This hotel is in a perfect location, only about 50 meters from the entrance to Greenbelt 5, which connects to the other Greenbelt malls and eventually Glorietta Mall. No kidding, there is an almost overwhelming selection of shopping and dining in there. Convenience stores are also close by. The area immediately around the hotel is clean, safe and free of the nasty traffic Manila is famous for. The room itself (8th floor) was fine. Clean, bright and well maintained. Admittedly, there was a dead cockroach in the closet, which I only discovered just before I left when doing a last-minute sweep of the room. No living creatures to speak of though. My sister’s room (7th floor) had no issues at all. Finally, your feelings on smoking may influence your decision to stay here. There is no smoking in the hotel, outside the hotel or outside any of the nearby buildings. The nearest legal smoking area is in a bamboo forest a good ten-minute walk away. If you want your partner to quit smoking, book this hotel for sure!

NOT recommended unless you have no else to stay and need to stay close to greenbelt. I try my best to honestly and fairly put in words! what we have experience. 1. Once you arrive you will feel the lobby is dark, smelly and hot. 2. The receptionist is kind and helpful and i feel pity for her to work in such unfavorable conditions, our flight was early, as we arrive we where not accommodated immediately and have to wait for more than an hour since the room is not yet prepared (12:30pm already) 3. Their available guest toilet is only the lower parking area, VERY SCARY!, so dirty and no available lighting. my daughter was afraid of using it but she has no choice. area is also unsafe, we notice a lot of male staff(probably) lurking around. 4. Both their lift are scary, i found no inspection certificate and elevator keep on jolting during movement. 5. Room are old and smelly, there curtain are of the light thin type so when its sunny outside the room tend to be bright and you won't be able to sleep due to room brightness. 6. Toilet are old, dirty and smelly. always the drain overflow and blocked. 7. The liquid soap and shampoo available is placed in a closed dispenser which can only provide you a drop each time you press the dispenser. and you have to be super patient to get enough soap and shampoo for you to use. we recommend buying your own. there is a 7/11 store beside the hotel anyway. 8. Cockroach, everywhere..... 9. Poor Maintenance service, their AC unit is unbearably loud and when asked for maintenance service they did not come. 10. Did i mention cockroach everywhere.

The building itself is old and it shows. But it was clean enough. Stayed for 4 nights while attending a conference. Room was more spacious than I expected with a small dining table, TV with cable channels and an old electric kettle that I didn't use. Bed was large and comfortable. 2 bottles of water and packets of 3-in-1 coffee were provided daily. Towels and amenity kit were replaced everyday as well. Bathroom was on the small side but the shower's water pressure was good and their water heater worked all hours. Liquid body soap and shampoo was provided. Best thing about this place is the location. Right across Greenbelt 5 with a pedestrian crossing right in front of the building. A 7-Eleven was next door, Rustan's Supermarket was a few minutes walk in Greenbelt 1. Lots of options of dining around the area, and you can walk to the main drag of the Ayala Business District within 15-20 minutes.

The room we booked was a suite. It was big enough but the toilet smells very bad. Poor ventilation. No exhaust. The stench creeps into the room. We had to ask repeatedly for a deodorizer that wasn't immediately available. We were transferred to a smaller "suite" that didn't look like one and had to go back to the original room. Only then was the deodorizer provided. There were also small cockroaches inside the unit. The room looks gloomy. The only saving grace is the location.

I have read mixed reviews for this hotel yet I still booked! To cut the story short I was AMAZED and VERY SATISFIED. Why? Let me itemize the reasons of my satisfaction: 1. I booked for double bed and was arranged and even given a big room with a good view of Greenbelt 5. It is very clean. 2. Strategically located, in the heart of the Central Business District and malls. You can easily go to the shopping malls, restaurants and entertainment areas. Just cross the street and that's it 3. Comfortable beds, new and very clean 4. Clean bathroom, big cabinets, working and cool air-conditioning unit, flat TV and with a round table either for dining or work 5. Very strong wi-fi signal 6. Accommodating staffs 7. Last but not the least, very lovely paintings displayed on the hallway, that captivated me, especially that outside my room To set your expectation, this hotel is located at LPL building (one of those early buildings in Makati) and occupies the 7th, 8th and 9th floor of the building. Since this is an old building do not expect state of the art elevator. I will surely rebook at this hotel.
