Kaimana Boracay Beach resort is a boutique hotel situated on Station 3, which is much quieter and away from the craziness of the Station 2 area. James and his staff do everything possible to accommodate your needs and make you feel not just at home, but one of the family. The rooms were clean, the AC worked well, and the place itself is just steps away from the water. It is in a prime location to relax and enjoy some peace and quiet.
If you decide you want to go into town, it's either an amazing 15-minute walk along the powder-sanded shore (great way to work off those extra vacation pounds), OR you can catch a tricycle to the Station Two restaurants, clubs and shops at D'Mall (or wet-market at D'Talipapa) for 100 pesos (about $2). The 100 peso-fare is considered a "special" fare, which basically guarantees that your tricycle driver won't stop along the way and pick other riders. I guess you could also call it a "private" fare.
Now, back to the hotel: We stayed on the second floor and the view was phenomenal.
All in all, if you're looking for a relaxation, quiet, and solitude, tKaiyana is the place to be. If you're looking for noise and action EVERY night (ala Miami Beach), then, this isn't really the place for you.
My only advice is don't wait until you're famished to get something to eat, as they are on "island" time as well as "Filipino" time and might take a while to get your food ready, as it's made to order. But it's sooo worth it.
The Caticlan (and Kalibo) airports are actually on an entirely different island. Once you land, you have to take a taxi to the ferry port, buy tickets and figure out which banca to take to Boracay, and then, once on Boracay, take another taxi to the hotel. All with your luggage. $35 gets you a guy that'll meet you at the airport, take your luggage, and all you have to do is smile and follow him. Trust me. It's worth it....
All in all, one day, I fully intend on returning to the Philippines (and Boracay, of course), and when I do, I'm reserving a room at Kaiyana.

A hidden gem.Suprisingly amazing , classy & well decorated & stylish bathroom it's on the end of Station 3.It's very homey & relaxing. A real vacation treat. The warm hospitality of this lovely young couple ( Julie & James) were priceless. Auntie Grace was very sporty & bubbly.These are the kind of people you want to hang out if you want to enjoy your vacation to to the highest level. We highly recommend this place.Love you guys.Annie , Mike &:family...We did enjoy your company.

Stayed 3 nights at the hotel. Located in far end of Station 3 which allows you to have nice walk after dinner. No loud music or crowds around. Very welcoming hosts. Perfect mango shake. Comfortable bed. Clean room. But... No constant water supply. If you flush the toilet, you dont get water in a tab for next 30 seconds. Can be tricky. Only 1 bath towel. No towel for hands, feet or face. Out of 3 nights got our room cleaned only once. All in all if you are not too demanding its a nice place to stay.

I stayed at the Kaiyana Resort in Boracay for the Christmas week with my son and husband and thoroughly enjoyed our stay. It is situated on the lovely, quiet Station 3 which was perfect for us as a family and far away from the loud party atmosphere of Station 2. The family that runs the resort are super helpful and friendly and catered to all our needs and questions, while the staff were lovely. The food was fantastic and we couldn't get enough of it! We highly recommend the owner's Bicol Express dish - it's the best in Boracay! The dishes are bought fresh that day and are served on banana leaves - a great touch! We loved the exclusive feeling of the resort that has a modern yet classically Filipino style. If you are after an intimate, relaxing stay, then choose this resort. It is great value for money and you won't regret it!

We enjoyed ten days at Kaiyana. It's in the best part of Boracay. The electricity went off a few times with no back up generator. Pitiful housekeeping meant we had sand in our room and no soap or hot water. Hey, the water didn't drain from the shower, flooding the whole bathroom. The staff were genuine and tried their best. All the chairs and banana lounges need replacing. The suite is not a suite, just two rooms connected by outside passage.

Gentle Staff, they makes you feel home even if you're miles away from it! Rooms are near by the beach! And clean! You can can see the Ocean from your bed! We really found friends at the other side if the World!

