This hotel and its owner are a scam. To make a long story short. We arrived at the hotel for our 14nights stay and immediately knew something was wrong. The place looked abandoned, dirty, cobwebs, broken tiles, green water in the swimming pool, room looked like a pig stye. We said we’ll stay for one night and then move, but they had blocked ALL OF 14 NIGHTS on my card and refused to waive the fee. We said ok, we’ll make the best of this dump, that was a lot of money to lose. THEN, 5 days later i get a notificatof NoShow from the booking company, with whom i had already lodged complaints at check in. The following day i get a message that they want an extra 30$ per room for our child (for a 20$ initial room price). So basically all the money they took PLUS an extra 30$ per night, that they NEVER HAD MENTIONED at check in 7 DAY BEFORE. This is a rip off to get people to pay exorbitant amounts of money for a dump. We left mid-way through our stay in the end.

Here is the full account of the terrible experience of our stay: We have 10 persons in total with several elderly members. When we checked-in in the afternoon, we already noticed the apartment was not ready for stay, e.g. water supply is not stable, air-conditioned in one of the rooms was down, rooms were not clean, swimming pool was as dirty as a public bathroom....By that time we immediately asked the staff to fix that before we came back after dinner. However, the water supply was still unstable. All rooms in upstairs were basically with no water and hot water supply, at times the tap water was in dirty muddy color. The owner claimed the water supply downstairs were good but that was wrong. Some guests downstairs were in the middle of having shower but the water supply stopped all of a sudden. The problems were so serious that we tried to call the owner but in vain, he disappeared all of a sudden. The local staff were informed but they have no ways to solve the problem and asked us to wait for tomorrow and give them a chance. By that time since it was already late and we had no choice but to stay for one night and immediately move out the next day. We believe the rooms should have been thoroughly checked before the guests move in and that water supply is the most basic thing for an apartment. The comments on the airbnb website does not match the reality of anything there. Imagine that with some elderly and tired members of a group of 10 people, expected to have an enjoyable trip to celebrate Chinese new year and it turned out to be such an awful and disastrous experience, whats your feeling for that? The owner finally appeared again next day but the only concern for him is the refund request. He had never apologized to us for everything we need to suffer. He said we should tolerate in a third world country like Cambodia. But if it is his counter arguments for all the shortages in his apartment, then honestly I don't think it's worth 10 bucks a night. We believe he can communicate with his local staff to verify the above mentioned issues. We later left a comment on Airbnb website to expose our terrible experience, he replied to our comment with unprofessional and poor attitude. He claimed that in the future he will reject all the "uncivilized Chinese'' to stay in the villa. Though, he admitted all problems in his apartment, but only to find excuses so as to avoid shouldering the responsibilities. If anyone would like to experience such an unforgettable travel, and try to learn how to tolerate in a less developed country (that is exactly what the host said), this 5 stars luxury villa is a best choice for you!! The only good thing is one of the staff can speak a pretty good English and try to help and fix the problems we reported, she did try her best even though she couldn't.

We had the pleasure of staying at this beautiful, welcoming friendly villa. They had great communication with us prior to our arrival; arranging pickup from the airport and coordinating our daily activities. We arrived to a wonderful welcome message spelled out on the bed. The hotel villa was immaculate and spacious. The staff were all friendly and concerned with our happiness in a genuine manner, especially Chhaiya. She personally coordinated our transportation to the market, (with THE best tuk tuk driver: Mr. Noun) , Angkor Wat and several other things we asked to do. She even arranged some in room massages and brought us more breakfast food than we could eat in the morning. The hotel is like an oasis. The rooms were the largest we had during our 2 weeks in Thailand and Cambodia. The "real" neighborhood feeling kept us connected to our visit. You will definately be very thankful for the cool pool when you return from sight seeing all day. Overall this hotel villa was a highlight of part of our trip and most definately worth your consideration. Theres a little bit of Cambodia in our heart as well as a tremendous "Thank you" to Kralanh Petite Villa!

I travelled to Siem Reap in a group of 14 people and we had the villa to ourselves. It is essentially a boutique hotel, so it is quite small but could not have been more perfectly suited to my group. We were amazed with the quality of the villa and the service we received from the very beginning to the end of our stay. The rooms are gorgeous, comfortable and kept very clean. The staff were overwhelmingly kind and helpful, and were always available to help us with whatever we needed. There's a great selection of food and drinks, spa services available on request, and the pool was lovely. The breakfast was excellent, and in the occasions where the group had early mornings the staff was kind enough to pack breakfast for us to take with us, completely free. I could not have asked for a more pleasant experience in Siem Reap, and would definitely stay there again!

