My wife and I stayed with Ann guesthouse for 5 nights, we checked out on April 1st 2012. We booked a family room for ourselves. Our room is located on the 16th floor.
All the reviews by fellow tripadvisor users hold true to Ann guesthouse, it is 100% worth very penny for it's location, which is so near to Hongik university subway station. Ann guesthouse got the best wifi, top notch, and it's endless of tv channel available to us. They have PC for you to use as well. There is a 24 hours KFC nearby and of course family mart too.
However there are a few pointers I would like to share with those who are going to Seoul for holiday, especially my own people, the Singaporeans.
Pointer number 1: if you are a shopperholic like myself, you might want to stay in myeongdong area. Because myeongdong is a shopping paradise for Singaporeans who love skin care products, fashion clothing, and lots of makan places aka restaurants.
Pointer number 2: if you are into cheap bargain clothing and accessories ,Hello Apm,doota, migliore, U:US shopping mall, you might also want to stay in myeongdong area, because dongdaemun is only like less than 3 stations away, and you are on subway line 4 all the way. Hongik university is at line 2, and from Hongik to dongdaemun history culture station is like 9 stations away !
Pointer number 3: walking to the subway and changing subway lines is not fun at all, regardless which district you are staying. Seoul subway is way more extentsive as compared to my Singapore MRT. climbing of staircases and walking to board the train, is no joking matter.
Pointer number 4: I would like to suggest to Ann guesthouse , if they are reading this review, I would like to advise them to change their window blinds, because the window blinds in my room were unable to shield the sunlight from outside. After a late night shopping, the next thing you want is being woken up at 7-8am, due to the sunlight penetrating into the room. We had to use eye shades in order to sleep till 10-11am.
Pointer number 5: the beds in my room is not that comfortable, if you are traveling with your folks, they might not be able to take it.
lastly, My piece of advice to all Singaporeans who wants to explore Seoul and on a tight budget , this is the best accommodation you can get in Seoul. oh, one more thing, if you are traveling with your wife/girlfriend or any female companions, Ann guesthouse bathroom might not up to the girl's standard.
You should know what I mean yeah !

We arrived in Seoul on 21 Nov n checked into another popular guesthouse in the same building as Ann was fully booked for family room from 21-23 Nov.
The other guesthouse was bare minimal. It was nothing like what was shown on their website. Though there was wifi, it was not working. Make shift bedsheets that didn't fit the mattress. Laundry was chargable. No fridge no microwave. The worst was, with night time temperature at 4-5 degree Celsius, the was heater not working! We were told it was central heating and was beyond their control. We were very disappointed.
With the earlier experience, when checking into Ann Guesthouse fr 24 Nov onwards, we were not optimistic since both are in the same building(where heating problem is concern), charged the same rate and I read some where in this site that these 2 guesthouses are similar.
We were very wrong. We arrived at Ann well before the checked-in time and the room was ready. Ann personally showed us to our room and guided us thro the various amenities.
What you see on Ann's website is exactly what you get. The room was clean, nicely decorated, very cozy. Even the central heating problem was solved. There was a portable heater!
Location is excellent; basic breakfast is provided; free n working wifi is available in the room; utensils, cutlery aplenty; fridge, microwave in the room; Ann would pick up our laundry everyday at no extra charge, wash, fold and send them back the very next day! Ann n husband were always friendly, helpful and obliging.
This is the kind of place you would want to return to after a whole of sightseeing just like you look forward to returning home. I strongly recommend this guesthouse and will definitely pick Ann Guesthouse over any branded/starred hotel should I visit Seoul again.

Writing this review mainly to tell Ann (the owner) how much we loved her place and appreciate her hospitality :)
Traveled with friends (we were a total of 8 people). Obviously, since we were many (out of which only one has previously been to Seoul = no experience whatsoever!), we all had different opinions on where we should stay during our 5-day trip. My group even had to allocate one dinner meeting just to narrow down our hostel choices. After doing a poll, we ended up booking with Ann Guesthouse (which we did super fast through email), and none of us regretted the choice!
First off, location was just excellent! Ann GH is located in the Hongdae/Hongik area, which is a good choice for us given that we're all yuppies :) And, as advertised in the official website, the hostel was conveniently accessible by subway, straight from the airport! :)
Secondly, true to form, the pictures advertised in the website show the real state of Ann's rooms (some places advertise nice pictures but when you get there, it's as if the photos came from some other brochure elsewhere).
Third, but most importantly, Ann is just the greatest hostess ever! She'll gladly give recommendations on the best places to dine and shop, even to the point of calling specific store/branch we intended to visit just to check their operating hours for us! Also, she does laundries even without us having to request (on top of cleaning our mess every single day!), and delivers a fresh loaf of bread every night.
You just gotta love your stay here! :)

Good price, clean and spacious room, perfect location. We stayed there for 6 days in a 4 persons room last week, all of us are very satisfy with the guesthouse. There are plenty of restaurants and shops nearby.We will never look for other guesthouse if we have chance to return to Seoul.

Stay at Ann's Guesthouse for 2 weeks during Spring. I really enjoyed my stay here. Conveniently located right above Hongik Station. The place is really clean as Ann's husband vacuums the place, cleans the toilet and empties the trash everyday. He does it in the afternoon while everyone was out, so everyday after exploring you'd come back to a really clean environment, excellent. There free wireless internet as well. Free toast (jam/butter) for breakfast everyday. A stove, hot/cold water dispenser so you could actually cook a meal or just have instant noodles. Beds were comfortably decent. We'd get new clean towels daily. Got to meet interesting people from Thailand-Turkey-Korea etc. while staying in the dormitory room. But the best thing that Ann provides is that they do your laundry for you! You just have to leave them in a basket and they'd wash, dry them and return them to you the next day. There's an ironing board and iron provided as well. I paid 20 000 won/night. This place is the best value for money ratio imo. I wouldn't recommend this place to others only because there might not be room for me to reserve in future if i revisit Korea.