We stayed at Kayiana for 10 Days in november. We had a rough start with delayed flights and arrived in the middle of the night, tired after a long flight we felt a bit sceptic with the room. Door didnt lock and towels were worn out and stained, when we had a shower there were water all over the floor. The hotel is new and we were suprised that there were so mutch thing in the room that just didnt work. Nowhere to hang your thing, and everytime you sat down on the toilet the toilet lid would hit your back.

Next morning, shower were fixed, door got fixed, they will ask you everday if you want you room cleaned, new fresh towels, breakfast is very basic - coffee, 2 toast and fruit.

So why is it a great choice? The location is perfect, away from the madness of boracay but still ony a 15min walk to the centre, The Girls, Lynn, Bernie and the owners are so friendly and will always do their best to make your stay memorable. Lynn and Bearnie make great burgers and filipino food, room is cleaned everyday and spootless..

Im happy we decided to give it a second chance, with some small improvements this will be the most excellent B&B of Boracay beach.

We just stayed there for the Christmas holidays, hotel is in the most quiet part of the island. Rooms are clean, food is amazing and the personnel took customer service to the next level. Amazing experience, will definetly stay here next time and will recommend it to anyone traveling to Boracay.

Hotel has the best sunset view from the island, wi-fi, 24/7 restaurant, bar, A/C & cable..

nice and good rooms , but nobody will clean here if you are not tell them. no towels in the room , we have to ask for it. one room no toilet paper. we wait 45 min for the breakfast and we order it one day before. nobody clean the table or ask for more drinks.

Dear Mr Bieler, We are happy to hear you enjoyed our rooms, but disappointed that you feel this way about our service. All visitor feedback is extremely important to us, as it enables us to continue to improve so we can provide the best service possible for our guests. Please rest assured, I have had meetings with my staff to ensure quality of service is maintained. Here at Kaiyana Boracay Beach Resort we do our very best to cater to our guests’ needs, which includes ensuring all the rooms are stocked with amenities and clean towels. We do not like to intrude on our guests’ privacy by constantly entering their rooms, so if clean towels are required, an enquiry at the front desk is all that is needed and our staff would happily replace the towels for you. It is our policy for staff to meet and greet guests whenever they emerge from their rooms and to always enquire if the room requires cleaning. My staff informed me that they provided you with towels throughout the day, whenever you requested them, and had also made daily enquiries as to whether your room needed cleaning. Unfortunately, some of the towels returned by you were irreparably stained and had to be discarded. In light of this, we have had to implement a small charge for towels returned this way. With regard to your breakfast complaint. It is regrettable that you had to wait. However, we hope you understand, that our kitchen is extremely small, which makes it challenging to have to prepare large numbers of meals at the same time, as was required of your party of seven. We did ask your guests if they would like to begin breakfast first, so as to stagger the cooking times, but they preferred to wait until you woke up, which resulted in us having to prepare all the meals in one go. We therefore, request of our guests some patience, as all our dishes are individually and freshly made daily. We would like to note that you made constant requests for additional breakfast items that were not actually part of the set meal, nonetheless, our staff catered to your requests without any additional charge. We would like to thank you for staying at Kaiyana Boracay Beach Resort and appreciate your feedback.

Located on the beach just before the last bar on the beach at station 3 the quieter end of the island.
24 hour staffed bar and restaurant. The food was amazing and very well priced compared to the other restaurants visited.
The owner Julie was lovely, made us feel very welcome and full of tips on how to make the most of the island. Felt right at home. Staff met all our demands even the obscure ones!

Really enjoyed my stay, it is a new establishment and you can tell they are working hard to get things right.
If you want a place away from the bog standard hotels with a more homely yet boutique feel this is the place for you and be ready for the amazing sunsets!

You can't go wrong with the Sea View it's amazing. The windows are tinted so nobody can see in. Views from bathroom and bedroom it's superb.