We stayed at the Kralanh Petite Villa for five days. The primary reason we booked ourselves into this hotel was its consistently high rating across travel websites. However our experience, particularly during the first couple of days of our stay, was underwhelming. One of the USPs of the hotel is the large size of its rooms. However this is also a bit of a problem. The air-conditioners are probably not large enough (or maintained sufficiently) to cool the rooms. It'd take a good hour or so to get the temperature right. The staff tried to keep the ACs running a couple of times while we were away. But that's not a good solution for either the hotel or for the planet ! Having said that, we were satisfied with our room (including the bathroom). It was furnished well. There was also a balcony where we could have our breakfast in peace and quiet. Breakfast is certainly not one of the highlights of the hotel. They have a pretty limited menu. I'm a vegetarian and hardly had anything to choose from (apart from bread). Standard items (such as cornflakes and mashed potatoes / hash browns) do not figure in the hotel's breakfast menu. They did accept my request for cornflakes and stuff. However we were halfway through our stay by the time this change was enabled. Guests need to place orders ahead of breakfast. While the hotel has a larger menu for lunch and dinner, the food will not exactly blow you away. The staff are warm and hospitable. They are eager to help and have this smile on their faces. But communication was sometimes not clear. We were not always able get the message across (while speaking in English). The location could be an issue depending on your preferences for spending time in the evenings. The hotel is situated away from the centre of Siem Reap and there are no restaurants / activities nearby. While the hotel arranges for tuk-tuks, that is an additional expense (USD 3 each way). The good part is that the neighbourhood is quiet and not overrun by hordes of tourists. The hotel provides complimentary airport pick-up but there is no complimentary airport drop ! The hotel has a small pool as well. It appeared to be clean and well-maintained. We never had the time to use it though. Overall, we thought it was a nice place.We liked the staff. However we think there are places that are closer to the centre of Siem Reap, that offer more value for money. If you are a single traveller or a couple looking for a quiet retreat, you could consider Kralanh Petite Villa.

This is a lovely little boutique hotel in a walled compound of only six rooms, with a great pool and compact garden an upstairs dining pavilion overlooking the pool and a fantastic staff led by Rath with the lovely smile abley assisted by Layleang and Koa. They go out of their way to make your stay enjoyable. Breakfast is typical of what we have come to expect, a menu choice of fruit, coffee/tea, eggs many ways with extras, toast, croissant, but well done and ample. It is a bit out of town, but the cheerful Mr.Lay who did our complimentary tuk tuk pickup from the airport will happily drop you in town and pick you up for only $2 each way. He is a careful and considerate driver and we really enjoyed getting around in the comfortable natural aircon of the tuk tuk best way to get around. We had a first floor room with a balcony where we ate breakfast happily delivered to our room. The rooms are clean comfortable roomy with nice linens comfortable big bed and great pillows. Good aircon nice lighting everything works well. A very enjoyable and relaxing stay treated very well. Recommended.

Small boutique hotel in between the town of Siem Reap and the temples. It was recommended by our tour company, and I am glad they did. The rooms are big and very comfortable, but don't expect the full array of facilities that are offered by big chain hotels. What make this hotel truly special is the incredible service provided by their very friendly staff. They made us feel like family. I had put all our dirty clothes in a provided laundry basket provided and one day we just found our clothes washed and folded at no extra charge. This is a kind of service that you don't see even at a Ritz-Carlton or Four Seasons.

We had a fantastic stay in January, 2017 at the Kralanh Petite Villa. The room was great & the staff was wonderful, always very attentive to our needs and arranging whatever we needed. The food was great, both the breakfasts and also the lunches and dinners. The prices were very reasonable.

We stayed 3 nights at this Villa & had occupied all the rooms (6 families). The staff led by Ms. Roak, were extremely attentive, helpful and went out of their way to make us feel comfortable. Here are a few things that stood out for us: Location: The hotel is located about 15 mins away from the airport & the Villa provides free pick up & drop (one cab). It is also a short 10-15 mins ride into the heart of the city (read as Pub Street) and another 10-15 mins ride from Angkor ticketing office (via Tuk Tuk). Facilities: The villa has 6 spacious and clean air conditioned rooms with balconies. They come with a safe, a closet (enough space to stow your clothes away), the basic toiletries & towels. There is a coffee table with a couple of chairs in the balcony (for those afternoon lunches or early morning sunrise breakfast). A very comfortable bed with adequate linen would make the nights comfortable. A kid's area allows you to keep an eye on the little ones, while you take a dip and the restaurant upstairs is great too. They obviously know the city well & are happy to book itineraries in advance. We used their services to book us for all our activities and transportation. It was convenient & painless at no extra charge. The Villa also offers spa & other massages, though we did not try any. Quick Tip: Ensure you order food in advance - since they believe in bringing in fresh food from the market to cook, esp for larger groups Staff: The staff are totally amazing - Extremely polite, helpful and attentive, who went out of their way to help. Right from a wake up call at 4 AM to late night requests for boiled eggs, they have it all covered. Ms. Roak, the site manager is fantastic. She is one of the reasons we will stay with the Villa, if we go back to Siem Reap again. All in, you cannot go wrong with your stay here.

My family which included ( 2 children: 5 years old and 18 months, my husband and mom and dad in their sixties) stayed in Kralanh Petite Villa for 3 nights in January and kicked off the new year with their staff upon arrival. They paid attention to every detail. We were met at the airport with a car seat which was so thoughtful, there was a lovely kids club where I could relax when my children were at play. The pool is very nice and perfect to spend time after a hot day of seeing the amazing temples. They created the most fun atmosphere for the new year and included our family in their celebration. Every member of the staff is kind and willing to help you with anything you need. You feel you are staying at a 5 star hotel but without the stuffiness of a big resort. The hotel is well equipment with every room having a nice bathroom, lovely furnishings and balcony. The food is also very good if you choose to eat at the hotel. We could not recommend this place more. I plan to go back when I return to Cambodia. I would also recommend using this hotel and its manager, Mengly for assistance with your itinerary. They are very familiar with the area and can plan some great excursions for you. I was very happy with the exceptional service prior to, during my stay.