Excellent place!
Location:
1) Hongik Universtity Station (Line 2) is just at the basement of the building (one of the elevators of the building brings you directly to the basement), which connects you easily to a lot of tourist place.
2) Lots of restaurants, convenient stores and local boutiques around.
3) Safe neighborhood, the place is still busy even at 12mn
3) Bus station going to and from the airport is just less than 30 meters away, bus arrives every 15 mins for 10,000 won per person
Value For Money:
1) basic breakfast (bread, butter, jam, tea, coffee) provided.
2) Bottled water is free
3) Free laundry, just leave your dirty clothes in the laundry basket
4) Washing machine is available if you want to wash clothes by yourself
5) Kitchen Utensils and Stove are available
6) Room is big enough to accomodate 4 people (1 king & 1 double deck bed)
7) Free Wifi & use of computer/TV inside the room
8) Heater and aircon is available
The place is clean and very well maintained. Ann & husband are very accommodating and very nice.
Thanks Ann & husband, we enjoyed our stay! We will definitely stay again in this place.

Stayed here for 8 nights, and what a great 8 nights it was!
The rooms were very clean and spacious enough to fit in 8 of us (at times, 10), the beds were comfortable, the location was excellent (right smack on the inner circle line 2) and so accessible by train or bus from Incheon Airport. There's free wifi/computer to use in the room, and Ann supplies bread for you to toast if you so wish.
The only drawback I can see is that there's one bathroom shared between everyone in the room, so if your room is at full capacity, you might have to time your showers strategically. But if you're looking for something affordable, no-frills, and you don't mind sharing with and meeting other travelers, this is the place for you.
Tip to all: when traveling by train from the airport to Hongik Univ Station, I'd recommend exiting by exit 2 instead as there are escalators there (exit 1 is a flight of stairs). Come out of exit 2, walk in the direction against traffic to find the Dunkin Donuts, and that's your building.

I booked Ann's dormitory for my brother-in-law, who has his own standard for accommodation, and we were both blown away by this Seoul's best kept guesthouse secret.
Firstly, you couldn't get any location better this - right smack near the main roads, bus stations (easy access for airport limousine) and subway station (Line 2 is the circle subway line, a prime line in Seoul). The nearest station - very, very near in fact - Hongik University stations now also has access to Airport Express Service (AREX) so that's a +1 for public transport accessibility.
Second, easy access to entertainment, cool cafes/bakeries, and other unique food establishments. I'm a resident of Seoul for 4 years and half and Hongik University area is definitely one of my favorite. Imagine wandering all those little cafes and eateries just few walks away from Ann's guesthouse, any time of the day at your comfort sans worries of having to commute with subway/bus.
Third, Ann is charming and her hospitality is a class of it's own. I originally booked a night of stay at Ann's but we were blown away by the room (modern, comfy and clean) and requested for 4 more nights. Ann quickly accommodates us but since her place is fully booked we only get 2 more extra nights, which is more than enough to recommend this guesthouse to everyone visiting Seoul.
I can't speak in details of the amenities since I didn't stay here, but my future guests is definitely staying here.

I Stayed there for 2 weeks, then another 2 nights upon my return to Korea.
The Dorm is extremely clean, have friendly people staying there and is affordable.
The location could not be better, on a rainy day you can walk to the subway without getting wet. I have made great friends there who I still keep in contact and will meet in my home country. Very reasonably priced, with free Wifi, laundry, towels and A/C. I was worried about the temperature inside the guesthouse on a hot and humid Korean summers day but it was perfect for sleeping. Ann and her Husband are extremely warm people, could not ask for better people to run a guest house. Without doubt i will be back.

I booked our stay at Ann Guesthouse through their website http://www.annguesthouse.co.kr/, which is available in English, Korean and Japanese. All the essential infomation such as how to get to the guesthouse and rates are available through their website.
When we arrived, to our pleasant surprise, the guesthouse was right in front of the bus stop. As we arrived before the check in time, Ann (the host) offered to store our luggage while we went for breakfast. There are many eateries and restaurants just accross the street, from fast food to traditional korean food. There is one eatery which we like that offers BBQ beef wrapped in fresh veggies and serves rice wines and beers. The guesthouse is located directly beside Hongik University Station which makes travelling by subway really convenient.
The room we stayed at was clean, big and able to accomodate up to 8 persons. However, I would recommend fewer than 8 to stay in a room as there is only one bathroom. There is a private kitchen (electric stoves, microwave, fridge, bowls, plates, cups and utensils), computer with internet connection and free FREE laundry services. Towels and hairdryer are also provided. The complimentary brown rice tea they provide was also refreshingly good. Not to forget, bread is provided and replenished/replaced everyday. Water both hot and cold is also provided. They also clear your trash daily which is essential when you stay many days. As the room is password locked, it is important you ask the host to re-set the password to maximise security.
This was not our first time visiting seoul, hence we didnt require much assistance getting around. Neverthesless, when we needed to locate the nearest Korea Post, Ann printed out a map to direct us. Also, when we needed a weighing scale to ensure that our luggages were not overweight, they provided them immediately. On the day we left, she gave us little teddies wearing traditional korean costume handphone strap and a thank you card which brings our experience there an unforgettable one.
Therefore, I urge all of you visiting Seoul to check this guesthouse out.=)

I don't think Ann checks tripadvisor for reservation enquiries. She has a website - just google ann guest house and select English on her site. She also has a yahoo email address. I don't think I'm able to paste it here for you due to tripadvisor's guidelines.
