a hotel manager to dismiss the complaint and call the complainant a liar will not do well for your business. it will drive them away, make others like me to be wary of ever setting foot. so you personally examined the place, that doesn't make the reviewer's complaint as untrue and baseless. it only calls that you improve your service/facilities in certain areas, because you will never see the place with the same eyes as the customer. feedback is the breakfast of champions, to dodge it would be unwise. as a customer support professional, your best answer would have been to just accept it, ensure that you will improve services and thank them for the business. also, the place does flood, every time it rains, the whole place floods. i live around that area (oriental garden), that's how i know.

Since Trip Advisor indeed an open forum, it is only befitting that all opinions be two sided. As with any personal experience, one’s own impressions are never 100% factual what with the richness of human experience and the infinite number of ways people may see the so-called facts. Each opinion is valid and the public is served by airing both sides. That said; may I say that I too live on the penthouse of the property and have lived here for over 15 years. I have seen the flooding-- the worst of it to be sure-- in all my years living here and I already agreed that yes, it does flood. Moreover, I agreed that if the rain is a downpour it will be a problem getting around, not only here, but in practically all of the too-many-to-count low level areas of the metropolis. Lastly, you give advice on how an owner should respond to a review—saying that we should just accept it and use it to improve our service. We have in fact acted upon many suggestions and complaints and have indeed made improvements when the complaints warrant it. But when one complains about the flooding of Makati City, then obviously, there is little we as owners can do to rectify the problem. It then becomes a matter of public opinion as to what someone can expect during the rainy months of August to October and what one can do about it—specifically—that it will flood if the rain is hard but not to the point that one cannot move around; that it is a minor inconvenience if the rain does pour. But if the rain is of a typhoon downpour, that is would be best to just wait indoors and not attempt to travel till the flood susides . It will not take more an two hours for it to subside if the flooding is bad. These statements are hardly any indirect affront to your interpretation of the facts of the matter.

Thank you very much indeed for,your gracious praise! You're the first one who finds our rooms 'spacious' but of course you're very welcome and entitled to own your personal opinion. Lest others expect too much after reading your enthusiastic comments-- each room is 19 square meters total which includes the ensuite toilet and shower. There is a 32 inch flat screen tv with DVD player and as many movies for free you may borrow at the front desk. We give free bags of popcorn too with your movie! Each room has a double door for extra soundproofing from hallway noise. Windows are likewise double glazed to omit city traffic noise in a very central location. We are steps away from Makati Cinema Square mall, and three minutes walk away from the more modern Waltermart Mall. Japan town, an enclave of restaurants and bars is only across the street from us. Massage places are literally next door. Three to chose from to boot! Lots of night life on Amaorsolo Mile Long Arcade, literally a mile long of shops, bars and places to eat. Again merely cross the street from us. These are not FIVE STAR. Places, so mid priced, affordable,and not too polished atmosphere where you can enjoy yourself but not get ripped off. In keeping with the general vicinity, we likewise followed suit by matching our inn to be like the rest of the neighborhood namely-- affordable, clean, hospitable, and overall a repeat business kind of place to hang out and come back for more of the same.. I just stayed at Franchise One in Makati and and found it to be a very comfortable, value hotel.

The staff were friendly, the facilities clean and orderly and the location is excellent... just a short walk away from the Makati Central Business District. The hotel has a small restaurant in the lobby that serves value meals. I had some fettachini and a sandwich, both were excellent at about US$5-6 each. I was also impressed with hotel security, which included cameras at strategic locations and a security door controlled by the receptionist, at the main entrance.

They provide free internet in the lobby and room internet service for about US$5 a day. I found my room to be clean and comfortable, nothing fancy... but very nice for the money. The restroom was also good with an excellent hot and cold shower and nice fixtures. The water pressure (which is a big deal in Manila) was also outstanding! The only downside I can report, is the hotel only has a few parking spaces. But most visitors, like myself just walk or take taxis, so is not big deal. Bottom line, I highly recommend the Franchise Inn to anyone interested in a budget hotel in downtown Makati.

During my stay I also noticed a similar hotel just down the street called St Illians Inn... I was told this is owned by the same owners, and from the looks of the lobby and from outside... it may be a good alternative, if Franchise One is fully booked.

Yes it is very true that it is not enough for a hotel to put up a comfortable room and take payment for it. I stayed in a Queen Bed room last week for 2 nights. Overall my stay was ok. However, even as their rates may seem good, the place may still seem over-priced to many travelers, as frankly though, most hotels in Manila are.

