Stayed here five nights.
The staff are friendly and attentive and honestly try their best but this hotel is in serious need of a makeover.
The entry/reception area is dim and unwelcoming, our room was so dark you could hardly see, the bed sheets/towels were tatty and almost threadbare. I’m sure we had insect ? eggs in our bed the first night, the maid came straight away and cleaned/sprayed the room saying they were debris from the ‘old wood’ dado rail.
The bathroom/shower was grimey.
The pool was filthy and full of leaves/twigs etc, as was the pool area.
The pathway leading out to the street towards the beach led you through a small alleyway which was very dirty. Either side of the pathway the land was littered with garden rubbish/old furniture and other waste.
There are numerous stray cats in the grounds.
They seriously need to clean up their act.
Only gave a two because of the staff, and location is only 2mins walk to the beach !

This review could be very long , starting with the hige list of what you can not do . As an example no eating or drinking alcohol in your rooms , no washing and a list of everything that may go wrong and how much it will cost. I hadn’t passed check in when I’m already annoyed that they are telling me that on a beach holiday I can not wash my clothes , or enjoy myself without being fined . The room looks like it should have been renovated at least 5 years ago. The aircon worked pretty well . Window that would not close and a dampness made it a mosquito heaven . No wifi in the room only in reception , and a pool with no furniture to sit around . I feel the owners have thought of everything to make you not want to enjoy yourself . Then breakfast , at 8am everything had run out including bread , the staff had to be forced to get some bread , the toaster did not work and had a que lasting 5 minutes for toast .

On the plus the location was fantastic and there are great bars and restaurants nearby. However as a relaxing experience it failed big time . A picture of some of the rules given on checkin .

I stayed here 5 years ago and it was ok.
Since then the hotel has gone down hill.
70 rooms in this hotel maybe 5/10 rooms taken.
Breakfast all by ourselves and it’s not even worth eating not even eggs.
It’s obvious the owner has given up.
It’s a shame as the hotel is in one of the best locations in Boracay.
Bathroom was broken and in need of a major clean. Such a shame the hotel could be something nice. And as much as I want this hotel to be nice. It’s just not.

We’ve been to Grand Boracay years ago, so i booked it again this time because i was very satisfied with our previous stay there.
As usual and expected, our stay there was again worth it.

Great location, it’s in the middle of D’mall, a short walk away from Station 2 White beach.
A few meters away is the Mcdonalds and Andok’s if you’re on a budget.
A few meters away is Aria if you crave for pizza and Italian food, although it’s a little bit pricey.

The room rates is a bargain, that’s inclusive of a sumptous buffet breakfast.
The rooms are big, comfy bed, good water pressure with heater and the aircondition is very good.

The pool is relaxing and clean, we always take a dip there after our beach sorties.

The staff very friendly, helpful and accommodating.

You can’t go wrong in checking into Grand Boracay.
We’ll be back for sure, again and again :)

Very poor. They made guests wait for long hours even rooms is available. They will ask for additional fee of 500 for you to be able to check in earlier. They we're inconsiderate on thei guests unless you give money

Stay away from this place at all means. Even if they call themselves a resort they are nothing near to the meaning of the word.
They have a nice pool where 99% of the guest will be denied access. The reason is because the "only swimming trunks" rule. They have not a clue of the meaning of swimming trunks! They want you only to wear speedos and nothing else. Not a single tourist wears these anymore.
We refused and a big show started! First the "guards" by the pool, asking us to leave. As we did not do, the person on duty came to say the same, no further explanation only that we wear not the "appropriate trunks". She mentioned general manager and assistant general manager were in a business trip in Manila. Out of sudden the ruddiest and mannerless people appeared. First a terrible unpolite guy screaming at us like crazy that we dont have the appropriate clothing. Then it went in to the woman who treated us as never anyone else in any country we've ever been in. Screaming incredibly, shouting to us, pointing with the finger and disrespecting our nationalities calling us stupid ignorants from Europe who don't know what trunks are. It is when it turned violent from her side that we asked to call the police. Big drama! Thankfully police listened to us and told us the way to further take this complaint to the highest authority we can.
Please also be aware that they claim to have this strict policy where any miserable stain is found on a towel they will charge you a fortune for it. When we entered the room the first we did out of curiosity was to check the towels and there were black blotches everywhere!!! If we had not checked they would have tried to charge us a fortune for something we weren't even responsible for.
Also bear in mind that even though they advertise they have rooms that fit up to 4 people this is not really true. We were 3 people who booked a room for 4 people and been given a twin room for maximun of 2 people. Went to reception to change room and again big drama! I had to show the receptionist the pictures of the rooms they have in their hotel advertised in hotel booking websites to get her to believe me that what they gave us was wrong and that they in fact have at least triple rooms. After the obvious that pictures speak better and say more than words, they could not do anything than giving a proper triple room and not the double they tried to squeeze the 3 of us in. Unacceptable. This hotel should be banned to even exist and we do not wish anyone to have the same experience. Please do avoid! Even if this is your last choice don't worry as you can find on the very same day you arrive plenty of better accommodation even in peak season as when we came. Horrifying experience, that's the description of our stay.