The pros:
* Well, no question, the shower. Plenty of hot water, excellent water pressure! Btw, this is by no means a given in Manila at all. The bathroom itself is ok, very small, basic, no frills. Extra lighting would not hurt.
* Great AC, cooled the room in a few minutes.
* Bed mattress was ok. Strange thing though, the cleaning staff do not make the bed with the top sheet, they just leave the top sheet folded on the bed!
* Furniture ok but aging. Small table with two chairs.
* LCD tv on the wall.
* Pleasant staff, from the receptionists to the security.
* Location: it is about 400 meters from Paseo de Roxas and the start of Greenbelt. Definitely walkable. About 2-min walk from Makati Square with a 24-hr McDonalds and a KFC. The immediate area though is dark and lifeless at night. Easy access from the Skyway and the airport.

Cons:
* No free internet in the room. 170 Php for LAN in the room per day I believe, but free wifi in the lobby/restaurant (with a password).
* Small closet, the bottom half of which was taken by the small fridge. Cannot hang clothes properly.
* I was awakened one morning by what sounded like a jackhammer inside the building! Turned out they were drilling a huge hole in the wall at the restaurant downstairs for a fridge.
* Windows cannot be opened.

The curious:
* There is still a construction site directly opposite the hotel. They were not working when I was there, so it was not a problem. But double-check before you book.
* You will have to sign a no-smoking paper and a detailed lost items "contract" upon checking in. For every violation there is a corresponding steep charge. That is more appropriate for a dormitory, and I have never seen something similar in 20 years of travel. My first thought was that a dormitory/hostel doesn't cost $45-$50 a night.

Thank you for the time you took to write about your experience with us. We learned a few things fro your comments and on some we need only give you the courtesy of a full explanation of the whys and wherefores of our policies. The pros: * Bed mattress was ok. Strange thing though, the cleaning staff do not make the bed with the top sheet, they just leave the top sheet folded on the bed! The top sheet you mean the sheet that goes under the blanket, not the sheet that wraps the bed mattress. That's the fitted sheet. We do make the fitted sheet but leave the top.sheet as its an option for guests., its warmer in the tropics so some like it others don't. * Furniture ok but aging. Small table with two chairs. Looked at some and yes, they are nicked and scratched with use.. Thanks.. Will begin re-finishing to spruce em up! * The immediate area though is dark and lifeless at night. Not entirely accurate. As you mention we are across the street fro all kinds of entertainment and restaurant venues and bars.. But ok, right on our street, we are purely residential and this works really great for us as its quiet enough for a hearty sleep but near enough for fun times. Cons: * No free internet in the room. 170 Php for LAN in the room per day I believe, but free wifi in the lobby/restaurant (with a password). True. Internet costs should be dropping with demand but oddly its not. We need to merely recoup costs to provide and maintain --otherwise our low room rates will have to absorb the costs which we don't want to do. * Small closet, the bottom half of which was taken by the small fridge. Cannot hang clothes properly. What clothes won't hang? A long gown won't thats true but slacks and coats will.... * I was awakened one morning by what sounded like a jackhammer inside the building! Turned out they were drilling a huge hole in the wall at the restaurant downstairs for a fridge. Yes sorry for that, we were indeed constantly upgrading our facilities * Windows cannot be opened. They are double glazed to soundproof so opening them will ruin the seals. But why do you want them open when you got air conditioning 24/7 which you said was cool? The curious: * There is still a construction site directly opposite the hotel. Won't affect us. * You will have to sign a no-smoking paper and a detailed lost items "contract" upon checking in. For every violation there is a corresponding steep charge. For some reason, we attract the type of traveller that totally disrespects linen and hotel property in so many ghastly ways to mention that warning them in advance seems,the only way to keep our linen over the lifespan intended. It's all about keeping our room rates low and needing to keep costs low to effect that low room rate to you. *That is more appropriate for a dormitory, and I have never seen something similar in 20 years of travel. My first thought was that a dormitory/hostel doesn't cost $45-$50 a night. Dorms are longer stays and the linen and such are bound to be outright replaced, and come to think of it, dorms don't give amenities. The contract for dorms are for a lease... The house rules you singed with us are stricter because they apply to one night transients that do all sorts of activity and do things in our inn that they normally would not do to their own things at home. Like put a lit cigarette on the edge of a table.... Use the towel to polish black shoes.... Sleep on pillows with newly dyed hair... And worse --which we can't mention here. Ergo, the House Rules you signed creates awareness that those fresh sheets provided are labored over to keep pristine for you. And the money you paid is to enjoy our facilities not purchase them by ruining them overnight. Thank you and happy travels. Cheers!

"They don't have wifi in their rooms so you have need to go to their cafe or near the reception area to access it. Read their towel policy."