The worst hotel I ever stayed. If you are considering a vacation that you want to experience the following,then book to this hotel.:
1. Eating breakfast with many cats roaming around.Yes,small and big,black and white,name it they have it.Just ask the receptionist!?!
2. Paying for a small coupon that you need to present during breakfast. If you happen to lose them you need to pay php400 even if you paid it already!much more expensive than an affidavit of lost.Stupid! Ridiculous! Double jeopardy is it not?!?Maybe they havent tried having a master list of their guests!!!So they merely depend on small coupons..so be careful,otherwise you'll end up NOT allowed to eat your PAID food!good for them sorry for their guests!!thats an unbreakable rule they implement!
3. Sleeping in the room while mosquitoes roam around also!How big?!?try and experience their annoying sounds!zzzzz in your ears,eyes,face and legs!!!good music ryt?!?
4. Staffs that are so mean!Need to ask assistance and consult from higher court(?!?)no matter how small your concern is.
5. Too many dont's and charges with their stupid rules as if you are a school child disciplined by your parents
6. Go for breakfast at 9am and you'll eat food as cold as baguio.
7. If you want all this things for you to experience,go ahead book with this hotel,just bring your antihypertensive drug in case something might happen..you might not be taken to the hospital because they have stupid rules to follow and still needs to be approved.Goodluck!

We arrived after a 12 journey from Puerto gallera. We hadn't booked anywhere to stay and it was getting late. We saw a sign stating 2500 pesos a night. Once there we were told it was 3500 peso a night. We were both too tired to argue so booked 2 nights. The 1st night was hell being kept awake all night by loud music and partying outside our room. Eventually I told them to shut up. breakfast was disgusting. Nothing fresh. The hot food was cold, all we had was toast and coffee. Second night we were kept wake again by shouting and crying. Reception and security were not interested. We didn't bother with breakfast the second time. Room could to with being updated as it was worn and shabby and the sun loungers around the pool were filthy. All in all I'd rather sleep on a park bench than spend another night here

I am banging myself on the wall for not reading some of the reviews here. This place has a very strict set of rules all of which are evil traps to extract large sums of money from the guests.
The first and most immediate one is the stained towels that they give you that you later get accused of staining yourself.
The swimming pool allows only brief trunks. Any other type is forbidden and that is why it is always empty because those sort of short trunks are not even on sale anywhere.
We saw dozens of people attempting to enter and getting kicked out so the pool remained permanently empty. There are a lot of other things but trying to forget

Our stay started with the wrong rooms which they refused to change and said it was our fault because we booked through Agoda. Management were sleeping at 2.00pm check in so we couldn't speak to them. We asked every day to change rooms but they refused to upgrade us to the rooms we booked and paid for.

It's one of those places where the focus is on trying to get extra money from you by fines and you feel nothing but an inconvenience to them. You can't swim in that pool with board shorts as board shorts make the pool too dirty. Really.... I only saw three people in the pool over a week due to this ridiculous rule. There are signs up everywhere advising of the fines you'll have to pay for breaking the rules. They fined one couple US$25 upon check out because their key was wet. There was rubbish on the steps on the day we arrived and it was still there one week later upon check out. There are many better options in Boracay.
